Marcus Lopez DRE# 01879047 was our agent. At first he was very nice and attentive however he lied to us multiple times thought out the process. He would just make excuses and eventually got very defensive because I called him out on all his lies. He's allowed to suggest what to submit on an offer however it's the buyers final decision on what to submit but he completely disregarded our desires and submitted what he wanted without our consent. Long story short he kept on threaten us multiple times with loosing our deposit. He made the whole process a nightmare. I tried to make things right and spoke to his broker MIKE OYOQUE however he was unbothered of the situation and didn't even apologize for the inconvenience. I would never recommend this office. I was told they have another office in Downey which is ran by MiKe as well. Not the experience a first time home buyer deserves!!!!

Warning!! For the past three months, I have been harassed in my home by Arthur Hernandez, realtor license 01840044. The home that I lease from the realtor Arthur in July 2023, the owner requested the home back to rent for family on July 12, 2023 was the initial request. I'm a senior citizen, initially the verbal and text messages stated to move out by August 30, 2023. The harassment began via text, phone calls, showing up at my residence. I notified the broker of Excellence Real Estate broker Mike Oyoque and Christina Corea, the owner of Excellence Real Estate via email, that I was being harassed by their employee and provided proof of the harassment. Mike responded "we don't have anything to do with this. (See attached email) as a result of no corrective actions, I have contacted the housing authority. According to the Los Angeles County Consumer and Business affairs Housing and Tenant Protection: Tenants who live in rental units located in unincorporated areas of Los Angeles County and subject to the County's Rent Stabilization and Tenant Protections Ordinance (RSTPO) qualify for relocation assistance. Currently their office has been contacted by the Los Angeles County Consumer and Business Affairs department. Arthur didn't serve the notice properly and the house was never registered with the LA County, the documents were not completed correctly. Violation 1 failure to state number of bedrooms in house Written notice, to pay or quit Violation 2 failure to provide sufficient notice on the tenant to the department. Violation 3 failure to register a dwelling unit. Violation 4 failure to demonstrate a allowable for cause or no fault termination Violation 5 failure to provide sufficient notice on the tenant to the department Violation 6 failure to register a rental unit Currently I am still being harassed Arthur was captured on my ring camerasat 4:30 pm August 5, 2023 He has began to stock me at my home I'm being stocked on social media Instagram to be exact He still continues to come to my home unannounced He still calls and sends text messages He told me I don't know any about real estate law He told me he would make sure that I am HOMELESS!!!!!

SCAMER! Liar! Eduardo Sandoval, I feel compelled to share my experience for the benefit of others considering his real estate services. Unfortunately, my one transaction with him as my realtor did not meet the standard of professionalism I expected. During the course of our engagement, I encountered challenges with communication and perceived a lack of transparency in certain aspects of the process. As a client, I value honesty and expect realtors to prioritize the best interests of their clients. In this case, I felt that Mr. Sandoval's focus may have been more on his commission rather than providing the highest level of service. Additionally, I noticed a pattern where the properties he presented were more aligned with his personal preferences, which raised concerns about whether my own needs were adequately considered. Furthermore, there were instances where promises made during our discussions were not fulfilled, leading to disappointment in the overall experience. For potential clients, I strongly recommend documenting all agreements and commitments in writing to ensure clarity and avoid any misunderstandings or unmet expectations. In conclusion, I encourage future buyers and sellers to conduct thorough research and carefully evaluate their options when selecting a realtor. It is essential to find a real estate professional who demonstrates integrity, prioritizes their clients' interests, and upholds a high standard of service throughout the process.

The WORST escrow company!!! Even worse Escrow officer-- Nora Rivas. I can't believe how disorganized she is. It's honestly mind boggling how they're still in business. I've dealt with 5 different escrows for different properties and this one is.. I don't even know where to begin because it was just an awful experience throughout. My escrow officer was Nora Rivas. Let me start off by stating that on our loan docs, she forgot to include the EMD of $10k... are you kidding? That money was directly wired to escrow and she "forgot". Second... when I reached out to Nora Rivas about our choice of vesting and that we'd submit the document later on that evening, she responded with "Oh, I received a verbal confirmation from your lender on how you would like to vest." I WISH I WAS KIDDING. Something that's SO significant and HIGHLY legal.. she thinks it's ok to take a "verbal" decision from someone else, let alone my lender whom I have zero connection with other than him being my lender? I was absolutely appalled. Needless to say, it was NOT how we wanted to vest and after our phone conversation, I felt the need to follow-up with an email clearly documenting what was discussed over the phone, since this escrow company has given me vibes that they're not only unprofessional and completely lack attention to detail, but also evidently lazy and will take a property vesting from someone other than the buyer. As if there weren't MORE mistakes she made...she also messed up on the buyer/seller commission by over paying them (if we didn't catch it, the sellers would've paid 2% more in commission). It's about honestly and integrity for us and it wasn't even coming out of our pockets. The inattention to detail at the escrow company is SHOCKING. She has misspelled our names on documents/emails. Nora was difficult to get a hold of, especially towards the end of escrow when we were wiring the remaining balance. As if it was not TIME SENSITIVE. She didn't even let us know when we funded, nor when we closed escrow. She would have attitude over the phone if my husband or I would reach out with questions. Hello.. THATS YOUR JOB lady. Needless to say, it was a terrible experience from beginning to end with this company. If you're looking for an competent, professional, and detail oriented escrow company, this is NOT the one. Take your business elsewhere.

Nora is the worst ever escrow agent - she wired $200,000 to the wrong company AFTER I emailed her specific wire instructions, confirmed last four of the account via email and followed up by phone. Google Excellence Escrow - they lost their license at one point. Manager is Sandra Guitterez 562-948-1440

Please be kind to people. When Claudia Chicas and Edgar Ochoa now of 1370 N Walnut st. La Habra Hights Ca 90631 changed the locks on my Mom, Dad, aunt, sister and her husband of the house they bought from my family and violated my families privacy by moving the rest of their things into the garage earlier than the contract stated. Miguel Gonzalez Jr. Lic # 01716213 A realtor from Excellence Real Estate Lic #01914184 told the new owners it was their home and they could do what they want with it. As Claudia so disrespectfully put it to my 71 year old mother while she was standing in the driveway in 90 somthing degree weather trying to pick up the rest of her things. Or as Edgar put it to my sister "at least it's not in the street". Claudia, Edgar and Miguel let me tell you who you were disrespectful to. My sister who works with cancer patients on a daily basis. My mother who is now retired from a civil service job that probably helped keep your pregnancies safe by keeping Doctors and hospitals accountable for any wrong doings, she is a 4× cancer fighter (still fighting) who takes care of my special needs aunt that is on Dialysis 3× a week and my dad that has been in and out of the hospital since last October. So although you felt like you were being inconvenianced by not getting into the house earlier than the contract stated because you are pregnant and have 15 month old and a 3 year old that you said you need to get ready to start a new school, there are others that may need that time for more pressing reasons. Please be kind to others and be aware of these people, who they are, how they treat others and what kind of business "Excelance Real Estate " and Miguel Gonzalez Jr. conduct.

I would like to personally thank Ms. Shirley Arnesen-Sanchez for the excellent work she provided to me to procure my first property in November, 2019 and again helping me refinance and obtain a great low interest rate and affordable mortgage payment in May, 2021. She made the home buying experience simple and stress free for me and I couldn't have asked for a more professional individual to help me get out of renting and move into home ownership. Shirley is the epitome of "Excellence !" I highly recommend her for your home buying needs!
