This place is a dump literally. No place to park. Disgusting dirty room,rude front desk lady. No emminidties, no microwave, breakfast, or room services. The toilet plugged up the first day and remained that way for two days the whole stay. Felt unsafe...blinds with 2 inch gaps, no smoke alarm or carbon detector, door with a inch gap around the door, no extra door lock. Was in a secluded area. When asked to change rooms, was told none of the rooms had power due to renovation. No wifi either. They would not budge on an upgrade. Even though we were not told of the renovation when we booked. They have no one on site after 8pm. You get a 800 number to call if you have a problem. Order food from the hotel next door, they call it room services. I call it uber eats. Don't waste your money on this place. Motel 6 is comparable. Sorry to say but true.

One of the worst hotels I have ever stayed in. There were 2 cockroaches, the room had an "ocean view" but only if you stood between the bed and the window, the blinds were broken, holes in the drapes, the staircase next to the room was closed so we had to go down to the end of the building, walk up those those stairs, then 3 more sets of 2 stairs each. When my 71 year old husband complained it was too far with no elevator, he was told'it's not that far'.No place to plug in your phone, the carpet was filthy, so much so my feet were black from walking on it.The noise from the freeway was louder than the ocean. Had to sleep with earplugs and a pillow over my head. They did say they were remodeling annd to come back when they are done.Noteworthy details: You can see the ocean but can't easily get there. The freeway is less than 100 yards from the hotel.

I recently stayed in the Found bed bugs On my pillow next to my head we ran out of there fast. Left close suitcase everything it was infested.

I'm a disabled veteran escaping an abusive marriage and I'm basically dangling at the end of my rope, knot untied. I asked them to let me pay at the end of my stay so I can have a place to live while I find a job and relocate out here. Juan was so helpful and let me have a room. An hour later, I got a call from the female manager telling me that because I couldn't pay up-front, I had to leave. I'm now going to have to sleep in my car as I can't find anywhere else to go. So, instead of becoming a productive member of the Pismo Beach community, as I would've, had she allowed me the small favor of paying when my VA Disability check hit, I'm now numbered among California's homeless.I do want to say, though, coming from a beach town in NC and having seen a lot of beach hotels, it's a decent beach hotel. The view is amazing and the room was cute. It was clean and well kept. I was immediately charmed by it and would've really enjoyed staying there.

The only thing this hotel has going from them is the view of from the property. Other than that, PLEASE STAY FAR AWAY FROM THIS HOTEL!!! The pictures are not what the hotel and rooms look like!!! The conditions were appalling. The rooms were not clean, the water stunk in the shower, did not get hot, the fridge didn't work and all of our food was spoiled, the shower so moldy and dirty my husband refused to use it, the windows were sealed shut with layers of paint, there's no air conditioning so there was no air flow, there was mold/fungus on the baseboards, the sheets had spots on them, the room stunk badly, we got air freshener, they gave us fans, but it wasn't enough. We stayed one night and couldn't bare to stay the second night and left about 10 pm. Lastly no beach access nearby! Tried to dispute the charge because they wouldn't give me my money back and they keep lying to the credit card companies. HORRIBLE!!! STAY AWAY!!!!!

We stayed at the Tides Beach House and the view was fabulous. Many of the windows don't open and close and some of the doors do not lock or can't be opened. Kitchen windows could be opened. Bedroom windows would not move more than an inch or so and windows in other rooms don't work properly. . Shutters block some windows and can't be raised to open one or two doors. On a warm day the house becomes very stuffy. The furnishings are very used and the sofas in particular seem unclean. The bedding was clean. The mattresses are very very soft - no support. The bathrooms have been remodeled and are very clean but the tile floors are slippery. The kitchen was very clean and up to date. Dishes and silverware available. Clean modern refrigerator. The front room of the house includes a pool table and foosball table. The patio includes a very comfortable sitting area. When we had questions or needed towels the staff was very responsive and friendly. Be aware if you reserve a room at a special rate you will not receive a refund even if you cancel a month prior to the reservation. The confirmation you receive states you can cancel but near the end of the confirmation there is other language that prohibits refunds for special rates regardless how much time ahead the request is made. In addition the charges occur at booking instead of when you arrive. This means you are out a lot of money if you need to cancel and don't realize you are prohibited. We were told the hotel keeps a credit for 1 year to be used at another time. This policy clearly benefits the hotel. When a reservation is made and canceled and the room is booked for the canceled dates, the guest should have their reservation charge reimbursed. Why on earth not?We had reserved a different cottage with the hope it would be safer than the beach house-- all doors and windows functioning. When we made the reservation the representative didn't confirm which 2 bedroom cottage we would receive. Because of this we had second thoughts and wanted to cancel. The draw for this accommodation is the view. Beautiful view. The beach access for the Inn is blocked and unusable -dilapidated. Guests walk a couple of blocks to another beach access point 5-10 min walk. We were told the inn is under new management and renovations are under way so the rooms will likely become more safe as the renovations are made.

Let's be real, you get what you pay for... we stayed 4 nights and paid less than $800 next to the ocean and close to downtown Pismo, you can't beat that. However, I was a little disappointed when we first got there. But I didn't have high expectations going in so I let it go and dealt with our first room, it was dirty and we were put downstairs. I got it changed after the first night. The people upstairs were super loud and I couldn't sleep so I asked the front desk if we could switch to a room upstairs so they put us in that exact room after those people left. I didn't mind it was mine & my sons birthday weekend and I was back in my hometown I didn't want anything to ruin our trip. The room upstairs was a little better but that one didn't have A/C but it did have a mini heater in the wall which was perfect cause it got super cold at night. I will say the pics online are deceiving so don't get excited when you see those lol but overall it wasn't a bad stay and I'm usually very very picky. The staff was nice, the location is good, and you could still see the ocean. All I have to say is the rooms can be cleaner and slightly updated. Remember though.. EVERYBODY has different experiences at places.

I'm not overly picky but this hotel was infested with bugs and sweltering hot. We paid $50 extra to upgrade our room to a cottage and it actually got worse. In the 30 minutes we were there I got bit by a bug. We left for a different hotel. I wouldn't have left a review except they wouldn't give any refund, not even partial. There were stains all over the beds and furniture and they have $10 fans for air flow. Would NOT recommend.

I was in town for work and only stayed one night on cottage #112. I really enjoyed my stay and service. Below is how I rate this property. Location: 5 stars. Right on the oceanfront, next door to a brewery and right off the freeway. Great location and property Cottage functionality: 3 stars. I appreciate the updates to the unit but my opinion is putting more attention to details and really updating the units with a real interior and landscape designer would really take this cute charming cottage to the next level and what it really deserves. Property: 3 stars. Really putting some thought and funds into a much better landscape and use of space with more gathering spots and outdoor seating and space would make this location a really great place to hangout. Cleanliness: 3 stars. The cottage and property was clean and maintained. Service: 4 stars. Friendly service and staffGreat spot to watch rocket launches from Vandenberg Space base. We watched the spacex launch from here Monday morning at 1:48 am

This hotel is vastly overpriced for what you get. My friend staying at the local Motel 6 had a nicer room that cost much less. There is no air conditioning, which in a beach town can be ok sometimes but our room was so hot. Even with a fan on and windows open it was around 80 in the room. Speaking of windows, the screens didn't fit properly and had large gaps. . The entire room smelled strongly of mildew and wasn't clean. The ceiling had multiple areas of cracking, the door strike plate was loose and the wood underneath rotting. The door also had large gaps on all sides. Worst of all was that we had no curtains on the windows. The lights from the outside were so bright we could read a book without turning on a light inside. Together with the heat and bad odor, we got terrible sleep. When we asked the manager for curtains because we couldn't sleep, we were told they just didn't have any. How can you not have curtains? There is a curtain rod so the room had them at one time. The manager said maintenance would turn the lights off for us. Upon returning to the room at night, only one light was off, and it was the wrong one. There is no excuse to rent out rooms in such poor condition. You can be "historic" but still keep up with routine maintenance and cleaning. Don't waste your money coming here.
