I am extremely disappointed with the practices of this apartment complex. Upon moving out, I was unexpectedly charged for ("prorated" ) carpet replacement ($1320.87) and wall repainting ($161.27), despite these being routine maintenance items typically covered by normal wear and tear. I occupied the unit for 1 year and 3 months, during which time some minimal wear is to be expected. There was no damage beyond normal wear and tear which pictures show as proof. However, management has attempted to hold me financially responsible for what appear to be standard maintenance and turnover costs. Upon research, you can find many similar stories from online reviews. This approach feels both unreasonable and unprofessional. I strongly advise potential tenants to be cautious of these unexpected charges.

Thanks Christian for the refrigerator repair. He is awesome. The work was done very cleanly and he instructed me on how to check if anything went wrong. Super helpful guy! 10/10.

Beware want inspect apartment every 2 months without appointment. This place absolute joke will be moving out soon as lease expires.Instead renting to quality tenants rent lower class so need check apartment make sure no damage

been living here 2 months so far and things are great. we had a few minor issues and maintenance was so quick to respond! our unit is in the perfect spot where you don't hear any street noise and the freeway noise just sounds like waves in the ocean or just white noise in general. you hear birds constantly which is so much better than hearing people yelling obscenities like where i used to live in downtown long beach. also nice not living in a 100 year old building with barely working elevators and leaky pipes and mold. Overall its been very pleasant so far.

This is good apartment area to live. It is happy place. The swimming pool is good place. Apartment is full of energy. The home inside needs to be more clean. The place is full of life. You have stairs made to intentionally people live Here.

I've lived in a few Irvine Company properties over the years. They are all a little different but you can be confident knowing you'll get a place that is well maintained and reliable property management. We had a great experience working with Kai Kanno in the leasing office. He was very helpful and supportive through our leasing process. We were impressed with Kai's professionalism and attentiveness while we searched many different communities and unit floor plans. Thank you Kai for helping us!

This is a quiet, well-maintained community, with a responsive and helpful team. Pro-active and consistent maintenance. A private garage for every unit. I chose Villa Coronado over The Alton, The Murphy, and The Kelvin. I have nothing bad to say about those places but I am happy that I chose Villa Coronado.

Paula the Asst Manager at Villa Coronado is awesome! She went above and beyond in helping me and my son with a difficult situation. She is very knowledgeable and professional, but this situation needed a little more attention and she provided that. I'm extremely thankful to her and the staff here for making an already difficult situation easier to deal with.

OK community with horrible pepople running it, extremly bad move out process. It take them 8 days to repond to a email regarding moving out and after one angry letter they repond within 1 day. They charge people with 1600 dollar on Carpet replacement, and don't even try for the 220 dollar clearning fee. They also sent out bills for wall painting and replacing the surface for tub. If you did not live there for 5 years then you will get charged with the carpet replacement, which is so nonsense. It is not a cleaning fee but a replacement. We hire a cleaning serive which cost 700 dollar and cleaned everything which got charged of cleaning fee of 220 on a sink saying it is not cleaned. This is how they will deal with you when it comes to move out.

I’ve had nothing but exceptional, pleasant, and wonderful experiences while living at Villa Coronado. The units and grounds are clean and beautiful and maintained impeccably, I feel like I am on vacation every day. Even though the Irvine Company is a large corporation, I have been absolutely amazed and so grateful and so happy with the professionalism, attentiveness and kindness from the staff- and their response time to returning emails, maintenance and other requests is beyond impressive. Everyone I have interacted with, from Edith the leasing agent, to the office staff, to management who personally made an effort to reach out in response to my correspondence, have been wonderful. Miguel and his team in maintenance have responded so promptly to the few maintenance requests I have put in on the app, which is so convenient, and as always, they’re so respectful and pleasant, helpful and knowledgeable! You truly don’t feel like just a number here, i feel so blessed to have found Villa Coronado.
