This place is so trash, they don't care to make this place clean anymore. Ever since the new management Luz, I cannot believe they still call this place a "Luxury Apartment" also be very careful where you park you car or you will get towed.

The girl in the office is never there I’ve tried to get a tour on 3 different occasions and she never answers the phone either. When I asked the maintenance worker he said she should already be there as he shook his head. I’m assuming this is a regular thing for her. That was enough of a red flag for us can’t imagine how difficult it is to get ahold of management in an emergency.

I just want to start off by saying that I went out of my way to create a Yelp account just to post this terrible experience to let everybody know not to live here. I will not only be posting on Yelp, but on as much social media as possible just so I can spread of the word. The unit living condition as a whole is not terrible. Our main issue is how the street noise off of Mission wakes up our 7 month old baby during the day when he tries to take his naps and even more so at night. A louder than normal car or a motorcycle always wakes him up because our bedroom is facing the street and also has 2 windows that are not soundproofing at all. On a cold day, you can even feel the cold air (a draft) coming into the room. On top of that, the airplanes that pass by during the day and night also wake him up. Being on the 4th floor makes it even worst. At times, the apartment even shakes due to an airplane passing by. All that being said, raising a baby is already tough as they are delicate during the first few months and living here with all the noise has definitely been the worst experience of our lives. We are new parents trying to raise a baby that can never have a proper nap or a full nights rest because he constantly wakes up due to the street noise. Believe me, having a crying baby at 2 AM screaming in your ears while you are trying to rock him to sleep is not an experience I would wish on anyone. Now try doing that every night for the past 5 months. I'm sure any human would be at their wits end and that's what has made me come to the point of writing this review. To give ourselves a bit of relief, we have to go out of our way to spend the night at a relatives house so that we can all finally sleep thru the night. As you can imagine this is extremely inconvenient. you would think that when they built these apartments they would have factored in these noise levels and installed quality products to help cut down on the noise. I worked in housing development for a few years when I was younger and I know there are certain soundproofing laws out there depending on the city. Maybe I will look into this, but I feel like Pan American Properties wouldn't care about that at this point. I do have to say that the maintenance crew is very responsive and on the ball about things in your own unit I do want to point out that the property manager for the year 2022 when we moved in about the month of June, was not very helpful at all or responsive. And for whatever weird reason when the new year started in 2023 out of no where we got a new property manager. can't say this is an improvement because there hasn't really been any changes around here for the better or worst. It's also worthy to note that even though your guest have parking passes showing on the rearview mirror and parked in the guest designated areas, they will still be towed if they happen to be here overnight. The cost to get your vehicle out of the tow yard which is barely a mile away is about $500 if you're lucky enough to retrieve it that same night before they close I can only imagine how much more expensive it would be if you have to pick it up the next morning. I will more than likely be breaking my lease early. Just need to find a suitable place next. Don't let the price of this "luxury apartment complex" reel you in. It will not be worth it. Or at least try to get a unit away from the streets and not on the fourth floor. If anyone with actual status of power from the property management company sees this review, I would like to be contacted about ending my lease early with as minimal repercussions as possible. I understand there will be some sort of fees owed and I will probably lose my security deposit, but I would appreciate there being some sort of responsibility on their behalf, and hopefully we can find some sort of peaceful resolution.

. BEWARE THIS APARTMENT COMPLEX WHEN YOU MOVE OUT! When we moved in to the Magnolia Ave. apartment the walls were not freshly painted. Touch-up painting was clearly evident and did not match the walls. There was no evidence of full fresh paint anywhere in the apartment. No rooms were free of scuffs and scratches. In the larger bedroom there was a sticky substance on the walls and ceiling (some sort of adhesive residue with pink glitter) and the ceiling was stained. Because the lease specifies obtaining permission to hang decorations, we asked Kimberly, the former manager if we could hang curtains and pictures. She said "yes, just patch any holes when you leave." At the pre-move-out inspection the new manager noted only "touch up paint" would be needed. We patched all holes. The carpets were not clean the day we moved in yielding several bags of debris the very first day we vacuumed and it was stained in the second bedroom. While the lease requires "professional carpet cleaning upon move-out", the lease also only requires us to: "return the unit to the same level of cleanliness it was in at the inception of the tenancy." We left Unit 1306 cleaner than it was when we moved in. The Pre-Move-Out Inspection Checklist noted clean, undamaged floors, floor coverings, windows, screens, cupboards, countertops, doors, tub, shower, kitchen appliances and all plumbing and electrical fixtures. The cleanliness of the entire apartment is well documented. The move out checklist said, "clean" 49 times. In spite of this we are being charged $1813.94 for painting and cleaning: $813.94 more than our $1000.00 deposit. Specifically we are charged for: 1. "FULL PAINT THROUGHOUT" $1,222.75 2. "CARPET CLEANING" $305.00 3. "APARTMENT CLEANING" $190.00

Worst place to live in the management is so bad and the way they micro manage everything into a wrong way management will harass you with emails and notes regarding rules but all those rules apply only in their convenience because when a actual violation occurs they stay doing nothing homeless problems drugs usage in property not just cannabis but seeing tenants use needles dog park worst park ever my dog got a bad skin reaction from the dirty sand they don't clean the area the smell wow insane of the dog park elevator getting stuck many times dirty floors no permit on the elevator so yeah there's much much more but the worst is that they like to manage everything to their behalf so useless to bring up to them just sue if possible

I've lived in many places after spending 20+ years in the military, and I've never seen a property manager and maintenance team as good & as active as this one.Spend just 30 seconds talking to Kimberly, and you will see how much pride she takes in making sure this is a great community.You will see Kim or Jose daily, whether you come into the office or not. They are checking the area, fixing noticable issues & they always have a moment to listen to resident concerns... or to simply say hello.A good review from me has to be earned, and this review is WELL DESERVED.

Kimberly and Jose have been awesome! Very responsive when it comes to needing anything as far as questions or maintenance repairs the turn around time is usually the next business day. Very clean & well kept up apartments. Nice to see that they both care about the appearance of OUR home!

Had a great experience living here for the past 2 years. Complex is new, modern and clean. Management changed a few times over the past year however, at this time the Resident Manager Kimberly is amazing! She has really got this place back an organized. Kimberly was very understanding, kind and always willing to help. She takes her time to assure you understand what is being explained and makes herself available for any questions. They also have the kindest maintenance worker named Jose, he assured our building and amenities were always clean. Request for service at our unit was quick and easy thanks to him and Kimberly. Very happy with our experience!

I ignored the reviews and moved in July 2020 and was there for I believe 13 month lease. It is true they will find anyway to keep your deposit and some just like many other reviews suggested. I have warned a friend and cousin that previously moved in be aware . I am now disputing with corporate since I have pictures of my move-in and my move out. These other reviews seem to be just to keep it from below 3 stars they are not from personal experience.

Nay for the property management. We didn't enjoy being micro-managed (felt like we were always being watched and picked on). And remember, if you move in, please be ready that your deposit will basically be gone! The property manager Kimberly said everything was fine with the cool attitude when she did the final walkthrough, don't BELIEVE her! She is a fake! She would find every reason to take your money ( deposit and more coming out from your pocket!). The faucet was stained and had a bit rust before we moved in. The previous manager took a note of it and said that it was not a big deal. Obvious it was a great deal and opportunities for Kimberly and she decided we had to replace it. We looked great after the apartment. It was just very upsetting that she took advantage from us. We love the apartment, but really don't like her.

Lived here for a year only because i was under a contract. Both my moms car and my motorcycle were stolen here!!! Property management did nothing, and even told me their cameras were not working at the time my motorcycle was stolen. Rent is overpriced for the terrible quality walls and A/C units; this shouldn’t be a problem because this place was built not too long ago. Walls were not painted, so any little ding and the wall plaster is coming off. Place is not gated, so all kinds of homeless people are in and out of the parking lot digging through the trash containers. Management personnel don’t last; there’s been about 4 or 5 managers throughout my one year stay. Definitely don’t recommend this place!

Please don't consider this place for your choice. You will regret it soon.
1. Bad management: no matter how much is your deposit, they will not return any of it to you. They will use any excuse which aren't real. Like us, we get $0.26 back from the deposit.
The management changed 4 times over 1 year. Don't know what wrong with the properties.
They don't have you if you have any problems.
2. Neighborhood are bad: polices stopped a lot. Neighbor plays loud music 24/7. Dirty floor and dirty elevator shaft which create lots of bugs.
Pleas all consider my advice for your happiness and money.
