Not what actually happens at one of the worst places in Sacramento to live. This place was built in 1973 according to county records and it has not been updated. You can actually hear your neighbors private conversations through the walls and that’s a fact.

Yeah if you want no hot water this is the place for you. I’ve lived here for 6 months and experienced all the luxury this place has to offer. That includes roaches, constant construction for things that don’t need it and the office that tells you to shower in the gym.Honest to god living here makes me want to scream and cry sometimes.

Despite all the negative comments, I've lived here at 98 Hundred since January and the office staff and especially the Maintenance team,Have been one of the most pleasant and hardworking team I've experienced! Grounds are well maintained the property offers alot of great amenities. Every time I need assistance with anything leasing related Belinda and Lourdes are the dynamic duo! 9800 is my home for years to come!

I lived in this beautiful community for 4 years. Great office personal, great maintence and timely repairs. Very well maintained, I would highly recommend this complex. 5 stars⭐⭐⭐

Please do not rent here! Not only will you be ripped off in terms of monthly rental rate, unfair rent increases and ridiculous fees but these people will make your time here a living misery with inconveniences, issues and just downright disrespect. Management spies on the tenants, violates privacy laws, consistently break the terms of leasing agreements and violates ADA laws. If you try to call or email them, they never answer or just lie and say they never got your emails. Not to mention the maintenance people are incompetent. Takes over a month to get anything done and that’s if they ever respond to you. Instead the maintenance staff are just down right disrespectful. They will give you bad looks and openly talk bad about tenants while riding around in their golf cars. Oh and let’s not forget that the complex is constantly sending emails to the tenants that this is a non-smoking complex yet all the management and staff are compulsive cigarette smokers spewing tobacco smoke and leaving cigarette buds everywhere. The hypocrisy. Also don’t fall for all their so called amenities! The pools are never open and dirty with duck dropping all the time and the water is literally brackish, the basketball court is not up kept, the tennis court doesn’t even have a functioning net half the time because children are always breaking it, the gym equipment has not been maintained and is too dangerous too use, the picnic area grills are all broken, half of the walkway lights don’t work and these is shattered glass from the broken outdoor light covers everywhere, the dog park area is disgustingly filthy and is never cleaned, the dog bag dispensers are rarely replenished, and no one ever picks up after their dogs.Anytime there is even the slightest bit of rain the entire complex starts flooding. The flooding is so bad that almost all major walkways and driveways are inaccessible.There is never any parking spots available because they do allow apartments to have like 3-5 cars each even though the limit is 2. Let’s not forget that cars get broken into and wheels stolen on a regular basis. The security cameras are not there to protect tenants and their property. They are there to spy on us and invade our privacy.The complex has been charging us an excessively increased garbage fee due to the new Sacramento County composting ordinance. But they have failed to provide use compost containers, they got rid of the recycling dumpsters, and none of the apartments have received the in-home compost collection containers from the county. It’s been months since this went into effect… we’re are being charged for a service that we’re not receiving again. Seems to be a trend in this place.The plumbing and water systems here malfunction and go out on a regular basis. At least multiple times a month the hot water isn’t working. And now they’re shutting off the water for maintenance and issues so often that its beyond an inconvenience, but just downright negligent by the property managers for not having fixed this already. Yet somehow our water bills have been skyrocketing.Soulless property management and office staff that don’t care about the tenants. They will not take accountability for their mistakes and god forbid if you ever try to address any problems or ask for help. They just don’t care about people and will threaten you with eviction at every chance they get.Do yourself a favor and stay clear of this place and this property management company!

I have had a great experience working with Lourdes during my move-out process. She is very prompt in her responses and keeps me informed about the next steps. My move-out process was a bit challenging, but she was very patient with me. I was able to resubmit a form to be more honest about why I had to end my lease early. I really appreciate her understanding and willingness to help. She could have told me that I couldn't redo the submission of the form, but she heard in my voice how honest I was and just needed to provide more details.

You will be disappointed and disgusted with what you have to deal with here. Mold, roaches, fleas, even ducks. Management will try to find ways to force you out if you complain rather than fix anything. Neighbors are suing/have sued, am in the process.

Check A/C before moving. Because if you work from home you will burn with poor A/C system.95F inside home will be normal.Im living here, and tired to open work order for that.THINK ABOUT IT

(-5 star review)I was not pleased on how I was treatedI spoke to the front desk asking if the 1 bed room was still available and the man said that it was but in order to get it at that price we would have to apply by today. I let them know that we're we're having issues applying online and they offered to help. So I took time off during my own time to go there and apply,they help me put a deposit and pay a fee for the application. The person confirmed with me that I was on the topeto get the place since I placed the deposit. I kept telling him that I was very happy that we were getting at that price and he reassured me that was great offer. When I went home I got a notification two hours later that the rent price was higher than agreed and I couldn't believe that no one told me about this, it felt very scammy and then we followed up with an email saying that we're not interested in applying there anymore. Three days later I got an email that my credit score was checked so it went down and I couldn't believe it! When I called the assistant manager they said my application was not cancelled. I was completely shocked and felt uneasy with management. Finally I was able to get a refund for deposit and not for my application fee, I still feel that I should've gotten my application fee because they scammed me into buying.So if you're considering this place don't. You'll end up spending..

management is arrogant and heartless . the community ducks babies drown in the pools. i attempt to save them by putting duck steps in the pools , a small floating foam piece, to save them. manager repeatedly removes them destroys them and the ducklings drown overnight .over 20 ducklings since spring have died. and yesterday manager...she threatened me, saying she will charge me money to remove them if i continue to try and save the baby ducks. is this where you want to live?

6/22/23: 9 notices of the water being shut off due to boiler maintenance/replacement or the Water District is doing maintenance since January. 4 times we've been without hot water in the same timeframe. Management has gotten a lot better at sending notices to residents but nothing so far today.

So glad that we didn't apply there and live a 4 minute drive away to a rental home in the village for $1850 these people are hallucinating that the market can afford this for an apt with all these issues? NUTS

24 hours and counting no hot water is unacceptable.. At least once a month there is an issue with the water being cut off. Or there being no hot water.. Neighbors are noisy and inconsiderate. Constant police activity.. I moved my daughter to the complex because the reviews were good. I’m not happy with the results.
