I just moved in! For the price dammmm I was going to pay for a horrible studio in Long Beach and they have kitchen and fridge so I’m very happy with my decision of getting this apartment !
It does have hidden fees but you will not get anything better in all Oc and the commute is easy for me to my work … just the freeway and that is all . I don’t have any problems with my neighborhood. It is a young crown for sure but I mean what ever

I should have read the reviews before moving here but since I was moving from Long Beach to Newport Beach I didn’t think I needed to take any precaution. First off this place is like a mini town or a neighborhood… I pay much more to live here then I did in Long Beach… let me tell you what paying more got me…. First I have never had cockroaches In my life, never… this whole place does and no matter what you will get them eventually. They do a really nice job of making it look beautiful and modern and it’s nestled in a nice part of town (Newport and CM border - Irvine avenue & 17th) but there is a visible problem within the community and the surrounding area. There are always junkies, people stealing packages, and police. There is obvious crime within the block of this community. It’s just crazy because I paid way less In Long Beach but I didn’t live in some mini city (the apartments) and I didn’t have these issues I had a stand alone unit with peace and quiet.

if I could get this place negative stars I would. They have completely screwed me over. They have tried to evict me after putting us through torturous hell. Their apartments suck. They have zero security. Do not move here. I did everything right. They are awful. UDR is demonic.

Disgusting place to live. Walking to my apartment makes me want to gag from the smell of trash. Management here is probably hands down worst management in the united states of America. They charge for guest parking, yes for me to invite people over they have to pay for parking in my own apartment….. amenities have to paid for to reserve them.

Grounds smell awful, cramped spaces, ongoing construction, broken gates, unresponsive locks on apartment doors. Would not recommend at all

Only good thing about this property is the Maintenance workers and Cleaning crew, hands down they are the hardest working staff on the property ONLY. The list would be too far too long to explain why the management team is the worst group of people you can choose to run an apartment complex, they never answer I terminated my lease early because of it! Choose elsewhere to live, its a great location but the building is very old, there’s black mold growing everywhere inside the apartment; it smells horrible walking inside the apartment complex (there’s dog droppings everywhere, the cleaning staff can only do so much); I will admit I was one of the lucky FEW that did not have a bedbug problem but i had many neighbors that did.

I wanted to move to this complex with my husband. And when we moved, we encountered a huge number of problems and a disregardful attitude. it all started with the first meeting in the complex with a person who tells and shows the apartment’s amenities. Upon arrival, we were shown the available options and we asked our questions, everything seemed to be fine and the girl explained everything. But they do not have a physical rental office, and to contact their representative you can only WRITE THEM A MESSAGE, it is also not possible to call them. my husband asked them his questions and to which they replied everything will be fine, your deposit will be 650 dollars, apply on the website. The main question was about the tax declaration, since my husband opened a company this year, he does not have a declaration for last year. But the manager insisted on filling out the application and we did it. When filling out the application, nuances began to appear, the indoor parking is paid, and parking on the street near the complex costs $45, this is just crazy. It doesn't end there and they charge a $500 deposit for booking 120+ apartments to fill out an application. Okay we did it. After which they simply forgot about us. Using their phone number, we were given the email address of their leasing office. My husband wrote there and they answered him within 2 days. And so every time, for every simple message, we waited 2-7 days for a response. in the end, they said to send bank statements and a tax return for last year, the husband explained to them that he did not have a tax return and sent them account statements and documents confirming that he is the owner. After 7 days we were told that we had been refused and in general our apartment had already been rented to someone else. We already realized that we should not deal with this gang of charlatans, and when we asked how we could get the money back, we were told that you will receive a check in 4 weeks at your physical address. And we are moving from there in 2 weeks ?♂️, to all the messages that we would not be able to receive this check, we did not receive more than one response, and in order to collect our money we had to agree with our leasing office so that they would keep this check with us and then we'll pick it up. You are simply the worst company we have encountered in this country. And your score says everything for you. Never rent an apartment here, they don’t care about you, we have never encountered such an irresponsible and disrespectful attitude, if it was possible to give 0⭐️, I would give -5 to this company.

I live here, all I can say is that the billing team they are useless and careless people working without any brain whatsoever. So don’t be surprise is you have problems with your monthly payments and they want to charge you extra.
Also, they charge you convenience fee of $72 for doing nothing, the app to pay sometimes it doesn’t work properly as well as the gates to enter to the parkingz
My advice don’t move to this piece of garbage, if you can find something else go for it.

I wanted to live here since it's pretty affordabe especiallay for someone trying to save money in California. I realized that cheap comes with consequences. They only communicate through text to go on a tour and emails if you want to do the application. First, I had to make a deposit of $500 + application fees. After getting preapproved, The next page, I had to choose renters insurance and pay it. The third page is another insurance that insures the deposit by paying a small fee. The whole procedure takes about $800/$900. After confirming all that, a page saying that i will be contacted by application specialist to finish the procedure. I had to pull out so much paperwork so that the application specialist would tell me that I need a guarantor, which is fine by me. After contacting the guarantor, I emailed the guy at noon on Friday to receive some more critical information that would help me to finish the procedure since I'm limited in time and need to get a place ASAP. I emailed him about three time before 5:30pm Friday which is the time I suppose you close at. He did not respond. Even my guarantor couldnt connect on the app to submit the paperwork. It is a Monday, I emailed him in the morning to cancel my application and return my money, he did not respond yet. There is no other way to communicate with them. Even the guy that I would text during the tour takes 24h to respond. Honestly, this was too much of a frustration. My 1 start is based on this:
- Poor communication skills and communcation channels: there is no one that would call and talk on the phone like regular people, like other leasing offices. I feel like I was talking to robots the whole time, I don't think this company know they are renting apartments, worst customer service I had to deal with.
- I payed about $800 using my credit card and I'm receiving $500 back only, which will come in a check that I have to wait for 2-3 weeks to receive. Taking in consideration that these guys don't even care about you being in a process of moving, they make sure that they take $500 before being fully approved so that it would take 2 to 3 weeks to receive those back if you are not approved.
I would not recommend this place AT ALL.

I have been dealing with a broken heat and AC system for almost 40 days now. Despite repeatedly submitting maintenance request tickets, they keep closing them without ever coming to my apartment to check or fix the issue. The staff has completely ignored my maintenance tickets. I’ve had to seek legal counsel to address this issue, which is still ongoing. I text the office staff every day, but it’s always the same cycle of me asking for an update and them saying they’re waiting for one. It’s been 40 days of this back-and-forth with no resolution. Please read the other reviews before choosing to live here—they are not exaggerations.

Absolutely horrendous place to live. Luckily I haven’t lived there in a few years, but my stay was a nightmare. The entire complex is infested with roaches, rats, termites, and it smells like sewage literally everywhere. In the middle of the night my ceiling started pouring water. The unit above mine flooded and ruined my entire unit. Proper repairs were not done, so of course mold started growing immediately after. I submitted maintenance to check for moisture a few times after and they miraculously found “nothing” when you could literally see the mold. They even painted over a moldy spot. The other tenants that lived there were horrible, it was never quiet and my car got broken into multiple times in the parking structure. They closed the pool down several times because people kept literally pooping in it. I refused to even go in that pool. It’s disgusting. The complex is basically a giant frat house full of drug addicts and criminals that will steal your packages off your doorstep (even 2 days before Christmas ?) Someone even started a dumpster fire in my building and we all had to evacuate at 2am in the rain. It reeked of smoke for weeks after. The roaches are everywhere. If you see just one, I promise there are thousands living in the walls of that complex. I would have to shake my clothes before putting them on because a roach fell out once. They sprayed my unit for the roaches and it did absolutely nothing to help the issue. The roach issue is MUCH bigger than just spraying a few individual units. I swear the entire cockroach population of Newport Beach congregates at eight80. The office staff is a complete joke, they even try to argue with people in the comments of their Google reviews. Incredibly unprofessional. When we moved in, the floors and counters had a layer of dirt, dust, and grime. It took weeks to clean, we thought it was normal because we were first time renters. Don’t let these people take advantage of you, please don’t live here
