They won’t tell you, but Park Newport is low income housing for Russian and Ukrainian Refugee’s. The government pays for them to be here. I’m really surprised no one has mentioned it in the reviews. It’s the defining characteristic of the place. It seems like over half of the residents don’t speak English, nice enough people though. The facilities are nice too.

DO NOT SIGN A LEASE HERE!
I WOULD NOT RECOMMEND THIS TO MY WORST ENEMY.
This place has been an absolute nightmare. And it is still haunting us after the fact because they are charging my roomate and $500 for PAINT. See attached photos for our final move out statement and the apartment we left it as. Which we had it professionally CLEANED and they still want to charge $850 to bring it back to the “state” when we received it which it’s even BETTER because I have videos of both. Which we notified them of the outsourced companies we hired for cleaning. Even the windows and tracks were professionally done!
Anyways! There are countless cockroaches everywhere. The management is non-existent we had to come and get our final move out statement 23 days after move out because they didn’t send us ANYTHING. Which is illegal after 21 days. Especially since they over charges us for paint when I NEVER hung up a single painting. Greystar is horrid. This place is beautiful and it’s a tragedy they got their grimy hands on it. ELECTRIC BILLS are through the roof - it doesn’t reflect in our final statement because we talked to them and it spontaneously changed from $200 to $60, which is what it used to be before they took over. (SUS) For some insight my roomate and I are full-time hospital employees and we’re never home. We don’t have a washer and dryer, no AC and NEVER used the heater once. ABUSRD. The carpets around the apartment common areas have undivulged stains everywhere. This place is set on a beautiful location but unless you want $200 + electric and talking to people around here some of them were $400!!! Management who will give you empty promises and NEVER get back to you. This is including Emma in management and Gerson. There is more ladies I couldn’t quite get their names that are worst but if park Newport responds saying they don’t have those people working here then they are liars by giving us fake names or liars in that they do have people by those names who work here. They leasing office employees are soooo helpful and they are the bright light here in this dark cave. They used to have a security guard posted up front but because Grey Star doesn’t care about their residents and is all about profit they cut that expense quickly. Now crime is up. Check the Nextdoor app. The gym isn’t open past 10pm which sucks especially for people who have various schedules. Oh my gosh and I almost forgot about the parking. For a two bedroom they only give you one under parking spot. And the other you have to park in outdoor parking - which good luck!! I’ve talked to some people who their mom got towed when visiting. Come home late? Forget finding parking. Oh and they upped our rent the maximum California allows which is 10%. They also gave us no move out packet and proceeded to charge us another $3,313 after we left and tried to turn it around on us. Save yourself the unneeded stress and live else where. Back bay is a car key turn away and this place is NOT worth the heart ache. $550 for paint absolutely laughable.

Beautiful place but everything else is just nightmare
MOLD, worse ever service and LIE of leasing company, high electricity bills will make your life here miserable
My family with a newborn baby was trying to get attention to our problems since we signed the lease. Mold was everywhere even during summer in the closet our belongings became all moldy. Because there is no ventilation in the apartment. Also we have been facing another problem with flooding during the rainy weather. After more than 20 visits of the leasing office they send a maintenance team which cut the wall wide open in March and left it like that for until June. They just ignored my complains , and every time I was going to the office they were making surprised faces like never heard about my problem before. They don’t have any logbook or something where they keep information about customers request and complains
General Manager Keith Jones is covering all his ignorant team.
I ask him to have an appointment with me, he promised to make it but it was another lie, he never called me back as promised. Another time I talked to him 20 minutes over the phone while standing in front of his office and he was inside and avoided to meet me.
I suddenly caught him at the property and we got inside of my apartments after he blamed us of mold causing. He said mold is because of steam from bathroom !!!! When I showed him bedroom wall wide open which his maintenance team did instead of fixing window leakage. He said the unit still in habitable condition.
We have requested a lease termination. We couldn’t stay here longer because I was scared for my baby health because mold could cause a lot of diseases .
After 1.5 month wait they allowed us to move out without paying fee and if we will remove bad comments from Google.
So we moved out 14 of June after spending 11month here.
So what’s happening now. They newer returns my deposit and extra money a paid for rent, they never give me any discount for living in a damaged apartment full of mold. Now they want me to pay for wall restoration and for new carpet which was flooded because of window leakage also they threatening me with a collection company….
When I asked Christina(office clerk)why I’m paying for wall removal/restoration and for a new carpet which was flooded because bad quality of a window, she said she have no any information about wall restoration and flooding in my apartment on her file and I’m just paying for apartment renovation after my lease … and this is the person who personally listen to my complaints and argue with me several times inside leasing office, now she have no information again about problems into my apartments
So total lie of Greystar company is the thing u will be facing everyday.
I also can add about parking problem. Here living more than 10 people who reselling cars, u and they just park those cars everywhere…
Laundry problem: it’s always busy, especially some machines consistently broken, system could change u twice for using it. Also I was in different city when my app charged me $1.5 for washing. It’s just insane.
ALSO CURRENT tenants called independent LABORATORY to check their apartments for mold.
Other thing u might like to know: kitchen doors and walls are painted over and over several times, they don’t clean it after previous tenants, they just repaint it over the hairs and dust. Paint also very soft and pealing easily so u can see layers of previous paint hairs and even nails painted over into your “refreshed” unit. No even one of the doors in my unit I couldn’t open silently because it was repainted several times and didn’t fit properly into the door box….
I can write more, but I believe not everyone will be going through all my story, but I will definitely add more things to it later on

We lived here for almost a year. Constant problems, mold in the rooms, etc. The window in the bedroom leaked for two months, they went to fix it, then they came, cut a hole under the window, so we got a contract for two months. Now the situation continues, after leaving. They sent us a check for painting the wall, which they cut out and are threatening with collectors. Its been my home for 24 years. hate the new owners and management more than words can describe. They are tearing down all the beautiful trees around my home.

We've been living in Newport Park for over a year and a half, and we're delighted. The only issue we encountered during this time was high electricity bills, but that was during the transition period between management companies. The neighborhood is charming, quiet, and peaceful. The area is cleaned and patrolled daily, and service requests are handled promptly. I want to extend a huge thank you to Keith and Emma for always listening and helping. The pool is always clean and warm, and the jacuzzi is fantastic. The view is stunning. In the evening, you can walk along the beautiful canyon by the bay and enjoy the sunset with unique scents of herbs and flowers.

It's a nice place to live overall, but be prepared for an annual raise to your rent of $150-$300, without exception. In addition, the utility cost used to be between $75 and $125, but a new management company recently took over and the utilities are close to $225 every month, again, without exception; a HUGE increase. And you can't do anything individually to reduce it, as we use very little, yet the cost remains high, regardless of our use or the month. So I guess they average the rate everyone is using and base the bill on that.
Update: I just saw a response from Park Newport to another customer's complaint about the rise in utility costs & they wrote: "Tatiana, we appreciate your honest feedback, as we're always looking for ways to improve. All resident units are individually metered and residents pay for the electrical usage associated to their specific unit only, not common areas". Well, if that's the case, my question to Park Newport is, why did the utilities go up by so much for EVERYONE? I've talked to many other residents about this and they're all stating the same thing. So their response makes no sense and doesn't answer the question as to the huge spike in costs. The truth is they know why, they just won't tell us.
