Quiet area, relatively good value for south bay and location is exactly what I needed (close to the freeways, trails, grocery stores, restaurants, work). I love my unit - very spacious, clean carpeted floors, stainless steel appliances, and great lighting from the floor to ceiling windows. Maintenance responds quickly to maintenance requests and I've had no issues with noise.
My only complaints are package theft - I've had several packages go missing which is disappointing. Americana also has a gym, but last entry is at 9pm and I wish it had more flexible hours

I have to update my initial review of these apartments after 2 years of living in unit 2310. First, after the first year they increased the rent far beyond what was fair and approved by the city law. Their excuse was that they don't follow the rent control restrictions. Second, when we were moving out they gave us an unreasonable $2000 bill for cleaning. We handed over the apartment in a super clean condition but they still gave us a bill for carpet cleaning, unit cleaning, painting the walls. On top of these they charged us for things that are considered to be normal use of appliances and toilets, showers. We got 500$ bill for replacing the range top glass which was still in a decent shape (like the first day we moved into the unit). We got a crazy 750$ bill for a 20+ years old shower which we have also asked them to replace but they refused and then after moving out they made us responsible for. In general I would say you should be very careful if you wanna avoid all these nonsense move-out costs. If you're unit need some repair make sure you request a fix ASAP or they force you to pay for them when you're moving out. Also when checking the unit and signing the move-in checklist remember that they say make sure items are in acceptable condition but when you are moving out they expect mostly brand new items. Any mark on appliances, walls, floors, carpets make sure you write it down on the form or you be res for. There is no normal tear and wear for these guys.

Very unprofessional staff. Ryan hanged up the phone on me while I wanted clarity on around $2000 move out cost that they charged me. Please report every single stain you see on the carpets, walls, stove, and shower top to protect yourself. Otherwise, you have to pay for them at the time of move out. Also, I lived in that 2310 house with ants for three months in 2023 and for 1 month in 2024. Also, the shower was leaking to the closet and we had a part of our house unavailable for a couple of weeks. After that, they left the house with lots of dust and we had to clean up all at our own cost. Please report all small issues through a work order and then take it to the Small Claims Court if they charge you a move out cost for those issues. If you don’t report, you have to pay for them at the end. When we moved in the house was smelling and carpets were not clean. They are charging me $430 for stove top change claiming that the stove was new. They shared with me the invoice for a new stove for which the order was placed after we moved in and they never replaced our stove. Our stove was scratched from day 1 and now we have to pay. They are showing me the letter we signed the first day as a proof that the house was in a good condition. But they treat their rusty 30 year old house as a brand new house and the tenants have to pay for all cleaning costs from a small stain on the wall to bigger issues if they don’t set a work order for them.

I am glad to hear the campers are gone, I didn't see any when I went back to give the property a second look. Glad to know there are patrols.

Hello, I just toured the community today and I loved it. The apartment and community checks all my boxes. I was planning on putting an application tonight but after reading the most recent reviews an seeing the consistency in security issues and maintenance of the property, I feel very disheartened and disappointed. I don't want to live in a place that is not safe and could potentially regret later. I am open to hear what the management has to say about the claims. Still hopeful.

Worst apartment experience I have ever had.
Please consider staying away from this place, you have been warned!.
I stayed at Americana apartments for exactly 1 year in building 11. There are too many cons to list, so I will try to do what I can.
1- You will be over paying for what you are getting. The place is old, the walls are thin, you can hear pretty much everything your neighbor talks about. The roof above you shakes when someone walks in their apartment.
2- The management is really bad and disrespectful. I sent them an email after I moved out requesting more information about the move-out bill, and I have not received a response.
3- The deposit is low, but they will charge you a lot when you move out. I got hit with a $1600 bill for normal wear and tear. they will bill you for stove top and bathtub replacements, in addition to painting and cleaning.
4- They will stop talking to you once you are not longer with them.
5- They charge too much for utilities.
6- The PG&E power lines went out several times in that area, so the whole power grid there is not reliable.
I would advise anyone to not rent there if possible.

I've been living here for almost 2 years just because the location works for me. The apartments are okaye and staff has been nice to me but security is a big concern.
Pros - location and proximity to grocery stores, park, trail, restaurants.
Cons -
1. Cars getting stolen and broken into from designated underground parking spots; Car parts and gas also was stolen.
2. Packages getting stolen from apartment doors within minutes of delivery almost everyday.
3. Below par security inside as people were trying to get into apartments during holidays when everyone is away.
4. You can't move to a unit (different sqft) with lower rent after lease ends, but they let you move to a costlier apartment mid lease without issue.
5. Maintenance issues; people have had their dishwashers not working for weeks since it's not considered an emergency.
6. They charge more than entire month's rent as cleaning fee when you leave. I've heard $2600 for a 2b2b.
These issues have been reported to leasing office but they won't take any action. Just installing cameras would solve these problems but safety is not a priority for them I guess. They said they are waiting for the number of thefts to reach a certain threshold. Insane.

Worst management ever! It was a traumatic experience scheduling a tour. They did not inform us to get an ID for tour and claimed that they could not have missed the important information. After which when we went back with our Id's for the tour, and we liked a unit and applied, they kept the application on hold and said that we applied after business hours and so they cannot give us the price they had promised. I had applied at 4pm in the evening and that according to them was not business hours. They sent me an inflated price chart and said we cannot give the previous price. Please do not rent an apartment here. They also have hidden charges when you are leaving the unit.

Very good community and good services. Beautiful landscape. Neat clean neighborhood. Every week something or the other thing happens. Near by places. Peaceful location. Good home design. Good apartment amenities.

Living here was a okay for us. Packages were received, car was safe, the walking dog was 5/5 star due to the nice walking paths and shade from trees, the office was quick to repair issues. I wish the repair guys wore shoe covering 100% of the time when they came in, I had to remind them and sometimes they didn't bring shoe covering.Chris at the front desk is very nice and helpful. 5/5 star for him. Great guy. Should be promoted.The reason for the 3/5 star is the move out process. Our apt was left in tip top condition and yet they applied this rule where they must paint the walls, change the stove top b/c of normal scratches from wear and tear, etc. They will find every reason to charge you. We deep cleaned the home and they still insist on hiring cleaners. In short, they will charge you $1500+ for "repairing and cleaning" the place. I felt that was disingenuous because I knew I left the place as clean as I found it. So if you choose to live here. Plan for a half to a full months (potentially more) worth of rent at the end to pay them. They will squeeze you for as much as possible.I recommend you take photos and videos of your apartment before your move out as evidence when you talk to them.

The community is very quiet in general terms, the common areas are good, especially the two swimming pools, I don't like the gym very much because it is in a basement and when I am there I feel like I am in a cave, but in general everything is well maintained. The insecurity of packages and parking lots has been a constant concern in the community, they must improve and be more forceful in this aspect, but being an open community it is difficult to be 100% safe.

The third day that I moved in the ceiling started leaking I couldn't cook couldn't eat here because of the stuff was falling off the ceiling from the roof had a big old hole in the roof very bad experience

Constant power outages, catalytic converter theft, broken appliances, rent increases.... After 4 years I'm so happy to finally be able to move out!

I've become dumber since speaking to Michael, Nicole, and the manager at Americana.The leasing agent Michael Pension is a wannabe FBI detective, his mission is out to catch any fraud that may come to Americana apartments. This apartment is not worth committing fraud for, or even a site visit. Just look at the other resident reviews. Sares Regis management - please get Michael a job on your fraud team. He is a horrible leasing agent and has a keen eye to become your top fraud agent. Lots of units are empty (despite the rent control and low rental pricing). The employees simply violate fair housing laws and discriminate against certain applicants. Watch your back, you may be accused of fraud to live at this cheap dump.
