The property is infested with mice, rats and roaches. Property owner ( Carlos Javalera ) is a Gentrfier that does not take care of his property. Lived there for 12 years and I'm so happy to leave. Do NOT trust Figure 8 property management which manages this property. They are connivers and crooks, don't take my word just look at the B.B.B. reviews and Yelp just to start. Good luck with your search.

Figure 8 is slow to respond to basic issues like fixing the heating and air conditioning in the house, and fixing door latches. They blame it on the owners of the house that they need to get approval for fixes, and I don’t care if it’s true or not. It shouldn’t take weeks or months to get an approval. I’m frequently upset by their lack of attention and care.

I worked with Katerina Romanenko to secure a lease after I was unexpectedly given 7 days to move out of my current house (and I have two cats!). She was incredibly hands on and found me the perfect place, met me there on short notice, and I was able to get the lease signed and moved in with a day to spare! I quite literally don't know what I would have done without her and I can strongly recommend her services!

We interviewed Figure 8 when we decided to find a new property management company. Although we decided to use a management group with more experience with housing vouchers, we found Paizley to be professional, honest, and easy to interview. If she did not have the answer, she said "I do not know the answer to that, but I will find out and get back to you in X days" And she ALWAYS got back to us on or before the day she said she would. She never tried to trick us by using doublespeak or gaslighting us, when giving us answers we did not want to hear. If everyone at Figure 8 is like Paizley, I strongly recommend you consider using them.

Unprofessional and shady property management company. Apartment was covered in dust and rampant with ants when we moved in and they ignored major water leakage in our unit for 6 months while we were in it. When we moved out, they tried to deduct almost $1000 in painting fees (after not mentioning during anything during our move-out inspection). When I asked for photo proof of the damage, they sent photos from someone else's unit. Avoid any property managed by Figure 8!

Finding an apartment and moving is stressful, but finding one and moving cross country during a pandemic about damn near broke my blood pressure monitor last year. Fortunately, I found my apartment through Figure 8 and the entire process was so streamlined and beautiful. I've decided to move out for reasons beyond their control, and I will honestly say I'm going to miss living in one of their rentals. Xuan, Nikki, and their entire team - just genuinely cool and wonderful human beings.

The tenants of 4657 Coldwater Canyon have been enduring this incessant squeaking sound for over 2 years now. They claimed to be looking into faulty dryers in the tenant's units but the noise persists. Several neighbors and residents have complained. It's going on all hours of the night and day. A neighbor is a preparing to move because it was too much, on top of the screaming, cursing vagrants coming from under the Coldwater/101 underpass. There was even an infestation where the whole building had to be tented after a vagrant kicked out the sides of the storage cubbies, moved in there, and brought bedbugs into the entire building because the cubbies were unlocked/street facing. Do not move here - it is no longer a good place to live.

From the first showing of our apartment, I knew we were in good hands with Figure 8's team as our property managers. Petra was our main contact and was very responsive when we had maintenance questions, and always communicated in advance if they were sending someone to work on our property. SCAMMERS ALERT! This is the worst realty company I've ever had the displeasure of dealing with. Connor Ginger is one of the worst human being I've ever met. If you want a realtor who doesn't give a crap about you, your money, or your health, Figure 8 is the place for you!
