Watch out when you have to renew the lease!
I came into the apartment first with a 3-mon lease. In the second month, I was offered to renew with a 28% price hike!
The apartment would not provide an explanation as to why such a hike, while similar units in the same apartment are offered at the original level when I came in.
I end up did not do anything, cos I need just one extra month until my own home remodel is done. They say 1 mon is not negotiable; only 3 mon is. But I don't get why I would have to start negotiating at level almost 30% higher than my original lease/similar units. (and my original price was on par in the area)
It's either the pricing is messed up, or gouging is written on their mission statement.
I must stay though, our stay here in the property has been pleasant. Staff have been good and facilities are satisfying.

We walked into the Kelvin front office late in the afternoon without an appointment, and were pleasantly greeted by the front office consultant, Cameron, who was very helpful providing information about the Kelvin Apartments and also three nearby communities of Equity Residential.
We were very impressed and truly appreciate Cameron for taking the time and making the effort to answer all our questions based on his first hand knowledge of the communities.
We are still looking and hope to find an ideal apartment at the Kelvin’s for one of our family members!

Kellie and everyone at management is wonderful.
This review is for the constant theft that plagues the building community and transfer policies out of building management’s control.
Not only were there 2 reports of home invasions in this year alone with mine included, but packages get stolen, mailboxes get broken open, and cars broken into.
Packages get stolen within hours of being delivered if not picked up right away. Im adding a photo of the locker area and where my package was - i’ve given notice to amazon too that this is a high theft risk community and they need to deliver to my door if not in a locker.
We tried to transfer out but the cost of transferring is equal to one months rent. That’s almost $4000 on top of first month’s rent and deposit at one of their “sister communities” in the area.
I’ve resorted to arming my apartment with a high cost security system and an ultra HD door bell camera to protect myself, my belongings, and etc. On top of having a protection breed dog.
I’ve never lived anywhere that calls themselves a “luxury apartment community” that experiences this much criminal activity.
Unrelated to criminal activity but our carbon monoxide alarm has been going off due to “low battery” for 72 hours even though we’ve tried to replace the batteries ourselves. ?

Brandon came and opened the broken lock door so I could install my Internet.
Then he came another day to fix my light fixture, and the tub that was clogged with hair. He also showed me how to unscrew the tub’s stopper. He did everything in less than 20 minutes.
Brandon was also considerate and courteous for taking off his shoes before entering. Really wonderful service.
I put in the service request and the service was completed within 24hrs. Thank you for being so responsive and efficient.

I am currently in a disability situation and have informed the leasing office manager ( Kellie L) and staff at the Kelvin Apartment Complex in Irvine, California, requesting them not to charge late fees for the past three months due to my disability. Despite this, they proceeded to charge me an extra $167.75 in late fees for the last two months. (They charge tenants a late fee of $167.75 if payment is made after the 4th of the month.) For this month, I paid my rent but informed them that I would pay utilities and late fees next month when I return to work. However, the manager rudely refused this arrangement. Is this lack of understanding and empathy typical in situations involving disabled individuals?

Tania, the front desk specialist, was so so so helpful and accommodating in every way. From the tour to my move-in date she ensured that it was a smooth and easy transition. She went above and beyond and made sure my application was handled in a time efficient manner to get me in on my desired move-in date. Even though she was off the day I moved in she made everything happen and I could not be more grateful to have her support for my first apartment! Thank you a million times Tania !!!

Seriously, don’t rent here. There is no one answering your email. No one answering the phone. There’s even no one get back to me about my virtual tour! I don’t know how are we gonna process the application without any leasing assistance. If you couldn’t handle virtual tours don’t show it on your site!

lived here 8 months. Have been disrespected the entire time. The jacuzzi never works. They have roaches everywhere. I've had my car broken into twice. All mailboxes been broken into 3 times. I've gotten multiple things stolen. They promise it's safe they are liars. they just want your money. They Raise the rent too often for a apartment. And no assigned parking for the price I pay is ridiculous. I don't feel safe here and I'm out.

This apartment complex is top-notch. The rooftop patio is an absolute highlight, offering stunning city views and a perfect ambiance for happy hours. Inside, the plush hallway carpets, with their intricate designs, add an unexpected touch of luxury. A seamless blend of comfort and style throughout. Highly recommended!

Beautiful location and first glance great looking apartments are unfortunately fraud with poor management. A consistent issue are unsafe health conditions like constant dog p*** and urine all over hallways, by elevators and stairs. Management doesn't do anything about it and dog excrements are left in public walking spaces for DAYS after residents complain. Your rent will consistently go up the max allowed 12% each year, as you walk through dog p*** and urine to your apartment.
