Ann and Mike did a great job handling 2 very quick and complex escrows within a 4 week period of time. Our clients are very happy with being able to move into their dream home only a few houses down from their current home. Thank you for your extra effort to get this accomplished. Be careful... I'm sure Ann is wonderful but Mike her partner did us a terrible dis-service. New to the mountains and very Much dependent on our agent to advise us, he sold us a house with a red tag.. He just did not have the knowledge, skills and ability to handle such a dark situation and whilst we all ended up in court he never once apologized for his part in this situation. The mountains can be a tricky place to buy, find yourself a highly skilled agent... Thank you for your response below Mike.. Your right the seller made a choice not to disclose, but as a real estate agent in the mountains in retrospect there were red flags about this whole scenario that we feel a knowledgeable agent would have picked up on.. We went on to endure a lengthily costly court battle during which you failed to turn up to any of the proceedings and instead sent you partner at the time... A disappointing outcome and no we haven't fully enjoyed living in our beautiful home as it was our neighbor that sold it to us...

Mike was the listing agent 10 years ago when I bought a property with some complexity, and again recently acted as my agent on a simpler transaction. In both cases I found him straightforward, efficient, and honest to work with.

We had the most wonderful home buying experience with Cruz properties, with Ann as our agent and her husband Mike backing her up. Ann was invaluable to us as first-time home buyers; she was tremendously knowledgeable, prompt, thorough, and diligent. We made multiple offers, and she researched each property thoroughly, even to the point of sitting at each one for an hour or so to feel how it would be like to live there, and taking photos and video for us when we could not physically visit the property ourselves. This was especially useful to us because we live 2 hours away from the places that we were looking at. Her ability to offer frank and insightful opinions really helped us to figure out which properties were the best match for us, and it was obvious that more than anything else she really had our best interests in mind. She was also great at suggesting what kind of offer to make, where the offer would be high enough to have a good chance of being accepted, but still low enough that we would not be overpaying for the property; it was here that her experience and ability to stay on top of and understand the current market conditions really became clear. She was very thorough with disclosures and property walk-throughs, and was really great about following up with the seller's agent, our bank, and the title company and applying pressure to them where necessary; she really advocated for us. One of the most amazing things about her is her great balance between utmost and consummate professionalism but at the same time really making you feel like family, and she was also great about reassuring us when we were nervous. As a result, we found the perfect place at the perfect price, and the sellers chose us over their other offers. The subsequent closing of escrow was totally smooth and easy. We had some perspective for comparison, as we were previously working with a well-known, high-volume agent in Fremont while looking for properties in Fremont and Pleasanton. We found Ann and Mike when we decided to also look in the Santa Cruz Mountains. One visit to a property up there was all my wife needed to decide it wasn't for her, but we liked Ann so much that we chose to keep working with her and searched with her for properties in San Jose, Campbell, and Fremont. Our experience with Ann was so much better than our experience with the previous agent. We greatly appreciate everything that Ann and Mike did for us and will definitely be calling them again for our future real estate needs.

Mike Scherer (Mountain Mike) brokered the sale of our home on Comstock Mill Rd. I chose Mike because of his knowledge of the Los Gatos Mountains, his many years of experience in real estate, and because of his credentials for being a broker at Cruz Properties. It took some time to sell our home because of its unusual design but Mike marketed the home to many potential buyers, both local and from out of state. He finally did find a buyer that was the right fit for our home. During the escrow period there were some challenging moments but Mike helped us negotiate a win/win transaction for both us and the buyers.
