TERRIBLE. Do NOT live here. RATS got into my car engine and chewed my wires and cost me a total of $1,200. And I saw a dead rat once in the middle of one of the corridors but I figured it was a random Davis thing. No central AC system despite us asking the manager about it and her confirming there was. It's just an awkward wall unit that does NOT reach your bedroom and often smells like mold. They "checked" it once but the moldy smell persisted as "everything looked good." Pipes are VERY old so they had to repair our unit and left us without a working toilet for a whole day, no offer for a hotel stay. The repairs also led to them using way cheaper materials than were originally in the unit and I would post pictures but we fear retaliation as we've not received our deposit back yet. In the past year, they had to cut our water from 9am-5pm due to neighboring unit pipe reparations three times. All of which the water was inaccessible for way past 5pm. Laundry units are ALWAYS broken and smell like mold. 2 washing machines have been out of order for TWO months now. With the crazy increase in utilities fee, one would think these basic communal amenities would be up to date?? Parties are obnoxiously loud and they don't enforce pool hours so a many people take advantage of it to the detriment of everyone who lives near the pools. We were once woken up to 2 girls having a screaming match outside in the corridor, they were leaving a party. Reached out to management about it once and they did nothing about it. We renewed our lease once because we were "offered an off market price" which was "saving us $100" but we ended up only saving $25 as the amenities suddenly jumped from $50 to nearly $100. It's just not worth renewing here. I highly advise people to not live here. These terribly kept apartments are not worth the crazy prices they're pushing. You're better off looking elsewhere. I loved our apartment at stonegate. We were on the second floor and never heard our neighbors (except for the occasional barking). Parking lot was never filled, never had any safety concerns, there was decent space and room sizes, and nothing major broke while we were there. Amy in management is awesome. The complex is quiet, with the occasional exception since it's a college town. Even then, there were only a few times people were partying late or in the pool. Downsides are that it could be updated, the washing machines were often broken and moldy, and the recycling bins frequently overflow. Overall it's one of the best values you can find in west Davis.

I lived in Stonegate Village for three years. The location was nice, quiet, and close to the west side of campus. There are plenty of bike paths to and from the campus and downtown. Overall, it's an OK place to live, but there are some things one should be aware of when considering moving here.Many aspects of this apartment complex can be improved, and left much desired. For one, my unit only had a AC unit in the dining room area. There is no central heating/AC. My unit also did not have a dishwasher. The complex is quiet for the most part, but can get loud if you live next to the pool area. The amenities are OK. The gym is tiny. The pool is cleaned every day, which is nice, but is also small.The laundry rooms are part of what makes living here difficult. Almost always, at least one machine is down. Machines are often all taken on the weekends, so I would often elect to do laundry weekdays at night. The rooms usually had a dank, moldy smell.

I have lived at Stonegate for a total of 7 years in three different apartments as I have had to return to Davis on and off. When I initially moved in, I would have given this apartment complex 5 stars but the apartment complex deserves 2 stars. -Location: West Davis is more quiet than other parts of Davis and has more families. Lovely areas to walk around. More out of the way and fewer restaurants. -Safety: Overall safe. There was one break in during my 7 years here, large tree crushing the laundry room, and people banging on doors but those were overall rare. There is definitely bike theft but this is a general issue in Davis. -Noise: The complex is overall quiet with ONE big exception-- the pool. The pool is closed after dark but people would frequently get into the pool in the middle of the night and have late parties (1-2x every 2 weeks). Many of the apartments near the back half of the complex do not have AC in the bedroom, so when its 100+ degrees, you really want to leave the windows open at night which is just not possible with people screaming. Roof/floor is extremely thin and I could hear everything in the apartment below mine. -Maintenance: Maintenance folks did a good job in being responsive and completing the jobs. Rare missteps - i.e. toilet chipped pretty significantly after one maintenance time- but overall very pleased. -Management: When I moved in, I LOVED the folks in the front desk and would go in there to talk to them with my free time. I have seen 3 different sets of leadership. After the first group left, there was lots of miscommunication and cutting corners. For the last 5 years, the office is open for shorter periods. Prior to the most recent management team, the office would also be frequently closed for cleanings (usually on a Friday) and weekend hours went away. When my pet died, the front desk communicated via email that would take her off the pet lease/pet rent via email. The following month, I received an aggressive email with all capital letters about how I was late and behind on rent and owed the front desk $25, only for me to forward the previous email communication without an apology. It also took about 3 years before the complex reached out to ask me if I had a parking permit and to provide my license plate number even though I provided that when I moved in. Finally, you need to look your lease over VERY carefully. I found multiple errors in mine that took several attempts to correct. I think this management situation is improving as there is now a newer team that seems more invested in at least upkeep. Recent changes in last year include tree trimming, paving some of the parking lot, updated mailboxes, lawn furniture at the pool, and repainting the gym. **Be careful when reading reviews too, as management awarded people with gift cards if they left a 5 star review about 5 years ago in 2018.** -Cost: My rent was very fair for this area but BEWARE - while the rent can only go up by a set amount each year, other items (pet rent, trash etc...) will go up by a significant amount. The cost of these have infinitely increased-more than inflation alone. There is generally a worn appearance, especially compared to other neighboring apartment complexes that have had substantial updates. There also used to be a great incentive for lease renewal with significant upgrades to your complex, such as a screen door etc... that then faded to items that were super cheap, such as a sink stoper, and then eventually no items at all. -Laundry rooms: 2 out of 6 machines are on average broken, and the ones that do work are moldy and smell. You can only fill up laundry card in during open office hours. -Apartment: My last unit that I had for the last 3 years was a 1 bedroom apartment. There was no dishwasher or central AC so be sure to keep those things in mind (units vary). The AC unit was in the kitchen which was as far away from the bedroom, and summers in this apartment were unbearable. I don’t recommend living here. Will take half the security deposit upon moving out (even if the apartment is super clean) and management is rude/unhelpful. I’ve lived in 3 apartment complexes and Stonegate Apartments has been by far the worst.

I've been here 6+ months. You can find a better apartment community for a bit more money. Pros- -West Davis is a nice area with a lot of walking and biking paths. It's very pretty and has lots of trees. -There is a bus stop down the street. -our unit 2bd/2ba has AC. Cons- -PARKING IS TERRIBLE- parking is unassigned and to park in the lot you (supposedly) need a parking pass. You get 1 pass per bedroom in your unit. For a 2 bedroom, the first pass is included while the 2nd costs $40. Unfortunately, Stonegate Village does not enforce parking.There are ALWAYS dozens of cars with no permit taking up all of the spaces. It's infuriating when you have to park far away (after working a 12 hr shift) and then see 20-50 cars in the lot with no parking passes taking up ALL of the closer spots. Parking is really an UNREGULATED free-for-all. Some people pay for it, but must don't. -Message to management: LET'S START TOWING CARS WITH NO PARKING PASSES!!! -Roaches- thankfully I have not seen them in our apartment. I have seen them in the laundry room and in large groups outside of the laundry room. DISGUSTING. -The laundry machines are FILTHY and there's always 1 or 2 out of service. I typically just go to the laundromat. However, sometimes we have to use the machines here. I ALWAYS clean them before use. I literally take a spray cleaner and towel to remove the gray and brown gunk and pet hair from the washers. Also, you have to buy a card to refill with cash in order to use the laundry here. There's only 1 machine where you can put money on your card and it's located in the office. When the office is closed, you can't put cash on the card. Oh yeah... the card maxes out at $40. If the machine is broken, you have to fill it at the sister apartments on Lake BLVD, if they're open. -Loud neighbors- loud music and parties are common around here. -Management is afraid to enforce the rules here. I don't understand why they don't just enforce the rules that are in the lease agreement! It is truly terrible. Honestly, I would leave if I could afford to live anywhere else right now. I do not recommend Stonegate Village Apartments.

Management is the least helpful I have EVER worked with. Not understanding of ANY situations and at times very unpleasant to even speak to. Offers no solutions and favorite word seems to be “unfortunately”. I’m very disappointed in the service. It shouldn’t be this hard to get basic things done.

Management is terrible. The only decent person was Jessica, she was understanding and had actual people skills, of course she only lasted a few months as the property manager, Allie Hudock, is the definition of passive aggressive and I cannot imagine having to work with her. She was even passive aggressive during the lease signing. That should have been my red flag. Contacted her about things wrong with my unit when I moved in last summer and she never bothered responding. The only pleasant person to talk to/ who I directed all my questions to was Jessica. Walls are terribly thin. It's a college town so obviously you'll hear parties, which is fine. Just wish the walls were a little thicker/ living on a 2nd floor means hearing constant squeaking due to my upstairs neighbors walking around (not stomping, just regular walking) which says a lot about how old and outdated this place is. It's dark and gloomy. I've refused to call maintenance for anything because the man gives off odd vibes and I just do not feel comfortable with him coming into my unit. All of the custodians are very polite and lovely to talk to. Only 1 star due to how pet friendly they are. Sadly, this does mean there are a lot of owners who do not pick up after their dogs which is annoying. Laundry units are constantly breaking down. I try to tell people to steer clear of this place. The outdated apartments may still be enough for 4 stars due to the rent (lowest I found in a decent location) but it's only a 1 star due to the incredibly rude/passive aggressive office manager. If you're able to put with her BS attitude/ push for what you want, then give it a shot. But you're better off trying some place else. So glad my lease is ending soon and I get to leave.

The property manager Allie Hudock is very unprofessional. I moved in yesterday with multiple issues in our unit, like dog pee in the glass door track and others INCLUDING OPEN LIVE WIRES. When I brought this to her attention she said this is student living (No where online or in the office does it say that) so they don't look to far into that stuff. Allie Hudock should be relieved of her position immediately she has no idea how to talk to customers at all.

Management is horrible, the women who work in the office are super rude, unkind, and unhelpful. Wouldn't ever live here again. There are much nicer places right up the street (aspen village, for one). The apartment plans are really bad and dark and depressing, on top of everything. Don't live here !

My fiancé and I lived at Stonegate for 4 years while I was in vet school. We chose to live here because of its close proximity to the vet school, pet-friendly with no breed restrictions, and nice units. We are from SoCal so we were not able to tour an apartment before signing the lease, but Stonegate is pretty well known in the vet community, so we decided to sign. We lived there with our dog and cat in a 1 bedroom 1 bathroom unit on the 3rd floor. Clearly we enjoyed our time here since we were there during my whole vet school education. But like every apartment complex, there are pros and cons, and some things seemed to change over the years that we were there. When we signed the lease, we were told our unit had central air and were surprised to find that was not true when we moved in. We told Stonegate and they said something along the lines of "that's strange, your building must be the only building that doesn't have central air." The apartment had a wall unit in the dining room that worked well in that area, but did not reach the bedroom. Pros: - Pet-friendly, no breed restrictions - Close to the vet school - Close to Trader Joe's, Dollar Tree - The unit we were in was very nice with vaulted ceilings and a gas fireplace - Fitness center, 2 pools - After our first year they offered a lease renewal incentive (such as a light for outside, new bathroom fan cover, etc) - however they stopped doing this a few years ago despite rent going up each year - Maintenance requests were performed timely (usually within 24 hours), maintenance was always friendly - Quiet hours between 10pm and 8am - several times (pre-Covid) there were loud parties past midnight by the pool, and Stonegate apologized whenever it was brought to their attention - When a tree branch fell on my parked car and dented it, Stonegate paid to have it repaired Cons: - Only 1 parking permit per bedroom, street parking is usually full by 4pm - Expensive (about $1500 for a 1 bedroom and increasing every year) - Lack of security cameras; some crime happened several at Stonegate during our last year living there and we were surprised that more effort into security was not made - they recently installed a camera by one of the dog-walking areas to catch residents not picking up dog poop (priorities?) - Office has been closed on the weekend since Covid - Have to pay for laundry which was kind of pricey (about $1.75 to wash, $1.50 to dry) and there was always 1 washer or drier that was broken - Dogs were constantly being walked off leash - Blinds on the slider door constantly broke off, closet doors constantly came off the tracks - Tub grout was easily worn away - People continued to smoke despite this being a non-smoking complex (both cigarettes and 420) - When I found someone to takeover my lease after graduation, Stonegate did not have the carpet or apartment cleaned, they said they just collect rent and everything else was our responsibility. They also said that "carpet should last 10 years if taken care of properly," however the carpet cleaner I hired said it should be replaced every 5 years. I've never been at an apartment that doesn't replace the carpet, repaint, and clean each unit for new residents. - The complex itself was built a long time ago and it could use a renovation - The office discouraged residents to wash pet bedding in the laundry room despite it being a pet-friendly apartment Instead of Stonegate giving us our deposit back when we moved out, they said the new resident had to give me the deposit, and then Stonegate would keep our original deposit on file for the new residents (seems like a strange, roundabout way of giving someone their deposit back when the apartment had no damages) - Maintenance (1-2 people) was shared between all 4 of Stonegate/sister properties, and while maintenance requests were usually responded to quickly, the apartment complex as a whole can use some upgrades, therefore I think they'd benefit from a larger maintenance team I hope this helps for anyone looking to move here.

Had an upstairs apartment and it was nice enough (dated appliances and fixtures but gas stove, skylight, etc). Quiet little complex right next to a park. Not walking distance to downtown Davis but walking distance to a small strip mall with a market and some restaurants. Two stars for the very high security deposit and just general high cost for what you get.The ‘refurbishing charges exceeding normal wear and tear’ were over half our security deposit. We cleaned literally everything in the apartment and they charged us ~$180 for cleaning. There were nail holes in the walls when we moved in that I clearly made them aware of in our inspection sheet and they still charged us ~$90 for painting. The carpets were new when we moved in and we vacuumed and cleaned them regularly and they still charged ~$100 for carpet cleaning. How is cleaning the carpets not considered normal wear and tear? We accidentally left a bag of dog food in our apartment when we moved out and they charged us $50 to remove it...Not a bad place overall but don’t expect to get much of a security deposit back. Very obviously an investment group owned property which can be a plus and a minus.

I loved living in this apartment complex for a year. The management and maintenance team are excellent, can’t have any complains. The apartment complex is very nicely located with biking and running trails around, and it is super green outside. The bus stop is also just a minute away from your apartment. The management even calls at the end of the week to make sure that your maintenance request was taken care of. I highly recommend this apartment in Davis.

My husband and I lived at Stonegate for the past four years. We just moved away from Davis when he graduated UC Davis. Overall, it was a very nice apartment. However, we were not happy with how management treated us during our time there and the move out process. If we complained about items like a broken dishwasher that needed to be repaired, or carpets that needed to be cleaned upon move in, as we did, we were treated poorly because of this. Reporting these issues should not have resulted in mistreatment by management. It also took forever for them to repair and figure out what was causing a leak under our sink. And when there were issues with ants in the spring of this year, we were told they couldn't do anything about it, their pest control service sprayed, but we still had problems. Eventually we had to purchase our OWN traps after the ones they gave us failed to take care of the problem, and that took care of the problem. During the COVID 19 Pandemic, we still had to pay for amenities even though they closed the pool, study lounge and gym. They offered NO rent relief for this. We had to pay rent in full despite lack of amenities we paid for and couldn't use. Plus, the washing machines and dryers were NEVER kept clean and in working order. As I said previously, we were overall happy with our experience at Stonegate Village. We just wish management was nicer to us and responded more promptly to maintenance requests and overall cleanliness of laundry room facilities. it is a nice neighborhood very close to the UC Davis campus.
