Its better to be homeless than stay at anything owned by Mink Condominums. Buyer/Renter beware these places are awful and run by horrific management. Stay away at all cost!!

Don Mink lacks even basic integrity. I'm in complete agreement with all the reviews that he is untrustworthy. He tried to scam my disabled sister by saying that he didn't receive one HOA payment two years ago for $300 and threatening to put a lien on her property if she didn't pay him almost $2000 immediately. We have a record that it was paid by her bank though he wasn't interested. No sure if it was just bad accounting or embezzlement by Don but either way he's probably not the guy to be handling the books. When I confronted him with facts he blamed the HOA board. Mink Condominium is understandably not accredited with Better Business Bureau. It is understandable why. Scamming anyone is wrong. Taking advantage of a disabled person on a fixed income is particularly sleazy. Hopefully, the HOA board will find a more honest vendor for this work.

Don is an honest, reliable guy who helps HOA's to stay on track. I try to stay as organized as he is with our finances and it has worked out marvelously. We are nearing full funding as each year passes and his help on budgets brings us so much closer to our goals. Definitely a guy you need to call if you want to get your HOA on solid financial footing.

Poorly ran, the building on Regent looks run down. I even caught Claire the president having sex with Jose the sneaky maintenance man. There's no point in requests because their follow up sucks. There's roaches no matter how clean you are and they don't give a beep!!

I have been on both sides of The fence in the condo HOA world. I've been Both an owner of several condos across the nation, president of the board of two condos, and served both for greater than five years , and also managed multiple condominium development, as well commercial and residential real estate. Don Mink is by the far the best, the most honest, the highest qualified manager, in my Opinion if you hire Don Mink, all you need is a good secretary to handle condo correspondence, scheduling etc, and a great engineer, a great janitor and a great handyman. How much staff of course varies with the size of your complex but particularly smaller developments. In my experience there are a lot of condo management companies out there, but good ones are virtually Non existent. One final note, this guy doesn't mess around with delinquent homeowners. As you can see by the negative reviews from the delinquent payers they don't like him. I've worked with him for over 10 years and can tell you this guy is straight up knowledgeable, no nonsense, and will be a great asset to any HOA if you hire him and follow his advice.

This company is horrible and they are running a scam on the home owners at Miraleste Canyon Estates! Don Mink is one of the most insensitive and non caring people I have ever met! They are running a scam with the Board of Directors and ALS Lien Services!! Don't use them for your property management needs! Don has horrible communication skills! Very unfair practices! I will be reporting this property management to Consumer Affairs!

Horrible company because run by a horrible person, Don Mink. This company took over my Home Owner's Association and instead of seeing that my HOA checks went to the previous management company he gladly sent me to collections quickly. As I tried to remedy the situation it took some time to resolve with the collections company and no fault of my own or the collections company. But as I tried to pay the current owed and future HOA dues to Don Mink he refuses to accept it but continually tacks on his ungrounded late fees. He is a terrible person or just lacks any care. Whenever there is an emergency or something that needs to be done he either won't respond, says he is waiting for a response, or deflects his role to someone else I should contact which involves more work for me to hunt down the contact information of this new person opposed to him simply supplying the details of the person or forwarded the request. I feel sorry for him and hope he finds the love he needs in his heart before it destroys him.

Do not recommend. I emailed twice (to an email that we have always used for them (for our other accts w/ them) and has been verified in the past) to proactively get a statement of our new account and find out when first payment was due. We received NO response, twice. We received no bounceback notice. They never sent us statements, until finally they sent us a statement with late fees. I called and tried to be reasonable, and they were very rude on the phone. They do not want to remove late fees that are documented to be an error of their lack of responsiveness.

Don never returns calls or email back. When you call him he hangs up on you and avoids answering your calls. He keeps sending me the same statements with outrageous charges, but when I asked to go to his office to see why, he said "you are not coming to any office" Wow really? Never trust this company!

Don is rarely in the office. Good luck if he or his staff returns your phone call. I'm still waiting on a return call from over a month ago regarding leaking units. Guess water damage wasn't important enough to return my call. Wish our association had better management, but it's hard to find good management these days. Mink will have to do.

I was the Pres. of our HOA Board for the first 4 years after our property was built, at which point the Board asked me to take on the position of On-Site Mgr. We had huge financial/accting difficulties with our past prop. mgmt. firm, so I wanted to find a condo/townhome mgmt. firm that would only have that as their responsibility. I was introduced to Don at Mink Condo Mgmt. and have never looked back. Don is a CPA and has his real estate license, along with being professional and honest. He has been able to guide us and take care of all of our accounting and financial needs - and he is a joy to work with. Mary On-Site Property Mgr. Bay Harbor HOA
