This management Company along with its owner(s) are highly unprofessional and inconsiderate. They could never be reached with an urgent matter that’s with their property. They’re unorganized and misleading.

Very bad experience, applied for a few houses to rent. They wanted my wife and I to pay a 10,000 dollar deposit just to rent a house. Then raised it to 10,400 then they tried saying it’s because the old tenants didn’t pay for months so that’s why they wanted to charge us so much. It’s crazy how people in this world only care about money and not helping people out with a home.

Not a good company to rent from. I rented 2 properties from them. Both were bad experiences when it comes to the deposit. Stay away. Rent from ANYONE else but them.

I had an amazing time staying at the Las Gaviotas apartment. The location is perfect as it’s near the beach access and walking distance to some nice restaurants. The apartment has everything you need to be comfortable. Rick was helpful and nice. I had a wonderful stay and plan to visit again very soon!

Horrible service on advertisement the property! Not proactive, doing nothing. You have to follow up all the time if you want the updates. I don’t know how this company gets 4.5 stars. If there’s zero star, that’s what it deserves. Oh I forgot to mention, this zero star company came out with the price for us to rent and it was not our ideas and then after 30 days never let us know anything until we have to call and email to follow up why it’s not renting . And then that Rick dude told us to reduce the price. Imagine if we didn’t follow up, how long he would take to get back to you!? So technically he would forget about your property. Who want to hire someone that you have to do all the work by yourself!?? And the 25 majors website is a scam. Because, when I search my property address it doesn’t show anywhere else beside his junk website.!

They scammed us out of $70. We talked to someone on the phone who said the property’s allowed dogs and even said how much the pet deposit was. We fell in love with the home and my husband and I each applied for $35. They called us after and said they don’t allow dogs. A huge rip off I’m extremely unhappy.

My husband and I discovered this gem last year. It’s the perfect location and community and the place is super nice and comfy. We absolutely love getting away down here and cannot recommend enough.

We met Rick Garcia in October 2020 when we were having issues with our tenants in Riverside. Our property manager, at that time, was not able to handle the chaos created by both tenants. Rick immediately assessed the situation and gave us guidance and assurances that he would be able to assist. Suffice it to say, it has been two and half years and we find Rick and his staff to be professional in handling the units. That gave us the peace of mind we thought we had lost so much we came close to selling the units. We highly recommend Express Property Management.

Applied for a property and they say they will give you a response in 2-3 business days it has been 3 weeks and still have not gotten a response. Checked their website and the property is not even on the page so that means I did not get approved for the property. A email or a call would of been nice instead of ignoring the email that I sent asking about an update on my application or having me wait around wasting my time. Clearly they are not professional and are terrible with their communication. Don’t even bother wasting your time on their properties unless you want to pay the application fee and never get a response.

If your black and successful stay far away from this company they only want their fees to run your application but I do not think they will apply your application to any property if you are black. I have been waiting two months for an approval for a rental makes absolutely no sense. I more than qualify for their homes their listings are limited and small. They mostly have properties that are not the best looking and will lie to you about status and will put properties on the market that aren't ready to be rented this was a total waste of my time.

I had this company to manage my property, and let me tell you. You can not find a single honest person in this company. The owner rick will do anything to steal your money.The company does not honor its contract agreement.I sign a contract with them and there were $500 dollars tenant placement fee and a $99 dollars monthly service fee, but rick the owner decide to charge me $975 dollars for the tenant placement fee and they also illegal charge me beyond our contract agreement for another 7 months and now he is refusing to return my money.They also do unauthorized work on the property. In my case, one of the employees Delors contacted me and told me that she is going to send an AC repair guy to check my AC unit and she will let me know before the technician worked on my AC unit, but the next day I received a text from her saying that the technician fixed the AC and she sends me the bill. I email the owner (rick) and told him that I did not authorize the work, but he said that the company is authorized to spend up to 300 dollars without the owner's agreement. Trust me the owner will do anything to steal your money.They are also causing problems between the property owner and the tenants. Especially when there is work that needs to be done on your property and you don't use the company vendor.They do not look after your property. All they care about is how to get your money. I had a tenant who smoke in my house and broke my dishwasher, and the company was not even willing to send a letter to the tenant for violating the lease agreement and smoking in my house.My experience with this company was a nightmare. Spend a few extra dollars on another company and STAY AWAY FROM THIS COMPANY.

This is a terrible organization if you want your property managed well. They perform very little service and have no interest in the tenant or the proper functioning of the property. They must focus on slumlords because they are completely unskilled in managing a high end property; they wind up causing terrible relations between the tenant and property owner. Avoid this company at all costs.
