This plaza has several restaurants on both floors as well as karaoke. The restaurants are all Asian, with a very good Cantonese Seafood restaurant on the second floor (Koi Palace). Parking is easy as the lot is large.

I went to "Tea number one " with my friends ?.
They have Durian smoothie, mango smoothie, avocado ? smoothie . Thai tea Boba, Grilled fish balls , vegetables dumplings ?
We absolutely Love them so yummy.
Highly recommend ? price fair .?

Nice outdoor mall showcasing eateries. All Asian cuisine from savory to sweet treats. Parking is tough during peak times, but usually can find a spot along the street.

I absolutely love coming here too. It's a much smaller plaza than Milpitas Center/Ranch 99 Plaza down the street. Walkable distances. Koi Palace for dim sum or a very good Chinese group meal always stands out. KTV/Asian karaoke upstairs second floor next to Koi Palace. Smaller mom and pap restaurants downstairs. Some food places have shorter business hours. Pandemic hit them hard here. Still, lots of free public parking spaces. I always go to the busy 85 Degrees Bakery hot spot behind the building/back side of plaza for tiger milk boba tea, coffee, cakes, and pastries. Sweet spot. It's a much lower key place than Milpitas Center. Hong Kong Cantonese Top Cafe is still in business if you want fast cafe foods. Not sure if Thai restaurant has gone out of business or not. They never have the lights on again. Vietnamese Pho place is still operating. Very quiet though. Browse around! Love the patio tables/chairs. Plenty of spots under the sun outside. People come over here for takeouts and dim sums most of the time. Empty retail spaces inside. Looks pretty dead these days. There are still very beautiful views if you take the time to look around. It's a very good plaza, but I wished that they would add more businesses here. Place looks a bit lonely. Maybe it's the fengshui for years. Not many restaurant businesses seem to last around here. They come and go. Would I stop by again? Yes, because I always enjoy walking around from one plaza over to the next. Great day outside. I hope more people will be visiting again. Good vibes/very relaxing here.
