After living here for a year, I can say this apt complex is better than the 2.5 star rating it has now. The apts are really cute and come furnished with everything you need for a great price. If you submit a service request, someone will come fix it in the next day or two. Management responds to emails quickly. I really enjoyed living here! Cockroaches are only an issue if you leave open food out, but I feel like that could be a potential issue anywhere you live. I only have one picture of my room, and it doesn’t show how spacious it was. It came with two large closets and a huge window.

CAN’t find anywhere WORSE than this place. When you need the office for help, the leasing office is closed 80% of their work time. What’s the point for hanging your schedule on the wall if you never show up? You don’t get paid for sleeping with you boyfriend during work time!! Extremely slow response time and ancient infrastructure… Just forget about this place.

Just signed my lease with Oakshade Commons today and the leasing director Ashley was amazing to work with. She was really helpful with all the questions I had and I really liked the pricing options. Compared to other fully furnished apartment complexes it is much more reasonable.

Ashley, the property manager is a delight! She made moving in extremely easy, and is always very helpful with any questions, very approachable, and quick to put in any maintenance request. I've lived here for almost 5 months and haven’t ever had a negative experience with this place.Maintenance requests are completed extremely quickly which is a huge bonus as other apartment complexes take forever to do so and are often unreachable more often that not.

this apartment only fit for nerds who want to be alone forever. They don't allow you bring your friends or lover to your OWN aprtment for more than 14 days and they will watch you and force you to let them check your room to find if there are any traces shows others ever sleep in your room. In this apartment you have no privacy and they send you to court because you bring your friends to the apartment you paid. If you decided to spend your whole life alone Oakshade will be your best choice because your girlfriend or boyfriend can only visit you 14 times like you live in a prison.Absolutely the worst. The staff are very arrogant and rude. In winter, we had no hot water in the bathroom for ten days and the air conditioner also didn't work. It took like TEN DAYS for the staff to come and fix it. why there is no 0 star option?

Honestly, I had a terrible move in experience here. We got the keys to move in and we walk in to a unit that was trashed. I still recall when we went up the stairs, there were french fries on the stairs. Management took care of it promptly however, it was a really disappointing experience.

Myself and 3 other roommates were forced to vacate the apartment and break our leases early due to another tenant that had an aggressive dog which attacked another dog and bit someone, and chased after me. She also threatened us constantly, refused to pay bills, violated quiet hours, yelled at us, and did enough to where we were encouraged by management to file a restraining order against her at our OWN expense because they wouldn't (couldn't?) do anything about her. There have been multiple police reports filed against her. One of our roommates spent hundreds on a motel because she was no longer safe living here. I have spent hundreds on relocation because I was forced to vacate for my own safety. Management told us in July they would be relocating the harrassing, threatening roommate at the end of her lease (in September). They told us in August that they were looking into having her removed but they weren't sure when. They allowed her to bring a fully grown German Shepherd into the apartment, which is a restricted breed. They did nothing to stop her or force her to remove the dog. Despite police reports detailing his aggression, as of the time of writing this review, they STILL haven't done anything. They told us in early September they were currently in the process of having her removed, but then said 'we are allowing you to break the lease with no consequences, we are talking to our attorney but it could take months'. Her harrassment and behavior were reported from the beginning of May with NO action taken against her for at LEAST two months. She has now also been charged with vandalism for destroying my property. They were planning to MOVE SOMEONE ELSE INTO THIS APARTMENT IN AUGUST. WHILE THE ROOMMATE AND HER AGGRESSIVE DOG WERE STILL CREATING AN UNSAFE APARTMENT. They won't even send maintenance to clean or repair items in the apartment now. I've contacted them to fix light coverings, light switches, and lightbulbs and no one has done anything. And yet, they have given none of us options to relocate to other units or provided any way to ensure we are safe in our own homes. They continued to charged us the full cost of rent the entire time. They did nothing to help us. I couldn't even afford the cost of relocation until now, and I'm STILL financially in a bad place for doing it. Management will not keep you safe. Management expects us to relocate and vacate at our own expense because they won't remove someone dangerous. If you get a roommate that is dangerous, unstable, keeps an aggressive dog without permission, management will do NOTHING. DO NOT MOVE HERE. IT IS NOT SAFE. Your safety relies solely on you getting roommates that will not endanger you.

The office management is Friendly and Helpful and are always helping with any questions and concerns. Repairs are always done as quickly as possible. The pool is Great, especially in the heat of Summer.

I've lived here for over 7 months and have not had a negative experience with the property. I moved in here be i needed someone where to live in the middle of the year. And it was super convenient. Negatives: 1. If you live at the end of the complex the dumpster are so far away! I put my trash in my car and dump it when I'm leaving. 2. The amount of homeless people that enter the complex. There are always homeless people walking around or digging in the trash. 3. DEAD RATS!! I would like to walk around in the grass but there are always dead rats. I'm not talking about little mice, full on rats! 4. Parking. I've probably have towed 5 cars in my short time living here, everyone parks in my spot. 5. BURGLARIES!! We've had a few break ins!! I've had to call the cops, but we had to pay for the stuff they stole anyways. They came to change our locks, and the advice they gave us was to get cameras. 6. No lights in the rooms. I already had lamps but I did not know there was no light in the room. Even a sucky low lite light would be better then none, I'm glad I had my lamps. So yeah the apartment is nice looking, we got broken in to and had to pay for the stolen property. The wifi is okay. The sewer/water is overpriced, I'm never home and have to pay about $80 extra. When it rains, the back of the apartment floods and is muddy and gross. There's also no hot tub :( The apartment is nice, good appliances and nice apartment manager, but I'm not renewing my lease. I'm just really scared to live in this complex from all the break ins and unhoused.

Had a friend who lived here and I visited often and considering moving in with him (he had a vacant room and it is an invidual lease which is nice). Definitely a nice place on the inside but that roach problem is no joke and the main reason I did not move in with him. $1000 for a room WITH roaches is too much for me to handle

I recently moved here since I'm senior UC Davis student. The management is very friendly and responsive. They're always trying their best to accommodate my needs. This place is really nice and worth considering moving into. Don't let the previous reviews influence your decision. This place got a new management, and they are awesome!!!.

If there is a zero star option, I'll definitely give zero. I really can't understand why I required a light fix a week ago and still nobody presents to help? I almost fell off the dark stairs once. Are you going to wait until every light is broken?? Similar things happen a lot to my friends in Oakshade. The office doesn't care what you need AT ALL!!!
