“The community is older, but it’s well taken care of. Of course, it has issues, just as any other community built 30+ years ago, but the maintenance team here is always on top of it! Getting any repairs done in my home is always quick and painless! I’ve had the pleasure of meeting Edwin, Esvin, Marco, Chase, and Cody and they have all been delightful! Ciera and Alysa in the office are also very kind. My only issue with the community is the limited open parking and the fee for having a carport. But overall, I would recommend this community over others in the area!”

The leasing office was super helpful when I was signing my lease, especially since I was moving from out of state. The office/maintenance is also very responsive and resolves any maintenance issues within two days. I’ve called for urgent matters and they have come resolve it within the same day. Everyone I’ve met in the office and maintenance are very nice and it has been easy living here. Quiet complex, plenty of guest parking (during normal hours) and there is even space in individual garages for storage.”
“We have been living at Vantis for 5 months now. Overall we really like it here and I would like to highlight the following benefits:- A variety of activities: games, pools, etc- Quick response to repair requests.- Excellent soundproofing or just quiet neighbors :-)- High level of property security (zero thefts in area).- Plenty of public spaces that are often vacant (why does nobody use pools?)- Modern gym.- Well-maintained swimming pools.However, there are aspects that need attention from the management company:- Some facilities (like the fireplace in the BBQ area) have been in disrepair for a long time.- There is a shortage of gas for the BBQ area.- There is a lack of regular monitoring and maintenance of common spaces. (But in general everywhere is clean and well-maintained, but there are other places) For example, the stairs may remain dirty for weeks until the problem is reported by residents.- Fun fact: every evening at 5:05p.m, water comes out of the lawn sprinkler hose and floods the people on the lounge chairs near pool.We would appreciate it if the management company would be more proactive in maintenance and upkeep.Despite these issues, we really like the overall atmosphere at Vantis. We appreciate the work of the team and plan to continue living here. The apartment complex has a great location and we would gladly recommend it to our friends. Most importantly, many of the issues mentioned are fixable and hopefully they will be addressed.”

“I lived here for 1 year. I loved it to be honest. I wish I could've stayed longer but had to move out due to job relocation.It's almost impossible to find something like they have. Which is having an attached garage with a 1 bedroom apartment. Also, you don't have anyone above you or below you, which is rare in an apartment.The only downside to my apartment was the washer and dryer. They were inside the garage and we had to use a flight of stairs every time we wanted to use them. The management weren't clear about it even though I asked multiple times before moving in and it was really annoying, but other than that, everything was really good, including the maintenance team.”

“This place is great. I’ve lived here for three years and from day one have had nothing but positive experiences. The property manager Tonie is phenomenal, constantly working and breaking her back to go above and beyond the call of duty. She keeps this place running smoothly. I love how quiet this complex is and clean, no rats, ants, roaches or any creepy crawlers you see in dilapidated places. Most of the other residents have lived there long term and no wonder. They also just got brand new washers and dryers that have iPhone technology to pay for. Love it! It’s not the Ritz however if you’re looking for somewhere to have a nice life, quiet and simple this is the place. It doesn’t hurt too to have a good property manager who is on top of everything and very communicative.”

“Want to say thank you to Denice and Cody, for the past 2 years living there it's been splendid and very great. They attended us to every need we needed to have done to our unit. Their communication and response time to you is very great, also to mention the announcement or anything that is going on at the apartment they give you notification and letters before hand. We was sadden we had to leave but hopefully in the future we can go back there. We only left because we needed a bigger space with a garage and sadly there wasn't any at the time. 22751 El Prado, Rancho Santa Margarita“Overall, this apartment community feels safe and I haven’t had any concerns so far in the last few months that I’ve lived here. I also do not have any crime/noise complaints (but yes, the reviews are true that mention the loud noises in the morning from lawn maintenance and it can become quite a nuisance if you work from home or sleep in the mornings so please consider that). Maintenance typically responds the same day for any tickets that I’ve submitted. Pest control will come to your apartment only if you submit a request and she only comes on Friday’s. I have had an issue with the trash valet company that Avila uses but luckily I have a door camera that backed up my statement and so that issue was quickly resolved. Avila residents are charged rent, HOA fee, and many small fees that equal up to around $100 so expect to pay about (almost) an additional $200 on top of your rent and I don’t feel that was clearly explained to me or I was not paying attention before I signed the lease. I also HATE the amount of HUGE spiders that are all over the place including in my apartment during the warmer months. Yes, they are harmless but if you have a fear of spiders, please take that into consideration before moving here. Last thing that is displeasing is the parking. The garages are very small so if you have a big car and small children that you need to get out of the car, it will be an issue for you. You will need to get them out of the car first and then park into the garage, therefore I park into an open space and just walk a distance to my apartment. That will be changing however due to their new parking rule/restrictions. I’ve decided not to renew my lease here for personal reasons so I will update my review upon move out.”
“Amazing, but I would like the coyotes to leave, especially the ones that walk around the complex like nothing. there hasn't been an issue except for coyotes, and loud neighbors, I recommend this complex.10/10”

As a woman, this was noticed and valued. They even demonstrated respect by wearing a mask when I mentioned my husbands cancer. That level of empathy & class is hard to find and should definitely be acknowledged. They truly make your company look 5 star! I will recommend your company on my social media sites based on this experience.”
“Carla, the highly professional Resident Manager of Heritage Park, I was sad to hear, has retired. IMHO she was a extremely talented, bright & compassionate manager with keen business acumen. During the Pandemic she displayed outstanding courage in the face of ever changing challenges, mitigating the unrealistic demands of the naive few versus the larger more critical needs of the many, consistent with the developing clarity of the deadly pathogen as it was revealed by ongoing science. Of some issues she was dealt a disadvantage (eg poorly designed, under-designed plumbing), but she did all that she could with the limited solution set that she was provided (ie one can not rebuild a plumbing system from the ground up). Lastly, she did an outstanding job supervising her staff, who all loved working with her & will sorely miss her presence - as well as greatly missed by countless residents that wish her the best but lack the technical skill to communicate it.In sum, the job of Resident Manager requires the capacity to nurture staff, the ability to communicate directly & compassionately with residents, & the skills to exude brightness, cheerfulness & positivity with poise, dignity & balanced harmony. Carla had these qualities in abundance!I sincerely hope that Western Management does all it can to retain her skills, perhaps as a consultant, trainer or as a senior emeritus management executive.(NOTE: There have been statements attributed to me re HP, but unless they carry my signature they are to be ignored with prejudice. I speak for myself, no one else has permission, tacitly, understood or implied, to speak for me.)”
