Since living here in August 2023 I have had few issues and the issues that I have had were out of their control (A/C issues). Taylor and Bailey have truly helped me SO much and they are so kind and receptive and really try and get your problem solved as quickly as possible. When issues are out of their control it is clear that they themselves are frustrated by it and they are incredibly empathetic. This complex has treated me well and I know it will continue to do so up until the day I leave.

This is my second home. I lived in UV 2014-2017 I didn’t find a place good as UV. I remember when i moved to Pittsburgh my friend told me that a new company bought The UV so I don’t know how they manage it right now, so i hope it’s like before. I love to live in UV again ❤️

Office says things they never do and work orders get ignored for weeks unless you confront them in person, email, or call (if they even answer). Rec Center is supposed to be 24/7 but it’s locked and can’t be open even with the amenity key. Staff isn’t even available at 9 am when they are supposed to open no one is even there. Best bet if you have safety or health concerns in the apartment is to call the code enforcement in the city otherwise it won’t get addressed. Maintenance man is very nice but unfortunately the office tends to lie a lot. Apartment/bathrooms weren’t cleaned prior to move in as they stated which is why we couldn’t move in sooner and rent is not even prorated that first month which to me is a scam since we only get half the month. Also parking is awful even if you get a lot spot it’s $100 PER MONTH for a new resident. Astronomical since the year prior it was only $40 and it will only keep going up. They overprice the heck out of this place for the condition it’s in at least repave the lot or something for that price.

I initially had a good experience living at University Village Fullerton (UVF) in 2022, but things went downhill fast. When I first moved in, the apartment was dirty despite them promising it would be cleaned. By 2023, I had new roommates assigned last minute who were messy and hard to live with, and management didn’t even provide accessible parking for two disabled residents, causing them to cancel their leases initially.
Maintenance became a nightmare. Sewage started coming up through the kitchen sink, and even though I reported it with photos and videos, it took months for them to fix it after constant pestering. Then, in April 2024, our bathroom hallway ceiling started leaking. Despite multiple requests, it wasn’t properly addressed until August after I had to call the health department. A few months later, brown water started leaking from the shower.
In September 2024, we found bed bugs, and management basically shrugged it off, delaying the exterminator and demanding proof of the bugs. Eventually, my roommate’s grandpa had to handle the extermination himself. Other issues, like sewage coming up in my shower and a heater that never worked, were ignored.
The atmosphere at UVF has completely changed. There are constant parties, loud music, and police being called. Maintenance is severely understaffed, and management only cares about getting rent, not about addressing problems. I would never recommend UVF to anyone—it’s been a terrible experience, and I can’t wait to leave once I graduate.

I know some of these reviews are scary, but honestly, I've had a pretty good experience here. Despite being so close to the highway, it's never very noisy. The front desk ladies are very nice and are trying their best. The apartments themselves are pretty good, there hasn't been any major issues. The kitchen in some of them are kind of small, but tbh it ain't that bad. It's also nice because you're only paying for YOUR room. If another roommate cancels, or never shows up, the financial burden isn't on you. It's a good first apartment in my opinion.
Minus one star because they never brought me the chair they promised I would get on move in day.
I signed my next lease and will be coming back here next fall.

Charged me $70 for fees after I moved out, $50 for "not cleaning" when I did clean, and $20 for blinds that were already broken. This place is far worse than you think. I had way more issues with this place than these fees. Laundry room is always out of order. They never, and i mean NEVER answer the phone. The management is so horrible that it changes every few months. They don't care about the residents. The floor boards of my room were literally breaking off and causing debris from below to spread everywhere else on the floor but they never once came to fix it. Please don't, if you can, don't live here. It's not worth the "cheaper" rent.

Horrible response time they have no consideration for the customers that’s renting from them. They overcharged and not prorate the rent as they supposed to. My daughter moved in the middle of the month they already asking for full rent. This is unacceptable I’ve made over 30 attempts to get a call back and nothing not even a email in regards to this I even went to the apartment no call back at all. Someone emailed me about a different situation I’m in disbelief but this is suppose to be Fullerton. Unbelievable how they running these things I will return with photos and names if I don’t get a response.

This place deserves zero stars. My child has lived here going on 2 years now and it has been the worst experience to have her living here and we are counting the months until she leaves this dump. Plumbing has been the biggest issue here from dirty water regurgitating back into the kitchen sink to dirty brown disgusting water leaking from the ceilings. To try to get people to fix the issues is like pulling teeth. Numerous work requests are sent to them and always the same answer “we are over whelmed with requests” or “we are waiting for the vendor to get back to us” this is extremely frustrating because they expect tenants to pay rent on time yet they are not quick to fix any issues that arise. We have even called code enforcement on these people and nothing ever gets resolved it should not take from April 2024 - August 2024 to fix an issue our next step would be legal action if things that need to be fixed are not taken care of. The owners of this complex/ dump are slum lords plain and simple. If anyone one is contemplating moving into these apartments please try to find another place. I’m sure there are many other students/ parents that are frustrated by the living conditions in this place!

I've stayed here for the last 2 years of my academic years, and I guessed there some okay side and downside to it.
Okay Side:
* the distance from here to campus is very close. 2 min away with driving and maybe 10-30 minutes walk [depend on your class building]
* during the actual school year, the office does respond pretty quick with the ticket submissions request. they do try to resolve it within a week or so.
*depend on the apartment building ig, but the one i've stayed in wasn't so bad - didn't see any mold or damages. Maybe a few bugs that crawled out a couple time.
Downside:
* DO NOT blindly trust the staff's word. It better to have a conversation recorded or memorize time + date and the person name. This had happened multiple times with empty promises like the parking situation.
* Full story: I was promised parking before signing the lease by a staff name Jessica. But then when the lease started, I realized that I was not even on the list for parking. I went back and talked to Jessica; long story short, she promised to put me in the waiting list. Guess what-- she didn't -- and she left the team too. I had to walk straight to office 3 more times just to get on the waitlist for parking. When it was time for the renewal, they promised to offer it for those on the waitlist first. Yet, I never received a phone call. I had to call in and Chris (i believe he also left) helped place me on the parking list.
*Not enough parking spot. Even with the rules tolling away being implemented, you will have to hunt for parking if you have late night classes.
*They don't answer the phone. You can only corner them if you walk up in office.
*For those who plan to renew the leases, they change the key to the apartment door without informing you. When you want to change your key, they say they don't have it ready and you'll have to wait for the keymaker to do it. [which is dumb as they should have make new copy ahead of time for those who renewed]. Sometimes, they make an excuse and tell you to come back another time and they'll have it ready. Surprise---they won't have it ready. The method to pressure them to get it done is drag your entire family up and sit in office---that will get them to get it done.
*The students who bring pet here, some doesn't know how to clean up after.
*First year I've stayed here, there was lots of party - the biggest one was during Halloween -- where drunk people will knock on your door. Second year, surprisingly---there wasn't many? ---There was one that happened during one of the weekend, where trashes were left everywhere as an aftermath.
*The amenities are meh. They charged us for amenities for almost 1.5 years when we don't event have accessed to it. It wasn't until the last term or so where it was "finally" open.

Never answers the phone. Apartments are falling apart. Management tells you to put your bike in the bike cage and it gets stolen. Unhelpful leasing office. No security patrolling. Also there’s fleas in the grass

Peace of mind is priceless.. explore your options!!!
On Thursday my daughter shared with me photos of mold growth on her bathroom baseboards. It's so bad there's a mushroom growing on the baseboard. She went over to the office to explain the situation , they didn't believe her until she showed them the pictures. A maintenance tech was dispatched ' in which I was able to speak with once he arrived" told me he's spraying the baseboards. I asked if he was aware mold spores can go into the air and cause illness, I also asked if he was going to conduct a moisture reading of the walls and share the findings with my daughter. He said he would, when he returned after speaking with his supervisor. When he returned and took the reading, he left before sharing the results with my daughter. She went over to the office to retrieve the readings however ,they were conveniently closed early. She thought they would be back the next day to check on the area, and they never did. She went over there today "Saturday "although the website states they're open, they're closed. I called this afternoon and the message stated "sorry we missed you" called again at 3:35 no answer. Her first year at Fullerton She stayed on campus. However, with the apartments being directly across the street we felt it would be a good transition for her. During that first year "in the complex", she had the regular routine calls in which they were taken care of. However, this is unacceptable and shouldn't be treated as a routine maintenance call. No one should have to live in conditions so extreme that it's producing mushrooms and they're definitely collecting rent each month no matter what. I'll be contacting outside resources to assist with this matter, because moving right now isn't that easy financially!!

We just came arrived to talk to someone at the leasing office. The sign said they are open Monday-Saturday from 9am-5pm. It is 2:45pm on Saturday. Doors are locked. We knocked. Then finally found someone sitting on her desk. This was after 5 minutes or so of knocking. Then she tells us that the office is closed. No explanations. That’s it. Office is closed, even though the sign said otherwise. So I guess, they don’t need our business. But yeah.. seems like the negative reviews about management are true.
