Ran down apartments, just a real slumlord who is obviously taking advantage of parents and students who are new to area and cannot view before moving in. Pool is not usable! I feel bad for the property manager because she has to deliver the awful news. Rugs are flithy and semi cleaned (not properly) after previous tenants vacate, mini blinds broken and glued back together, large pieces of laminate are chipped off and instead of covering drawers, maintenance just painted over missing laminate, hinges on the verge of falling off, and there has to be fungus in the walls! Beware! Know that you are really paying for location ONLY.

Avoid. Not only was the experience here terrible-- construction constantly the entire year with no prior warning. Without windows for days in the middle of winter, no insulation either. Heater didn't work, wasn't given a smoke alarm for months, moved in and it was disgusting (spider webs everywhere, mold in the bathroom, dirt on the walls, etc.). Came back after visiting family (gone for weeks) to my door wide open due to the construction I was not informed would be happening. Had my bike lock cut and bike taken without being informed and it wasn't until I reached out they told me they were moving bikes for construction. Loud banging on the walls at all hours. Calls and emails ignored, and no help in any of the matters. Now, after the lease finally finished and I moved out, it's been nearly 2 months since we've heard anything about the security deposit, and still haven't got anything back. Do not rent here.

Hope this review will help others avoid our mistake. Sure wish I could give this place zero stars. We had to move here last minute and it has been the worst apartment I have lived in in Davis. I have been in Davis for 12 years so I have a lot of experience with rental companies. They are disorganized and unresponsive. The worst part is the unexpected water shut offs and no hot water. Since living here at the beginning of August we have had 8 times where we have no hot water. At one point we went 4 days without hot water and when we asked the management if they were fixing it they said they didn't know what to tell us. They never update you about things and I am surprised they haven't gotten in trouble for how many times our hot water or just water in general has been shut off.If you are looking here I HIGHLY recommend you look elsewhere. I can't wait for us to get out of our lease so we don't have to live in this dumb anymore.

Last school year 20-21 was perhaps the worst management I have ever experienced. From leaky roofs, to construction, and to management trying to further issues with random charges? Very unpleasant experience and cause multiple issues with multiple units not just ours in particular. Please avoid .

They started really obnoxious construction right outside my window that wakes me up at 8:30 every day. Didn’t even offer me reduced rent for that or give any warning for that whatsoever.

Hi,I had a very negative experience with you this afternoon. This is the worst property management company I have seen in my entire life. I do not know how UC Davis students have not bought a collective legal action against your organisation so far. This is so horrible that certainly UC Davis should have a public interest advisory advising against staying in Wake Forest Apartments.Here are the issues:1) I paid full rent and many of my maintenance requests are still pending after 3 weeks. This cannot be legal because you do not have reasonable time to fix anything and charge full rent.2) The reception was closed several weeks citing that you were busy. However, you were open for move-in appointments. You just wanted to charge money from unassuming residents who moved in and let them stay in sub-standard apartments with no after support. Now reception is open full time because you are trying to get new residents in. You do not care about current residents who have already paid and just want to capture more people to live in your accommodation.3) I asked you for a reasonable accommodation to allow me to drill holes to put a curtain to block so much of extra light that comes to my room through the light opposite. This was denied. This is adversely affecting my sleep and health. You could not provide me a viable alternative.4) When I wanted my concerns to be addressed I was asked to step out while you are open to deal with new resident queries.

I moved in on September first and today is the 9th. If I had any idea it was going to be this type of environment I would've never signed a lease. When I tell you living there and having Danielle as a property manager has been the worst experience imaginable. We moved into an apartment with dirty carpets, holes in the walls, dirty and broken blinds. Not to mention for the first few days we had no power and our food spoiled in the fridge. The ac was broken and the vents were filthy and nasty. It got so hot and heated my roommate passed out from heat exhaustion. It was 106 -108 for all the days we didn't have ac. Danielle has cussed at us, yelled at us hung up in our faces and they of course played the victim. She even became a Karen and called the police twice for her being rude and nasty to us. It's crazy how insensitive she can be. Calling the police on a 20 year old black girl for no reason when it's people out here committing real crimes.Danielle is a horrible, despicable, unprofessional and rude human being. I have lived here for eight days and have been terrorized and disrespected to no avail. She even forwarded her boss an email claiming my roommates and I her attacked and threatened her. But the good thing for us, we always have a video when white a woman decides to discriminate against a black person. Even when the police came they called her ridiculous and childish and said to stop calling them for this matter. I called FPI management and they have yet to call me back. Wake forest will continue to have these negative reviews because of Danielle. I know several tenants she has lied to. She needs to be fired, she cannot and will not do her job properly. She has stated several times it is a very difficult job for her to handle and if she is treating tenants like this she shouldn't be here. She is almost 60 years old acting like this. It's unprofessional and just plain wrong.

PLEASE do not rent here unless you're DESPERATE! If I could place zero stars on this place, I totally would. This may be dramatic but it honestly feels like I am living in hell. EVERYTHING and I mean EVERYTHING here is BROKEN. The water does not get hot AT ALL. No proper heating system, no proper electricity and many more. I have so much to say about this awful establishment. Please do not rent under this company and or this place. At this point, they should be paying me to live here. On top of the construction 5-6 days a week from 8 am till 4:30 PM. When it rains, there will be leaks, MULTIPLE leakages in your home and they won't repair it in a timely manner. I call and call but no one ever answers. I will be providing pictures and emails after my finals. Please do not lease here. Biggest regret you'll ever make. No dishwasher, no running clean water. It's extremely frustrating as a student that they take advantage of students like us. Please never lease at any management ran by this company.

Worst apartment I've ever seen. There is supposed "construction" going on and the window hasn't been attached to our wall for weeks, the door has had no doorframe for months, almost everything was broken in the apartment upon arrival. Closet doors were broken, water damage on the baseboards, pet damage on every single door, broken light fixtures, and we had no hot water for weeks on end. Management is never in the office, the only way to reach them is by email and our concerns have still not been met. This place is filthy and beyond repair, it should be bulldozed.

Worst apartment/ landlords I have ever experienced. The amount of unprofessionalism is absurd. There was no warning that they'd be doing construction for a couple months during the time of the lease. Management is avoiding all phone calls because they don't want to deal with complaints but claim it's because of "COVID". Have reached out multiple times but no response. I wish i never moved in, save your money, Id rather live back home. Was sleeping and I woke up with people above my bed because they removed the window without warning and risked a possible COVID exposure without warning me, left me pissed because I'm paranoid already about it and I felt violated with people in my room. There's construction shit everywhere and they have trash blocking my door which is a fire hazard and hella loose nails and wood. I have reached about compensation and/termination of lease but no response. Forget doing school at your apartment too because you won't be able to hear lectures with the construction going on. Wish I could leave 0 stars. Place is garbage. If you absolutely need a place, consider an RV over this.

The apartment is definently ratchet, but i was fine with that .. cause its close to school and pretty cheap. But when I tell you this appartment is more ratchet then It looks i promise you i'm telling you the truth. I read 2 different reviews about scalding hot water a couple of years ago which is hilarious because the water heater goes out all the time for me and Im left with freezing arctic shower water often.I also hate the construction... like its so loud and I definently wouldnt have lived here if I knew that was the case; from what I know constructions been happening off and on for years and theres no compensation on rent. I also feel like this place has its own smell. Ive never encountered this smell anywhere else.... its so unique.... but definently not a good smell. ohhhh i forgot about how thin the walls are! you can practically hear the roaches scurrying around at night :). Or my neighbor taking a spicy poop... or literally any mouse sized noise. This factor combines with construction really well...... i feel like i could be a construction worker at this point cause i basically been shadowing like 12 of them from the comfort of my own home.

If you thought it was bad before wait until you live here when COVID hits. I would never recommend this place to anyone, not even my enemies. When I first moved in, there was a wet dog smell, the floors were covered in dirt, and basically, everything from the doors to the kitchen cabinets was broken. Since I have lived here, they have attempted to do renovation emphasis on attempted. They have only "fixed" the doors, aka placing a white door in with no trim, as in the door is glued to the wall with a few pieces of wood and insolation with the rest being a gap between the door and the wall. Construction has been going on 24/7 along with the construction for the Cuarto dorms which doubles as an alarm clock if you need to get up early in the morning. I would also like to talk about parking. The parking lot currently is now at half capacity as the covered parking spots are unavailable due to construction. I personally have an uncovered parking spot. Even with this spot, I have struggled many times with construction workers parking in this spot, blocking this spot, or even blocking the parking lot entrance. I usually only can get access to my car after the construction workers leave which becomes a huge inconvenience. It would have been nice if the leasing office at least warned us about construction taking over the parking lot so then I could have accomodated by parking elsewhere and not buy a parking permit in the first place. Speaking of leasing office, I have not seen their doors open in the last few months that I have been living here and they never answer their phone when you call in. Although the maintenance guys are very nice and will respond quickly if we ever run into an issue. Lastly here is a list of other things I have found wrong with this complex:Washing machine and dryers (not in house) cost $1.25-$1.50 each, but only accepts quarters; 50/50 chance of showering with cold water; and very thin walls.
