I highly recommend Patrick Fracisco Jr. of Fracisco Realty & Investments. Pat helped me and my husband purchase our first home in Livermore 10 years ago. As first time home buyers, Pat was very helpful with guiding and educating us through the home buying process. His knowledge of the Tri-Valley helped us determine the neighborhood that was right for our needs.Last year, with an expanding family, it was time to upgrade to a larger home. Pat sold our first home for a generous amount over asking and helped us with purchasing our second home. He was also able to secure a rental property for us to stay, month to month, while in between moves. I always felt Pat was looking out for my family’s best interest now and in the future. He has serverd as manager of the property in all respects, and has located several valuable tenants for us when vacancies occurred. He is responsive to any questions we have. Beware of FRACISCO REALTY for unjust and excessive retention of renter deposits.After returning a property back to this property management they kept $974.18 of our deposit, Assessing us with and charging us to clean things we had cleaned professionally and personally and returned to them in exceptional condition and better condition than we received it in.In reporting issues (like outside structural damage from a freeze in the winter and falling apart during a freeze), they not only do not come out and fix it, they charge the renter with the repair of it.If you think appliances that are owned by the landlord should be repaired at the cost of the owner, they don't, they take it from your deposit.If you spot paint with the paint they spot painted with before you move in, they charge you $500.Most unprofessional Shysters we have ever dealt with.BEWARE
