Do not rent here. The parking garages are a pain in the butt because the resident's and Joe's parking lot share the only entry and exit. So at peak times, there is always traffic jams because either
1. The machines are broken
2. They allow people to pay at the exit which backs up everyone
3. They are bad at support. No one at the intercom on the machine ever picks up.
Another thing, even though it is not in the lease agreement, they charge $150 per key to replace a lost key. And both the garage key and the room key counts as two so if they are both attached to your keys and you lose it, then that's a $300 charge :)
Also the homeless people keeps tripping the fire alarms.

Wakaba LA is being sold to a company that only does low income properties..
They intend on turning a beautiful property into a low income nightmare
the security spends a lot of time keeping them out
Now they will be living there

The application process was beyond maddening. Robert spoke to me as if I were a complete idiot and very demeaning. Adding so much stress that I would loose my 250$ if everything wasn’t submitted in 48 hours. While I frantically kept trying from over 6 devices (phone, iPad, three friends computers) they were all failed attempts. Meanwhile it was a technically issue that had already happen that week come to find out with another applicant. He failed to mention this while he kept the pressure and said you have less than 24 hours an d you will loose the deposit. He kept letting me know he had done everything he could to help and nobody else has any issues. I asked him to resend the link to submit bank statements, he never did. Infact he has stopped answering the phone when he sees it’s me. When I asked him not to speak to me in the way he was he then turned it to me and told me I needed to. He had me in tears three times and a panic attack later I have decided even if they fix their technical issues I would not be comfortable living here. Again after requesting to speak to the manager three times I have still no call from her. It’s been five days. With all this being said, the one woman that is a true angel is La Donna asst manager. She was kind enough to FaceTime me and walk me through everything finding it was no fault of mine and submitted a work ticket for system to be fixed. If you do go forward with this complex I highly reccomend this wonderful lady and avoid getting off on the wrong foot with Robert.

Very nice place. Security is good. Area is good. Lots of good food in the area. Overall I was very happy with the apartment.

They seemed great during the apartment viewing. I applied to an apartment and was told beforehand that the $200 holding deposit that needed to be paid when submitting an application was refundable. I applied, but decided to take another place and canceled my application. I understand the $50 application fee is non-refundable, but they haven't refunded me the $200 and ghosted me when I reached out to ask for when it would be returned. It's been almost two months now and I haven't seen a cent. Don't apply here unless you know you want to take the apartment.

Noisy Apartment Complex!!! You will hear everything and wake up at random hours due to the cheap construction. From outside: sirens (ambulance, firetruck or police take your pick), cars, motorcycles, random screaming. From inside: every single footstep and dropped object from your upstairs neighbor and loud dripping sound when the AC is on. Do not move here if you value sleeping!!!Fire alarms being pulled randomly is true. Multiple people have already reported this in their reviews.Loud motion sensor warning message is also true. You will hear this almost every night. Even neighbors from other properties have reported this.Safety - The front lobby was broken into in June 2023. Several sections of the glass were smashed up to the mail room.Security Deposit - Expect to get screwed over. I called to ask why they took so much of my security deposit and was told they had to paint. The leasing agent asked if I painted the unit which I did not. Why would I waste money on painting an apartment I'm renting? There were already paint splatters which I noted in the move-in checklist. I asked them for a picture of the problem on the wall and could not provide it.Parking - The gate keeps breaking so driving in or out can be a hassle too. Yes Wakaba we know it's Joe's Parking. However, tenants still have to deal with that often broken gate.I wouldn't recommend this apartment to anyone.

I am beyond happy I chose Wakaba to be my new home. James and the entire staff are so kind and welcoming, he showed me every apartment multiple times because I couldn’t decide and was very accommodating to my requests throughout the application process. Highly recommend this apartment as your next space in Little Tokyo, right next to every great restaurant and shop, and the cutest coffee shop around the corner on 1st street!11/10

I lived in many apartments in LA and the management here is the best. They do really well with communicating with tenants. Mihai and James really makes me feel welcome here. They go out of their way for you. I appreciate the guys so much!!

I have lived at Wakaba LA for several years . In a sense I give them a positive review yearly by re signing the lease.The place has a modern classy look .. less ordinary.The maintenance goes above and beyond and it shows. The place is immaculate. Work orders are done promptly and with courtesy. They even won an award. The office staff are a group of nice people that always make you feel welcome.2 story gym with tons of equipmentlounge areas . fireplaces.. grills sky deck ( my favorite ) AND adjacent to a pocket park where you can walk your furbaby . 24 / 7 onsight roving security24/7 CCTV I feel like I'm writing a review for a nice resortIt's nice to feel pampered

My husband and I have lived here almost 5years. We love the Wakaba! They have beautiful apartments all with stainless steel appliances, washer/dryer in all units. Great amenities. Huge bbq areas( there are 2) Two level fitness center. Full-size kitchens for parties. The staff are very helpful! Maintenance staff very professional! Great area in Little Tokyo near tons of shopping and great restaurants!! We love it here!!

DO NOT MOVE HERE!While at the wakaba I have had property stolen and multiple car break ins, the day we moved in we witnessed a car on blocks all of the wheels stolen this has taken place many times, the building has many many safety and security issues. The noise is un bearable there is no insulation in the units and the builds are very cheap.The trash is always an issue and the fact that the management ignores security issues is really first and foremost.The management are disingenuous joes parking is not the issue when thefts occur in resident parking and there are homeless wondering the hallways. Again if you value your safety and that of your family dont move here.
