I am saddened by our experience; however, I hope that our experience may help others. (i) please download all documentation including a signed copy of your lease, keep in secure location (ii) carefully document the apartment condition in a detailed manner upon move in and take pictures (iii) take pictures upon move out (iv) 30 days before the end of your lease, notify the apartment complex in WRITING. I need to stress this because solely verbal notification may result in the 'undocumented' notification not being honored, a very costly learning lesson for us (v) see in person and agree to the apartment complex that you are scheduled to move in to (to avoid unpleasant surprises) (vi) save an invoice of any cleaning services used. For example, we paid $150 a month in cleaning services to maintain our apartment in good shape as we are both busy, yet very organized individuals. Much to our surprise, we were charged 'excessive cleaning fees' among other fees, upon move out. Originally, I gave the apartment complex 5 stars during early experience, and after an incentive was sent to current residents to leave a review (leading to points toward a gift card for current residents); however I am very disappointed in our experience and treatment at the closing our lease. While some members of management were helpful and friendly, others sadly issued threats instead of showing a desire to help. As a brief example, a package was mistakenly delivered to a locker instead of our front door (as I requested in delivery instructions). After seeking help from a office member, I was told that I must pay any fee for cleaning due to a food package being left (no offer to help me locate my package). I was flabbergasted at the rudeness, especially as I did not sign up for a locker service and specified delivery to my front door. I hope improvements may be made, and fairness and kind treatment to all tenants are achieved in the future.

We chose Stoneridge because of the location not knowing that there are other rental housing options that is walking and biking distance if you work in and around Stoneridge Mall Road. Marvaneisha helped us through the process as we were coming from the Peninsula with a 6 month old baby in tow. We requested a quiet, one bedroom unit that was not near any pools or the freeway. On move-in day, I received the keys from Sierra and was informed as to where my covered parking space would be. As I entered the unit it was spacious and clean but as I walked outside onto the patio, I noticed that one of their dumpsters with accompanying bins was flush/parrallel with our patio. The individual who decided it was fine to build a dumpster receptacle so close to a unit should never be in charge of making any future decisions on anything. I then went to find my space and park my car but the location I was told where it would be wasn't even close to its actual location. It was actually quite far away so I called to request a closer space to our apartment but was denied my management. If I was disabled or provided care for a disabled individual this would have been unacceptable. It's like they don't know where they work or they just don't care which I feel is both. After a couple months into our lease term is when the construction projects began. Carport painting to pavement construction to tree trimming to landscaping to roofing to dry rot repair all occurred within a 13 month span that coincided with its change from Greystar to Holland. They say it's a testament to the improvement of the community which is true but they did not care to give these contracting companies strict working guidelines when to work. They started as early as 7:30 a.m., stopped around 6 p.m. and even worked on the weekends causing incomprehensible amounts of noise along with the frequent dumpster slams. When I reached out, Sierra responded with a paragraph just explaining the purpose of these projects completely missing my point. Even hotels give strict rules to companies who work on-site to keep guest disturbances at a minmum. I understand these projects are infrequent and we were unlucky to move there during that particular time but that property needs constant maintenance. The types of trees on the property are constantly covering the ground requiring leaf blowers to come at least once or twice a week and sometimes 3-4 times a week which is really frustrating with a young child. Their maintenance team is responsive whenever I had to make a maintenance request through their resident portal. The only problem I've had with them is at times they drive their golf carts too fast especially around corners and specifically the street near the side gate. On one occasion they parked their golf carts right next to each other, like how police vehicles park when they talk to each other blocking half of the street. We were anxious and really looking forward to finally moving out. I cannot stress enough how important it is to give them 30 days notice in writing. If you call and leave a voicemail, they will ignore it, deny it and delay sending the paperwork. If you email them or stop by the office to verbally let them know that is still not good enough and they will charge you their month-to-month priced rent for the extra days. They will try to charge you excessively for cleaning, painting and reglazing so make sure to have photographic documentation on everything. They will nickel and dime you with an administration fee and an actual move-out fee which is just sad. I shutter to think at the amount the move-out costs would be after multiple lease terms. A $500 security deposit wouldn't even cover a 1/3 of it. I've been a California renter my entire life and have never experienced anything like Stoneridge.

Been a tenant for more than 3 years. Very responsive management team (Marvinisha, Hector) and maintenance crew (Freddy). Concerns are taken seriously and the team will ensure appropriate actions are action in a timely manner. Majority of the time within 24 business hours. Emergency services after business hours are within my expectations. They make sure tenants are being taken care of. I am so happy to see they are taking efforts to renovate the pools and gym facilities… ?

I had a tour this Sunday and I would have to say the best part beside the property is the friendliness of my tour guide Cameron. He was very helpful and answered all my question in a professional manner. The tour felt welcoming and overall the apartment complex was beautiful.

It's nice. A friend of mine lives here. Only one problem. They are constantly do major construction projects. Example? Roofing. Been going on for nearly a year. The roofers start hammering at 6am. Monday through Friday. If you're looking to become an early riser and lack the motivation to become one, rent an apartment here and the roofers will help you train.

I have been staying at Stoneridge for the last one year and the experience has been really pleasant so far. Recently, we had a maintenance issue where our bedroom and living room got flooded with water because of a faucet malfunction. The maintenance staff (Frank, Jesús and Freddy) were really quick to respond and helped bring the situation under control. Freddy explained how they were going to go about the repair work and replaced the faulty faucet. Thanks so much guys!

had an issue with my online portal, called the staff and they were prompt to respond and resolve my issue. very friendly and I appreciate their assistance. the technicians here are also very quick to respond to my work orders (sometimes it may take 1-2 days, but they are a large property so I understand). recommending stoneridge to my friend moving out of state.

Terrible and unethical management team. We moved in with carpet full of steel nails. Floor was full of dirt. Kitchen cabinets smelled awful even tho they repainted the cabinets.

I am a former resident, and I moved out nine months ago, and here is my review:I will start with the good sides of the apartment since it’s pretty short.1) 24 hr decent gym2) Dog spaAnd that's about it.As for the downsides, though, I could write a whole term paper, but I will keep it short here.1) I have never dealt with shady management like this one before. It started when we were about to sign a lease, and Sierra tried to give us a different apartment complex than we saw first. When we told her, she argued that this was the only apartment type here. We did not like how the apartment looked for the price, so we were going to walk out, but the Manager came in and said they had the same unit we saw available. I should not have ignored this red flag, but oh well, you live and learn, I guess. The whole management team is shady, rude, and unhelpful. I can't stress this enough, especially Sierra and Hector. They can’t answer a simple question without lying, almost as if they don't know the basics.2) Do not add the Valet trash service. It is a scam!!!! They don't pick up your trash, which overflows, and they have the audacity to charge trash over-filling fees for the garbage they did not pick up. I tried to talk to the leasing office about it, and they said they couldn't help since we signed a contract, lol. So we started to take out our trash and still pay 20$ a month for the service.3) the whole apartment is infested with bugs and rats. I mean, anything you could think of is there. I was walking my dog, and my dog found a dead rat under the bushes, and it was there for at least a week.4) It’s not safe there. When we were living there, the back gate door broke at least five times, and it would take them months till they fix it. They left the gate open while repairing it, and we almost got robbed. When they finally tried to fix it, they used duct tape… a freaking duct tape to fix a gate; at least use gorilla glue or something, lol.5) the neighbors sucked over there. They won't say hi or hello, but they will always stare at you. We had a very loud upstairs and tried to resolve it with the leasing office, but you know the answer already, they did not care, and they did not help.6) They will charge you thousands of $ after you move out for a repair without showing any real receipts or invoices. If anyone plans a class action lawsuit against them, please count me in.That being said run away from this place!!!

I initially had high hopes for Stoneridge Apartments and would have given them 5 stars. However, due to the unethical management team, I can only rate them 1 star.When we first moved in, the staff at Stoneridge Apartments were friendly. Unfortunately, the apartment we received was in poor condition. It hadn't been properly cleaned after the renovation, and there was dust and screw nails scattered across the floors and carpets in every room. Despite this, we decided to clean it ourselves because of how well the staff had treated us, and the fact that the appliances were brand new. We didn't complain about the initial state of the apartment.We were fortunate enough to find a new place to move into before our lease ended, so we terminated our lease early. To do so, we had to pay a termination fee of $5980. We went above and beyond and cleaned the entire apartment, including the appliances, and even repainted areas with matching paint provided by the maintenance team. The apartment was in better condition than when we moved in.Here's where things took a turn for the worse. Stoneridge Apartments tried to charge us $245 for cleaning, $100 for carpet cleaning, and $350 for "partial" paint. They even attempted to double charge us for the termination fee we had already paid. We had to make multiple calls to resolve the double charge issue.According to the Lease Contract Buy-Out Agreement, which both parties signed, we were not liable for any of these fees. The agreement clearly stated that with written consent and payment of the termination fee, we would not be held responsible. When we informed the management team about the written consent we had received, they tried to redirect us to a different section of the contract, specifically section 50 on cleaning. However, this section merely states that we must thoroughly clean the dwelling and follow move-out cleaning instructions if provided. We complied with all cleaning requirements, but they still insisted on additional charges.We provided them with all the necessary information, and they responded by saying they needed to consult with their superiors. It's disheartening that Stoneridge Apartments would treat their tenants in such a misleading and unfair manner. The unethical practices of their management team have completely soured our experience with them.Additionally, I would like to mention that Stoneridge Apartments use Central Billing to collect these additional fees. The problem is that while Central Billing is constantly calling us and pressuring us to pay, Stoneridge Apartments failed to address our questions and concerns. We found it frustrating that they prioritized collecting money over providing proper customer service and resolving the issues at hand. Despite numerous attempts to seek clarification, we were left waiting for a response, which only added to our dissatisfaction with the overall experience. It's incredibly disappointing that they seemed more interested in collecting payments than in addressing the legitimate concerns of their tenants.

CRAZY EXPENSIVE FOR THE ABSOLUTE GARBAGE CUSTOMER SERVICE AND PROFESSIONALISM.I actually very much enjoy the physical apartment and complex. There are maintenance issues here and there that are fine to overlook.What makes this place so bad is the HORRIBLE MANAGEMENT of this complex. They have ROUTINE FAILURE TO COMMUNICATE EFFECTIVELY (hard to get a hold of, no follow-up communication on construction projects that impact your home and schedule, sometimes GHOST YOU OUTRIGHT). I went in today to have my complaints heard and was treated VERY POORLY; one of their office employees outwardly CUSSED AT ME IN FRONT OF MY 10-MONTH OLD BABY while their manager sat idly and said nothing about this.In short, this property management cares nothing for its residents. Just a greedy money grab, which is too bad because it’s beautiful here.

Update 6/13/23; the email address the business gave in their response does not appear to be valid as my contact is bouncing back. What a joke.I left it 6 months after moving out to review so I could calm down and leave a balanced one. I'm calm but I don't have the energy to list how disappointing this place is. I would love to know what the folks in the leasing office do all day.Maintenance team were great.

NOISY, UN-INSULATED AND EXPENSIVE.UPDATE: it only got worse!Don’t expect them to fix anything. Water heater started knocking loudly when it got colder. Maintenance told us to jut deal with it offering no solution. I can’t sleep at night anymore. Our kitchen counter outlets are broken and they didn’t fix when asked. All windows are single pane so no insulation. High ceiling mean expensive utilities since windows have no insulation. In winter the humidity condensates on the windows indoors causing water damage to wood. In summer heat is unbearable unless you figure out how to put blackout curtains over the cheap slat blinds that break when you live them. (Oh and each one you break is $3).The circuit breaker was painted shut when we moved in and when we asked to have it opened they said they would do it in an emergency. Floors are visibly uneven and fridge leans forward. Patio floods when it rains leaving 1-2in standing water that doesn’t go away unless you sweep it. Again, they refused to fix. Video of what you get to look forward to hearing all night attached.Edit: new management is terrible and greedy. They are very shady and unclear with how utilities are calculated and charged. As soon as they took over they asked us to increase rental insurance $100K while cutting maintenance staff and forcing us to pay via physical check for months because their pay portal was not set up correctly. Valet trash is a mandatory fee yet they only come by every two weeks if that. Ants have been a recurring problem. I have lived in many apartments and while they all had issues, none have been on the scale of this complex. RUN!!!
