Be really careful of renting this apartment. This is the worst apartment I’ve ever met. I never lived there. The staff here are trying very hard to profit from you, even in a very dishonest way. We did not complete the lease signing processes, they did not sign their name on the contact, and I never moved in. But after 4 years, they let a debt collection company to ask me to pay the rent for the whole year, and they put this debt on my credit record. Before receiving this debt, I never received any of their notice. It just came out of nowhere. Now I am spending tons of time dealing with this issue. I am also financially suffering from my credit damage.

Was a great property last year with excellent management. However management changed over the summer and the lead property manager now is the most rude, careless, and insufferable individual ive had to deal with. Doesn't want to help at all and will coldly reply to any small request or question I ask. How about you do your job and actually answer to your tenants questions and needs instead of going on multiple day leaves for no reason whatsoever and making your staff do all your work for you. Doesn't do anything all day and takes a year to answer a simple email. Clean up your act and do your job. Absolutely horrific management. It's a shame that such a good apartment complex was given to the worst, soulless people to manage the place. Even your response to this message is gonna be some AI generated garbage that you recycle for the other reviews. Pathetic.

Do not live here. The management is rude and unresponsive, won't fix anything for months and they will never return your deposit even if you have proof that you left the unit in perfect conditions. They will promise to return it to you through a fake third party company and then will ghost you for far beyond 21 days (CA law for deposit return) and if you come in to ask to resolve the issue, they will call the police on you. They also remember phone numbers of tenants they don't like and will never pick that number up (checked with alternative numbers several times).
And the apartments don't even look that good for the price.
Avoid, especially if you are an international student, they think law protection doesn't apply to you here.

Rotating management staff, understaffed maintenance, high parking fees despite many unused parking spots.
Greystar managed, do your own research on them.
Lived here almost 3 years. Will try to raise rent by at least 10% legal maximum each year. Tried twice to raise it by 20% until I called them out on it. Have in writing proof of both attempts.
Glad I moved out. Did enjoy housemates company but glad to have my own place now

The absolute worst place when moving out. The staff used to be good when we first started living here but they became unresponsive and closed their office frequently just so literally no one had access to them unless you were picking up a package. Scrubbed the apartment down in every single corner and they still charged me for things that maintenance told us wouldn’t be an issue. Tried to tell them and told me to talk to another contact, who also ignored me and multiple people I know who lived in the complex at different units. Maintenance guy was great if it’s still the same one from like a year or two ago but that’s it.

do not live here!! you can find much better deals in davis. upon move in they placed me in a unit with a cat, despite my application stating that i am allergic to cats which shows a lack of attention to detail from the staff. also upon move-in, multiple outlets, my window, a toilet and our oven were all broken... like do they not check these things?? more things broke throughout the year due to poor quality and lack of upkeep, like my closet door, however maintenance was very kind and quick. overall, the place was super dingy and showing its age. fire alarms would go off constantly throughout the complex as well as in our unit from doing something as simple as opening the oven. the bathrooms also had horrible ventilation so mold would grow quickly. they also spam your inbox constantly with useless messages. the only reason they are getting 2 stars is because of the nice pool and the fact that it is an individual lease - which is a bit difficult to come by in davis. this protects you from roomates that may not be able to pay rent. however, with that being said, apartment companies like greystar are horrible and unethical. they are overcharging young students and making about $5k on each unit while they can't even do the basics to run an apartment or deliver a good experience to customers. they also have a current class action lawsuit for illegally withholding tenants' security deposits which is not surprising considering other reviews on here. i am about to move out, and i hope this will not be an issue. please find somewhere else in davis and avoid properties owned by huge corporations! the ceo is literally worth $5 billion :/

DO NOT EVEN FILL THE APPLICATION!!
A month ago I filled the application, but because my guarantor didn't pass I decided not to continue the process and asked them to cancel my application which they did. I paid 50 for each application ( which is not refundable ) and 150 for the deposit which is refundable. I was told it will take 2 or 3 weeks to get my money back! However it's more than a month (34 days). No one answers my calls, no one answers my emails.
I didn't even move in!! I Can't imagine how they treat their own residents!
Update 1 Date: 08/20/2024 :
After almost 5 months no sign of returning the security deposit...they have paid back the security deposit to my other friends but not me!!
AND I KNOW WHY!!
It's because of the reviews! and reaching out to them! but that's alright..
I'm taking a different approach, I have contacted the local yolo county news agency and the Sacramento KCRA Tv news to run a segment on not only this apartment complex but all in Davis..

Though the apartment was fine for my son, after he moved out, the frustrations started. They took the entire deposit, which didn’t entirely surprise me. However, they tacked on additional charges. I contacted them, asking for a list of the charges. My son contacted them asking the same. The U never responded to either query. I assumed the matter was done.
A year later, what do we receive? An email from a debt collector for the charges. I again contacted the U, and they said they were no longer handling the account. Now I have to deal with a debt collector on an issue the U failed to address. I would strongly consider any prospective tenants think twice before renting from them. Very poor communication and now my long term credit may be affected over their inability to address my questions.

The service provided by the management team is incredibly disappointing. I strongly urge you not to fill out an application here. They have ignored my emails for over two weeks, leaving me without any response or clarity about potential roommates. Additionally, their termination policy is nonexistent. Instead, they unfairly charge a $400 replacement fee.
The "replacement" refers to us finding a new tenant ourselves, yet they still charge this amount. Essentially, they are demanding $400 for a simple paperwork process, which is completely unreasonable.
They also advertised a promotion that offered one month of free rent for those who signed before a certain date. However, they now claim that if you transfer the lease, the new lessee won't receive the same offer. This means they are trying to cheat me out of $1,350 ($400 replacement fee plus $950 for the rent they refuse to waive). This behavior is nothing short of deceitful and unethical.
Even worse, when I email them about transferring the lease, their staff takes over a week to respond, causing potential lessees to lose interest. Their lack of concern and responsiveness is appalling.
I'm seriously considering legal action against their fraudulent practices. I hope this review serves as a warning to anyone thinking about signing a lease here. Don't let yourself be cheated by this management team.

If you don’t mind a bunch of 18-year-olds, blasting music nonstop all night long every night to where the entire complex can hear it then go ahead. This is the place for you! How to mention everyone here trashes the place so if they damage it, you’ll be held accountable because you live there too. Also, there will always be a roommate that will try to run the electricity. I would recommend living with more mature roommates that actually consider you as a person, and not pretend to care lol. Otherwise, the people that work, the front and the actual complex is pretty OK!

Management is very responsive and helpful! The complex is well maintained and my experience has been very positive thus far.
