Wow. Looks like they found a twisted loophole to raise rent without it being illegal. This year rent for my unit was raised by $100 per month, which I can accept. What I cannot accept is how much they've raised the cost of parking. Previously, each unit was guaranteed one free permit, and an additional one at $70 for a one time payment for the year. Now, each permit a unit holds will cost $25 a month per permit. Let that sink in. I split the $70 permit with my roommate last year, so my spending was $35 for parking for the year. This year, I will now be forced to spend $300 to park at the place I live. And it's not like the parking is nice, there's not even shade! Don't live here.

great place to live if you are ok with cockroaches crawling up your leg at 1 am in the bathroom (yes this really happened to me). poor pest control, severe ant and cockroach problem, service will just come in and spray the walls and leave which does nothing instead of fixing the actual problem. walls are incredibly thin and you will find people partying in the pool area until 3 or 4 am. luckily i am moving out in two weeks, do your research before moving here, i wish i had.

They require parking permits - understandable. But they take vehicle information, but do not have tow company double check before towing a car but worse - are willing to make no exceptions or reductions in fees when a resident is towed because they forgot to put their permit up after being gone (for a grandfather's death - which could cause some cloudy thinking). $775 for forgetting a permit at the place you live!! Ridiculous.

////////MUST READ BEFORE RENTING////////I woke up this morning to loud drilling and banging in our patio. Wood pieces banging on the floor. Construction workers drilling and hammering against our bedroom wall which is facing the patio. There were people in our patio fixing an upstairs patio problem. They started at 8am. It is now 12:10pm. I was wondering if I got a notification for this. I did. It was at 1am. 1 fucking am. Might as well tell us when the job is done. Another big reason to NEVER RENT HERE AT LASALLE. It's a school day and I have a lot of homework staying up a little bit late last night so I need the sleep. I just can't believe they are doing this for 4 hours and I can't even work on homework. I am not even kidding when I say it's like trying to goto a construction site and sitting in the middle of it trying to focus on working on homework. Now our patio is dirty as shit from the wood shavings from above and we didn't get to remove our stuff from the patio at 1 in the morning. ANOTHER BIG ISSUE. RATS. COCKROACH. FLY INFESTATION. At the end of my last review. Cockroaches started infesting this whole complex. I asked my friends who live here as well as all of my neighbors. They all had cockroaches. At night when we go out to walk there are cockroaches running around everywhere on the floor. We contacted them and they just sprayed some areas and put traps. This lasted for 6 months and that's when they solved the problem. When it gets to 1 month or even a day I think at that point you hire exterminators and NOT your maintenance guy. Right after cockroaches I kid you not it was 1 week of time. RATS were running in our ceiling. We found a couple dead rats in the parking area and our neighbors had rats too. Thank god we didn't have any indoors and in our ceilings but I couldn't say the same about our neighbors. We called maintenance and of course they send the maintenance guy who is not a professional at exterminating pests to help. He laid down traps and we waited another 4 months of a RAT infestation. This recently ended last month. They just trapped the rats in our ceiling to die. Little did we know that they SMELL LIKE SHIT. So our apartment stank for a month. Pest control came to our apartment and looked at our patio and said these exact words and LEFT. " hmmmm seems you guys got a rat problem" like no fucking shit that's why we called you here and I never saw him again and he did nothing but tell us to set traps. It's like lasalle is afraid to spend money for a rat infestation at the whole complex. I plead you please do not rent from here. It looks nice on the outside but living here has been miserable. If I knew what I was getting into I would literally rather be couch hopping than to live at this place. The laundry machines are so stinky and disgusting they never clean them I bet. ////////MUST READ BEFORE RENTING////////

This place deserves 0 stars. Management is terrible and doesn't resolve a thing. All the amenities were always out of order too. The washing machines were always leaking and stunk and would even make your clothes smell bad sometimes. The machine to load money on your laundry card was always broken so you couldn't even do your laundry when you needed to. what else ... my upstairs neighbor let her 3 dogs pee and poo onto my patio for the entire time I lived there. The noise level was overwhelming but imagine your stuff being covered in stinky dog urine and poop 24/7. maintenance even told me they wouldn't pressure wash it because it's too gross and messy . Everything i had outside was ruined because it had puddles of dog pee on it. I had to spray off my patio everyday because it would stink so bad and attract flies and rats. management wouldn't do a thing about it other than tell me to send them pictures. this went on until I got out of my lease. so much terrible stuff happened living in those apartments and they didn't care or do a thing about it. I was so disappointed in every aspect .Hopefully Yasmine isn't the manager there anymore or good luck living comfortably.

Good amenities, quality maintenance folks, but cheaply/poorly constructed. Expect a plumbing emergency once a month when living here. I'm currently in one now and I have been told to not use any toilet for the entire day, and their solution is to have everyone use the main office bathroom. So I guess if you have COVID and are quarantining during this moment, you are out of luck my friend. Hold it in says the office. If you're gonna live here, buy a bucket for emergencies.

I honestly don't know where to begin with how disappointed I'm in at La Salle Apartments. From the architectural design to the management. I recognize that it's signing lease season and I came here to warn people. While I'm unable to speak for all units, I can speak for 1 bedroom units, but to be honest, if renting out the smallest unit can't result in a satisfying stay, then imagine a larger unit. (detailed version on Yelp).I didn't realize certain aspects that I should have paid more attention to regarding the architectural aspect of these units. Here is a list:a) The windows are all old, making them hard to open and they make sounds similar to scratching long nails across a chalkboard even when maintenance coated it with WD-40. This includes the flimsy, sliding patio door.b) As told by the maintenance team themselves twice, the windows IN ALL UNITS are designed to have cracks and gaps in them because of "how the apartment is designed" and "makes it easier for maintenance to switch films". While these gaps may vary in size, it doesn't really matter because bugs are abundant here (refer to the picture)c) Your height can be an inconvenience: if you are short, then you will have a hard time accessing the weirdly narrow and tall cabinets in the kitchen; if you are tall, then you will have a hard time using the showerhead and walking near the supposed kitchen area that has an extremely low hanging lamp. This makes almost all of the cabinets useless in the kitchen.d) You can't open the fridge door fully NO MATTER WHAT 1 BEDROOM UNIT YOU CHOOSE because of either a wall (if the fridge is placed on the left side) or the kitchen storage (if placed on the right side).e) The kitchen vent is only there to make noise. It barely works if you use the stoves in the back because the hood is way too tall.f) The cabinets are all rusty and squeaky, making them hard to pull out.I doubt La Salle cleans the apartment after someone moves out. When you move-in the whole house smells old and dusty. I had to wipe the wooden floors 4+ times and I had to invest in a better vacuum and look at what I got from vacuuming only my carpeted room (refer to picture).g) Because all 1 bedroom units are downstairs, if your upstairs neighbors use the water pipe out on the patio/spill water, then chances are, you will have a chance of being sprayed under.h) The walls are so thin, you can hear from all corners and sides of your house. I don't know if I'm extremely unlucky, but all of my neighbors (from across and of all sides) are party-goers or inconsiderate people who will blast music at 1 am even after asking them politely to stop. I've seen the Davis police come to the same place twice before, but that didn't stop them. I would be wary of what type of people this place attracts--most likely because of its lax rule enforcement via management.Speaking of lax-rule management, the management is unprofessional: they won't help you what-so-ever or offer you sympathy or show an ounce of care even if you have a contract breaking issue. I had a neighbor smoking and offering weed to the other complexes (I know because I was offered some and every time I went to knock on the door during a party at 12 am, they reek of weed). Management would at best, offer them a "notice" via email/flyers that remind them of the supposedly "SMOKING-FREE POLICY" here, and you better pray your neighbors would listen to them. Unfortunately, mine didn't and I still haven't heard back from the management who promised to "to get back to me" way back in December. I'm tired of chasing them. If you try to ask any questions via email or in-person, they will not give you a direct answer to your questions regarding the issue and will listen to your problems uncaringly. Based on the responses they've given me, it's very likely to say that if you smoke weed, but you're never seen by management, you'll never be caught.

I lived at La Salle for two years, and I cannot recommend this apartment complex. There was turnover of management in my time there, and it genuinely felt like they cared little for the residents, and only about taking as much money from us as possible. While the location was nice, the apartment and amenities did not seem worth it for the price. During my time there, parking costs increased significantly (it went from one free spot allotted to a 1 bdr/1bth, to costing $300+ per year!). The parking lot was huge and never full, and their justifications for this increase simply did not make sense. They claimed it was so passes could be offered for shorter time periods to "help" residents, yet the new "minimum" parking pass period was 6 months, and the cost of the shorter parking pass time period quickly exceeded the cost of a full year pass. Basically, they made it not even worth it to get a shorter parking pass, all while significantly increasing the cost of parking overall. Parties and noise were quite consistent, so I would avoid this place if you're looking for somewhere quiet. I once locked myself out of my apartment (it was a freak accident, my sliding door lock fell back into place), and upon calling maintenance, I was told that it wasn't their problem because they wouldn't get paid to help, and to figure it out myself, forcing me to call a locksmith. While this was my fault, it certainly showed that they will not go above and beyond to help their residents. Management was inconsistent with their construction notifications--in fact, they once provided less than 45 minutes notice that cars needed to be moved for parking lot construction the following day, before they began towing cars! Before move out, we were provided a clear list of things to clean before move out, which my partner and I strictly followed (we even cleaned more than we were asked to). We were then told by the manager to not worry about cleaning during their inspection of our apartment because "most residents don't clean what they need to anyways." They told us that the complex had to hire professional cleaners due to COVID, and made us foot the bill for their required protocols. When we told the manager that we were thoroughly cleaning the place as outlined on the move-out form, they told us to not bother, and they took out a significant chunk of our deposit anyway. While I initially enjoyed living at La Salle, I highly suggest to look elsewhere.

To be fair, it's probably not the worst place to live in Davis. However, by the end of my lease, my roommates and I began to realize we were being scammed. Despite begging us to accomodate new customers by moving out earlier than our lease initially stated (an increasingly complex task amidst covid conditions) and promising us part of our last month's rent back, La salle ended up refusing to return out rent because their agreement with the next tenants fell thru. Additionally, despite advising us on what to clean and providing an "itemized list," nearly our entire deposit was withheld. While neither of these things may be illegal (im not sure), it certainly isnt the kind of business I'd like to associate with again. My advice is to make peace with being scammed or find a new complex

Initially very good service and accommodating for the beginning of the year under Caitlin's management, but there is constant construction that other things that are extremely inconvenient. The constant construction result in the water or power being shut off for about a 3 hour period. You are notified ahead of time but still extremely inconvenient. Another idiotic inconvenience was that they decided to cut the grasses and leaf blow in the middle of winter quarter finals week at 9 AM, which could have been done a week after during spring break. Also, the apartments have fairly thin walls so rooms right next to each other can easily hear the other. The doors are another small annoyance, none of them shut quietly or perfectly. Some you need to slam in order to close and others would require constant maintenance in order to not squeak. The best thing about this apartment complex its location, it is very close to a shopping plaza with Safeway, and is on the J line route, it takes 15 minutes to get to campus.

I had a pretty terrible experience with La Salle. When I first moved in, in 2015, I was really happy because I know a lot of complexes in Davis take advantage of their renters. Carlos was manager and I was really impressed with his professionalism. He also helped me with some challenges that I had with moving from another country/not yet having a SSN and was very reasonable with reducing pet rent for multiple pets (extra rent on a per-pet basis that doesn’t even cover pet-related damage seems very unfair). However, when it came time to renew my lease, management had changed and Amy took over. My experience for the remainder of my year and a half at La Salle was terrible. Every step of the way, I felt nickel-and-dimed. For example, management tried to increase my rent to the posted rate even though I was renewing. They also made renters insurance mandatory upon lease signing and said they would introduce a new annual fee of $80, which would cover renters insurance. However, a few months later, after everyone had signed, they said that we would be on our own for renter’s insurance but that the $80 fee would remain in place! A breach of contract. Additionally, during some renovations, they decided to move bike racks. They did not send out an email warning, but only posted paper signs on the bikes. Two days later, they dug out all the bike racks, with or without bikes. I had two bikes on these racks – one very nice and expensive bike, and one junky one – and I just happened to be on vacation when this happened. When I returned, I found my junky bike just sitting on the lawn with a cut lock, and my nice bike was no where to be found… I asked the management and they “guaranteed” me that they never saw my hot pink (very distinctive looking) bike, but when I asked my neighbours, someone told me that they had saw my pink bike left out on the lawn when they cut the locks. It was probably stolen shortly after. Management majorly failed here – they should have emailed a warning, and they should have safely stored removed property for 30 days – but they refused to take responsibility for this. Finally, upon move out, I had 4 friends come over and we cleaned this place from top to bottom, and I took pictures of every square inch of it to document the cleanliness. A couple of weeks later, rather than receiving my deposit, I received a notice that hundreds of dollars were taken from my deposit, some to replace a screen for "pet damage" and a couple hundred for cleaning. I replied arguing that the screen damage was pre-existing and that the place was spotless upon move-out. Management sent back a portion of the deposit, but not all. I eventually sent a legal Demand Letter and my deposit was refunded. I would never live here under current management. But if you do, at the very least, photograph EVERYTHING upon move-in and move-out.

- Great location: walking distance to groceries and bus stop (G and J).- Excellent services: 24h gym, big and equipped pool, spa area, amazing study room (where you can have a coffee and a snack for free every day!), really nice BBQ area and fire pit.- Very polite and available manager.Happy for my choice.
