Stephanie and Richard are awesome and very helpful. They made my transition easy and smooth. The maintenance team took the initiative to offer help when they saw me struggling with my belongings. The place is clean, cute, and quiet, with easy access to the amenities. I got the studio apartment, which is very spacious and has plenty of cabinets for a clutter-free living. I'm in my first week here, and I will update this review after a few months.

Management and maintenance are 10/10. I loved living here so much and am truly going to miss it. The area is always clean, maintenance is fast and friendly and leasing management was so kind when I needed help. Sometimes they shut off water for a bit to fix leaks and stuff but they usually let us know ahead of time, especially during emergencies. Overall, I highly recommend this place to anyone and I was very happy with my time here! 10/10 recommend.

We are getting evicted because of Stephanie she is retaliating against our unit.Also we loved there for ONE YEAR BEFORE BLACK MOLD WAS CLEANED FROM OUR WALLS AND CARPETStephanie, we had ZERO issues here until you started working here and the upstairs neighbors moved in.It is funny how all of us in 101 are minorities and the people above us are white like you and richard.We have been here since 2020 you did not work here until earlier last year.When Richard and the other people were employed it’s strange how we didn’t have any issues with other tenants. Even ask the maintenance people that we have befriended over time.Your claim is that our dog is a cause of annoyance. However, we have since talked to all of our neighbors, all of them saying they cannot hear our dog. I know you love to say that you guys get multiple complaints but it’s easy to figure out you were lying and it’s the woman upstairs who is complaining since we have talked to the man she rooms with and he says he doesn’t care about our dog. Either way someone is lying.Richard has been employed here since we have been residing here. Multiple occasions he and the maintainer crew came in and saw our cats and dog. Just because Richard hasn’t told you this or communicated to you that is not at our fault or is your guys fault.We have been contacting you guys for years about mold and dirty carpets, the vents have not been cleaned out until a few months ago.You told Alejandro that we were subleased so we must be ok with these conditions we moved into.We as residents deserve healthy living environments. LEGALLYSOMETHING YOU DIDNT PROVIDE until we made a huge fuss.Something you guys did not provide to us. We have countless photos and emails proving so.We have so much proof against you and your retaliation Stephanie.We paid the pet deposit with Richard so your argument of breaching the contact in not vaild.You also will not provide the owners informationLegally you cannot do soWe will take the trees and you personally for retaliating against us.We had zero issues with staff or other residents until you came here

Me and the house have been living here since 2020Ever since Stephanie got hired we have been having so many issues today we all woke up with a notice of Vacate of 60 days but the document says the move out date is augustStephanie Said we aren’t getting kicked out but we aren’t allowed to reapply next year.We have been having so many issues to black mold to dirty carpets with move in. The biggest thing is that our upstairs neighbors harass our dog and then complain it will bark.We have only had the upstairs neighbors complain and Stephanie makes it seem like everyone is complaining. Even though we went to our neighbors to apologize they said they don’t hear our dog.Stephanie is the worst at customer service and doesn’t know how to handle a situation l.Last year while cleaning the BATHROOM the staff walked into my room mates room when she was half naked and asleep they said sorry but then said it was her fault for not saying anythingI am so suing for retaliation and discrimination

Honestly such an amazing place to live. The staff is incredibly nice and always diligent. Such a quaint and quiet place, I've honestly never had any problems throughout my whole year of living here, and I signed my lease for a second year. There were a couple of times when they had to shut off the water or the heater in order to fix an emergency leak, but they always email you as soon as possible, so it's as efficient as can be. Also super convenient because it's close to the bus stops and there's a small marketplace just up the road. If you have the opportunity to live here, I would give it a shot!

The Trees is possibly the best apartment complex I've lived in. In my 3 years there I experienced excellent service from management, quick and polite work from maintenance, and a beautifully-maintained and safe apartment and complex. It is close to bus stops, parks, restaurants, and grocery stores.

My husband and I loved living in the trees apartments complex from July 2017-July 2019. -Jacque is the apartment complex manager and is efficient/friendly/caring. She has decades of experience in apartment management and seems to know everyone. -Modesto. He is head maintenance and together Jacque and him have been working together for numerous years. I never saw him taking a break and always smiling. -amenities. We never had a problem with having to do laundry in a laundry room. Other tenants are respectful and will unload their clothes usually within five minutes. there is a great study room that is def underutilized with the tenants. It's accessible 24 hours and has several computers along with fast/efficient free printer use. Pool and bbq area. Free tank of gas for a really nice grill and a beautiful lounge area. Game room we never used it. Lastly, the gym. They bought my husband extra weights and system so he could power lift. -only one "technical space" but tons of easy street parking. It's a residential area so no worries about being run over crossing the street. -location. you can walk to uc davis campus or more likely bike. bus comes by often. we are on the side of campus closest to the vet med campus. You can walk one to two blocks to super owl brewery. Westlake market, lamppost pizza, boba tea, and ramen are there as well. sbux and tjs near. downtown davis is about 10 min drive. woodland is about 15 mins away which gets you to costco. airport is about 25 mins away (take the woodland way) -location! You're about 20-45 mins away from sac/uc davis health campus depending on traffic. because you're next to 113 (which goes to woodland) you have two routes to get to sac that are almost equidistant. You are about 75 minutes away from walnut creek which will get you to the bart to go into san francisco. the drive lacks traffic for the most part. Because you can take 113 exit or pedrick back road to the trees apartment, you will be able to avoid the 4-5pm davis slowdown. if you're on the other side of davis then you are going to be stuck in some traffic. -the community. pet friendly. tenants are extremely quiet. most students here are graduate and vet med/med school students. -apartment is large and has a great layout. our apartment was on the corner second floor so we had windows on 3/4 sides of our apartment. the bathroom is large with a really nice vanity/drawer system set up. the closet is a large walk in and large enough to be a bedroom. water was always warm. kitchen was large. there was so much room for storage. fan in the living room. mailbox in the office. carpet in our apt but nice wood laminate in bathroom/kitchen/entry. -never had any issues with bugs/vermin. only slight maintenance requests (dishwasher). free carpet cleaning per year. -balcony comes off the bedroom which i would prefer on living room for guests. -davis water. you can't help it if you live in davis. the water doesn't taste the same as sac water. filtering the water took care of the slight odd taste. -we liked the ability to walk to places, know our community, go to the farmers market, and enjoy all things davis. it's a bubble but a very nice bubble. -diversity. there's plenty of asians and whites in davis. hispanic/latinos are more in woodland. i saw very few African Americans. Sac seemed more racially diverse and certainly the bay area (antioch) was much much more ethnically diverse. It's students and higher socioeconomic/education attainment. Blue collar families live in woodland and sac. But there are some families that fit middle class and lower class socioeconomic status. church is mostly lutheran/academic. we went to a more modern/non domination church in woodland. -There is an islamic mosque. Different religions were tolerated well. Lgbtq+ community is well accepted in davis community! there are less DINKs but we were there! -nightlife. davis is not the place to be "hopping". -napa is about 45 mins away. lake tahoe is about 2 hours away. yosemite about 3.5 hours awa

We lived at many apartments in Davis and The Trees is the best placed we lived at. Management and the maintenance staff were very attentive to any problems that come up. They are very accommodating in working around your schedule if they need access to the apartment. The apartment complex is close to large fields that are perfect for running or walking dogs. The complex is quiet and friendly. Assigned parking is nice, but there's usually plenty of street parking for visitors. There's a water fill station on-site, which is very convenient. If I were still living in Davis this is the only place I'd consider.

We lived there for 2 years. The management was attentive and hard working and did a great job making this a really great place to live. The maintenance was outstanding and quick to act on any issues. We consider ourselves lucky to have picked this complex without even getting to look at it and would highly recommend it to anyone looking for a home in Davis that is quiet and well maintained.

Super spacious complex with a lovely manager. I live in a 6 Br 2 bath apartment right now and I actually like the setup a lot! Though the building is kinda older (carpets are more worn-down, windows are drafty sometimes), this is better in price and quality than a lot of places in South Davis lol. The complex is huge!! It has laundry buildings, a study room, a gym, a games room, a pool, and a random basketball hoop in the parking lot (uhh...?). I actually really like the amenities because the complex is so far from campus. The office is one of the best parts for me: it's open 24/7. Not the staff offices of course, but with your key fob you can enter the leasing office to access the study room or gym anytime. I study in the study room all the time (computer lab, free printing if you bring your own paper, etc.) and try to use the gym's equipment when I can. Since the complex is so far from the university, and I don't drive, these apartment resources are invaluable to me. Speaking of far from campus, the bus stop is about a 5 minute walk (or a two minute sprint, if you're like me and also constantly late) away. The D line goes to the silo every 15ish minutes and the K goes to the MU every 30-40. It takes about 20 minutes to get to campus on either, so prepare ahead of time! The property manager, Jacque, is a really kind and thoughtful individual, clearly cares about her tenants. She replies to emails about concerns quickly and is really welcoming. Every time I go into the office about questions or just to pick up a package, she's been really sweet! The maintenance crew is very quick, fixing our multiple plumbing issues promptly usually within half a week of us submitting the request online. The only negative would be the mustiness of the apartment... It's so dark all the time because windows are partially blocked by fences. It's easy for the house to get kind of humid... And the draftiness of the windows. Also, the plumbing isn't great-- we had the maintenance staff come in to fix different things multiple times already.

Wonderful place to live! I have lived here for the last year and a half, and it is a truly great complex. Jacque, the property manager, is always helpful and friendly, be it over the phone, through email, or in person. She has always done her best to remedy any issues quickly. She is very approachable if you have any questions or concerns. Her and the management staff go over each page of the lease with you before signing, and walk you through everything when you move in. Modesto and the maintenance crew are always extremely helpful and prompt. They have always fixed, replaced, or helped me with whatever I've needed. From replacing oven light bulbs, to fixing my dishwasher, and even helping me get my laundry card out from under a machine when I accidentally kicked it under there. And they always greet you with a smile! The apartments themselves are nice and in good condition. There's a plethora of floor plans to choose from, and the way they are set up allows for the most functional living space. I know some have been remodeled or upgraded recently. I had new carpet and a new bathroom countertop when I moved in. There are also 24-hour laundry rooms, as well as a 24-hour fitness center, game/activity room, and study room. The pool was recently redone and is nice for the warmer months!

The property manager, Jacque, is emotionally unstable. She frequently has lost her temper and takes out her frustrations on others, including verbal abuse and hanging up on people who call on the phone.
