My family has lived here for almost 2yrs from Nashville! The staff were so welcoming and its a beautiful place to live ! Office management is always friendly and supportive. Great gym area nice pool and overall you'll feel safe being here.

I am very comfortable here with all goodness.and I hope to keep that for ever at this community.until now at this community I found everything best because it’s staff’s working hard and this is remarkable that I am very satisfied from Cassidy Eddy she has good behavior and she really try to do her best with new tenants

Don't clean your apartment before leaving , we spent 2 days cleaning including blinds and floors and were still charge for a full cleaning. The maintenance guys are great but the office staff sucks , very unprofessional and inexperienced. We were without the pool and spa for 2months during our residency and the front gate never worked, and still doesn'tThere are charges added to each months rent without warning, and you pay top dollar. Please look at posted pictures of the dumpsters , terrible!!!Carport parking spaces and parking in general is way too small and inadequate.

I was considering living here and changed my mind after 2 days. After reading terrible yelp reviews and the fact I just gave them $600 and had questions that I spent 2 days emailing and calling about that garnered no response. So I sent an email stating I was no longer interested in living here and what do you know now they respond. They couldn't change my mind but managed to steal the $600 holding deposit from me in the process. They will say some fair housing BS spiel stating since they have stolen deposits from others they are obligated to steal from you. The $600 was a holding deposit and required to even apply for an apartment. Most places it's $100-$200 and refundable for 48-72 hours if you change your mind. Not here they took advantage of me and essentially stole $600 from me and I know they have done this to others. Ever wonder why they typically have the most available apartments in Modesto? I am so thankful I backed after seeing all the problems others have had on yelp. Just wish I would of read the yelp reviews before applying. I only read the google reviews which are good. I now know somehow they remove bad google reviews and why they have good google reviews because they have removed my google review 3 times of reposting it. The property management company and investor/s behind this complex should be ashamed of themselves.

I toured 2 places over the weekend, and Cassidy was far and away the way better and way more professional presenter. She answered every question I had and she clearly listed all the particulars of what would be required if I chose Brooks Landing as my destination. I can see why this place has such a good reputation. Brooks Landing is a 5-star place in my book. Keep up the good work!

Great service. Staff is amazing. Apartments are beautiful and clean. It was a pleasant walk through of the complex and apartment. Lots of information discussed.If you are looking to rent; I would definitely recommend this place.

Very very dissapointed. I showed up at 1:45pm for my 2:00 scheduled tour visit. When I arrived the doors were locked until 2:15pm - once the office manager finally opened the locked doors she instantly said I didnt have an appointment. I called the day of to confirm my appointment that has been scheduled for weeks but did not give me the time of day to even tell her. She closed the doors and didnt give me a tour. Very very rude, and I will not be moving in there, instead will be moving into the Villas at Villagio right next door. Great customer service there.

Gate worked for about 3 weeks and now does not work again on floyd road. The gate on roselle has not closed since I moved in. The pool is shut down for the whole month of June is crazy.

Apparently, the leasing office at Brooks Landing have taken it upon themselves to remove/hide unflattering Google reviews for reasons not adequately explained. Not a problem, I will post my review verbatim below, followed by an update as to where we stand:"Overall, living at Brooks Landing has generally been okay. It's well-maintained, even if some areas are showing it's age. Parking is not friendly for those with more than one car unless you shell out money for an extra covered spot or a garage. Maintenance crew are rockstars who get the job done efficiently. Neighbors are generally quiet, save for a few that I'll get into later.This particular rating is reserved solely for the leasing office. I found out that the unit above mine is being used as an illegal Airbnb (I have screenshots of the now-removed profile). The latest short-term tenants occupying the unit have been super noisy at all hours of the day, from using a subwoofer to play music through the night to blaring the TV to the point where I am now losing sleep. I have called security, who have been ineffective. I have lodged several complaints to the leasing office already, and to this day, no significant action has been taken other than to email the real tenants, who don't even live in the actual unit, so the response has been weak at best. They have even resorted to actively ignoring my inquiries, although they have conveniently reached out multiple times to get my renters insurance renewal even though the expiry date was well before I even needed to act.In addition, the gates they have repeatedly promised to fix are still broken, and they care more about promoting the complex amenities, half of which are only available during their business hours of 10-5, and issuing warnings that illegally parked cars will be towed rather than just towing them outright.It's made clear to me that this leasing office doesn't have their real tenant's backs. What a shame."UPDATE as of 5/20/2023: The illegal tenants above me are still there, still playing loud music, and still being generally loud at random hours of the day, including 4am. We have even seen the real tenants come by a couple of times to visit and presumably collect rent they charge to the tenants. The leasing office has still not responded to my multiple emails regarding this situation, but did manage to reach out to me about my renters insurance certificate a THIRD TIME because the system falsely flagged my previous policy as expired when it was renewed the last time they reached out. There's a reason why there's a tremendous difference between the Yelp and Google rating for this complex (2.1 stars vs 4.4 stars). You have been warned.

I have lived here for 3 years, each lease renewal they have increased my rent $200-$300 per month. The gate is always broken and open or on a rare occasion it is closed the key fobs do not work. The pool is closed about 8 months of the year for some reason or another. The staff at the office is always rude and dismissive including the 3 resident directors that have come and gone. The current one let me stand outside the door for 45 minutes before opening it, despite me calling and knocking on the door at 4pm on a Monday. The office is only open 10am-5pm Monday- Saturday so if you have a traditional job it's near impossible to catch the office staff. The mail room we used to have 24/7 access to through a back gate is only accessible through the office during business hours, and oh did I mention everyday 12pm-1pm they are closed for lunch. They also delete all their negative Google reviews which is why you'll see a difference here and on Google. They don't want to be bothered with any issue including someone pulling the fire alarm on a building every other day for 2 weeks, they just sent an email out to residents to ask for information. This is managed by a property company but overall horrible management, they do not care for resident experience or customer service.
