I recently had the opportunity to tour a few one-bedroom units at this property and was thoroughly impressed with the interiors. During my visits, the property felt secure. The convenience of having a connected parking structure is a huge plus. Additionally, the property management team has been exceptionally welcoming and responsive to any inquiries, making the entire application process a breeze. I'm looking forward to calling this place home.

Just signed my lease at the Mint!JJ and Kevin made the leasing process extremely easy. They were very communicative and professional through the entire process. The apartments themselves are very nice, solid amenities (i.e. game room, gym, and rooftop with beautiful views of the DTLA skyline), modern interiors with marble countertops, exposed cement walls for a more industrial vibe, and in-unit laundry.

Today I walked out of our building with a notice that the city is going to shut off our gas since management hasn't bothered to pay the bill for a while. (Picture included)The pictures in this I profile are from when the building first opened. The pictures included in this review are from the last year or two. After 3 years of living here, I've absolutely had it. The list of issues with the building are too many to list. Unresolved issues include, RODENTS, false billings, no security, constant city violations, break-ins, broken or useless amenities, and a manager that lies pathologically. There is nothing luxury about living here, at least not any more. Since the building was bought by the new owners it has been a steady decline in quality of living. In every way possible.A lot of the reviews here are from non-residents or outdated or from airbnb guests which are set up here illegally.A large number of residents have moved out in the last 6 months directly due to these issues. This has made our utilities jump up 75% due to low occupancy.I WILL ANSWER ANY QUESTIONS YOU MAY HAVE.

Moved out after new mgmt took over. Had issues with homelessness, pests, and access. Nice building but it needs serious improvement in mgmt and upkeep.

Been here for a year now and have just gotten used to the poor quality of repairs, maintenance and management.Live here if you want maintenance to leave your unit worse than then before the “repair”. If you want spiders in your lobby. Homeless people on your floor pulling at your door knob in the middle of the night. The property manager is never responsive or onsite. We just got new owners and unfortunately it’s not looking any better as their first improvements were Slapping ugly crooked unit numbers on our walls. So embarrassing, there’s no quality inspection.

I have been here going on my second year and I love it. JJ is a very attentive and responsive property manager and the people he’s added to this please have been super friendly and nice and it’s nice to have people to say hello to in the hallways and doggies to greet. They do an amazing job of keeping the place clean and fresh as possible despite tenants not really doing their part as far as trash/recycling mgmt goes. I wish the tenants would actually step it up and be responsible but there’s nothing management can do about that. As far as parking goes, they have an agreement with BeDtla, which I will save that review for another day (I have experienced exterior paint damage to my new vehicle twice due to a leak in the foundation of the parking garage, they refuse to take responsibility).

Police will be called to this place asap. JJ has allowed for the past year tenants in apt 12 on the first floor 10 feet from JJ’s office to commit fraud on my name. $11,000 so far has been defrauded on my credit by the tenants who currently live there because of old mail that has continued to go there even though we have changed addresses with USPS and alerted JJ about this. I have contacted Trion Peoperties as well as JJ numerous times about this and he laughed in my face. So now I will call the police and move forward with legal actions. Criminals live there and the property manager knowingly allows it.

JJ is seriously the best! He’ll take care of any issues within reason. He obviously can’t change the color of the sky (some ppl swear) but he’s very professional and nice to work with. Big personality and people person. Super cute apartments. You’ll get the “bang” for your Buck here. I mean it’s LA, come on!

My best friend and I moved in mid December and from the start our manager JJ has been the BEST! So sweet and stays on top of any needs, questions or concerns we’ve had! We’re in love with our apartment! The lobby and the whole place as a whole is great. It’s quiet, clean and always kept up with!!

So far, I have LOVED living at The Mint. Our manager JJ is super sweet and makes sure we’re always taken care of if anything comes up. For this apartment being in DTLA it is very clean, quiet and safe and I am glad my best friend and I have chosen to live here.
