Our arrival looked to be around 1:30 A.M. We had called ahead about 10 p.m. to speak to someone about a late check-in and spoke to the owner. We did an online reservation and arrived around 2 a.m. due to a detour caused by the road closure construction on highway 41. We called and the owner allowed us in to do paperwork and secure our keys. The room was clean and comfortable. Everything we needed was there. Coffee, fridge, microwave, and an extremely comfortable bed with a working ceiling fan above. We slept soundly and awoke refreshed and ready to seize the day. The stay was very quiet. Of course as expected, the rooms are priced seasonally, but Rockview was a most affordable room and the ONLY place that agreed to allow us a late check-in. Even the more pricey and affluent hotels wouldn't agree to a check-in after 10pm. I will most assuredly book a room here in my future stays in Morro Bay.
Walkability: Within walking distance of food, beach and tourist attractions.

The location of his property is great. It's just a couple of blocks from the water. The owners/front desk folks are very friendly and accommodating. The hot water and water pressure are terrific. We were happy to have a microwave and a refrigerator with a decent sized freezer. The rooms, however, were a little sad, worn, and had a lot of signs of DIY. The metal bed frame was comically loud with barely any movement, half of the light bulbs were working, and the ceiling fan was very dusty.

We had to check in late about midnight everything was quick and easy. Rooms very clean. Owners are very nice. We always stay here and have not had a bad experience.
Rooms: Very clean and comfortable beds.
Walkability: Close to the main street. A lot of food options very close.

This is a well kept property with an excellent location, right near the waterfront, restaurants and Albertsons. The room was very clean and updated. My only disappointment was that the WiFi was so slow that I could only do email. Even so, it was a great value.

One Of The Less Expensive But Do t Be Fooled By The Price...The Rooms Are Very Big & Spacious With Everything You Need In A Motel Room...Very Quiet At Night...Ceiling Fan And An Air Conditioner/Heater...Bathtub/Shower Combination...The Staff Are Beautiful Humans That Are Genuinely Kind & Helpful...Walking Distance To Cindy's Restaurant And Hungry Fisherman Restaurant...I Recommend Rudies Rock Espresso Coffee Shop @ 275 Morro Bay Blvd. Just 2 Blocks South & 1 Block East For The Best Service & Coffee Also...Enjoy Morro Bay My Fellow Travelers...

Rooms: Rooms Are Very Clean, 5 Pillows On Bed (Which I Love) Plug Ins Next To Bed For Your Phone & Devices Built In Sockets...Separate Switches For Each Light...Plenty Of In Room Hangers And Spacious Bathrooms...Great Room Overall With Table & 2 Comfy Chairs...Microwave, Refrigerator & Coffee Pot With Plenty Of Coffe Packets, Sugar & Creamer!
Safety: Quiet And On Site Staff
Walkability: You Can Walk Anywhere Within 5 - 15 Minutes Downtown

I've stayed here twice and had a great stay both times. The staff were very helpful & flexible when I needed to add a night to my stay & the recently refurbished rooms are quite comfortable at a very reasonable price. The only minor downside was the thinness of the pillows. And you really can't best the downtown location. Would I return? Absolutely.

Excellent central location near Morro Bay Rock - good view of the stacks from most rooms. The beds were comfortable and the room clean, but I had to move the toilet paper rack from the other side of bathroom to have it convenient to the toilet.I will say that the service here is good. We found insects crawling on the bathroom window during the evening, and the front desk manager was willing to move us without hesitation. He indicated that this was not unusual for the time of year. When we chose not to move rooms, he was more than happy to refund the second night without penalty.The room we received was arranged oddly, one bed squeezed into a corner with no side table but floor lamp, the other facing the television with small table and night stand. It was impractical to watch television from the corner bed due to the arrangement. (I tried placing the pillows at the end of the bed and still had difficulty getting comfortable to watch). I had to move one of the night stands closer to the bed to charge my laptop.The space for hanging clothing was not practical or spacious. It was a challenge to hang coats and/or jackets as the ironing board was placed on the wall blocking the space.I am not sure that we would stay here again. It is a great location which offers competitive rates as the numerous hotels in the area, but was just not the experience we were looking for.

Mold spot above faucet. Tattered/blood stained comforter, wasn’t provided correct WiFi access, cable partially works, only provided 2 towels. Paid full price plus $85 a dog.

Fairly nice spot, super close to the beach and food. The bed was one of the most comfortable I've slept on for a budget hotel. I will absolutely be back. My only real ding is the parking lot is really small, and if you've got a bigger rig, it ain't gonna be fun.For management- you may want to invest in some chains for the door. We ended up putting the bench in front of it.
