Cockroaches when I moved in... took me ~2 months to mostly get rid of them.

tenant from 2022-2023. the place was literally falling apart. a sewage pipe burst in 2022 and spilled sewage onto grass, wasn’t cleaned for days. parking lot and walkways flood any time there’s rain. management team changed /a day/ before rent was due and decided to use a new website portal for rent. we ended up having to use money orders to not be late on rent because in order to access the new rent portal you had to email them for a new username and password :/. the landing and stairs to our apartment were completely rotted through and feel extremely unsafe, which was brought up multiple times to staff and we didn't hear anything back. half of our actual building is literally sagging (there are cracks in the wall and a noticeable slant in the floor in the larger bedroom). we got a notice saying that our apartment was being fumigated in a week. after moving everything out of the kitchen and bathroom, we waited 7 HOURS and no one showed up to fumigate. management said that the issue had probably already been fixed if the fumigator never showed up. speaking of management, they never seem to be in their office when they say they’re open. both of the sliding doors for the pantry and bedroom closet were broken upon move-in day. most window screens had holes in it, one window straight up didn’t have a screen. ac units are literally held together by duct tape. central heating is barely central and is extremely finicky, neither of the bedrooms got any heat, only the living room. water heater also barely works and will swing between ice cold and burning hot. the gym is an actual joke, it can’t hold more than 5 people at a time. printers were literally never turned on or connected to the computers, which also weren’t turned on. there was a huge gap under our front door that let all the heat out and the cold air and rain in. half of the laundry machines never worked and got broken into on multiple occasions. on top of all that, they want to raise the rent by $100 for the next year, which is insane to me because their buildings are literally falling apart and they haven't spent any money repairing anything. absolutely not.

lived here from fall 2022 to fall 2023. absolute worst apartment complex in davis by far. the buildings are literally falling apart. the stairs to my 2nd story apartment were completely rotted through, my parents nearly had a heart attack looking at it. we brought it up to management multiple times and we never heard back from anyone. speaking of, the management changed so often and it was clear that no one was communicating what was happening. in december, the management team changed a day before rent was due and decided to use a new website portal for rent. we ended up having to use money orders to not be late on rent because, in order to access the new rent portal, you had to email them for a new username and password. half of our actual building was literally sagging (there were cracks in the wall and a noticeable slant in the floor in the larger bedroom), it felt completely unsafe. both of the sliding doors for the pantry and bedroom closet were broken upon move-in day. most window screens had holes in it, one window straight up didn't have a screen. the ac and heating barely worked, it was freezing during the winter and miserable in the summer. the printers were never turned on, never worked, same with the computers, which was ironic because our apartment tour pointed out the free printing out as one of the amenities for all the college students. there was a huge gap under our front door that let all the heat out and the cold air, rain, and bugs in. half of the laundry machines never worked and got broken into multiple times. the gym is extremely small and can only hold 5 people at a time. i think the worst part of it all is that they wanted to raise rent by $100 for the next year, which is insane to me because there hasn't been any repairs done at all for these apartments. we got almost none of our safety deposit back, despite leaving the place clean, and it was very very late. feels like a massive scam that depends on college kids not fighting back. absolutely avoid living here if you can.

The apartments are cheaply made, old, not well kept, expensive and getting more expensive without any upgrades. They are squeezing every last drop out of their tenants who get poor maintenance, pest issues, car break ins, and broken water pipes at least once a month. If you can afford anything else, do not get stuck at this place! Management has changed constantly and we are having to re-sign leases if we want to prevent a major rent hike (1950 from 1750 or 1800 if agreeing to lease). They will show you a better apartment than you move into. I was shown a completely renovated apartment and given one with extremely old appliances, wood and counter damage, and peeling baseboards perfect for the roaches to hide under! From what I've seen around the area, any other complex is better maintained! I ended up here because I was moving from out of town for a school and was convinced the apartments would be the condition of what I was shown. Once your lease is signed and your away from your support network, your stuck in their dingy little apartments. Absolute last resort!!

I've lived here since 2022, and unfortunately, I would not recommend this place to anyone. We had a rodent issue and told the front office multiple times; they told us there was nothing they could do about it since their exterminator would not be coming until the following month. We also had a tiny hole in our bathroom wall above the mirror and lights, where an enormous amount of flies entered our apartment. Maintenance gave us OUTDOOR wasp/hornet repellent to resolve the issue...We've also gone through multiple managers/owners in such a short time frame, which also means a lot of changes. For example, initially, the utilities were a flat rate of $100, then they changed it by usage but never notified tenets. We also went without a washer/dryer for over a year, with no updates on when they would be fixed.I understand these buildings are older, and they're increasing rent, but we have yet to have any updates or changes to the complex.

(Tenant from July 2021-November 2023) Horrible Experience and would not recommend these apartments to anybody unless you're truly desperate. They have new management every few months so nobody ever knows what's going on. We had Michaela.O and the Pradeep the Maintenance guy come through our apt for a yearly inspection. They told us about the maintenance requests that had to be done/we needed. Then after 5 days past the appt I called and they said we never had one. DESPITE THEM BEING THE ONES TELLING ME I NEEDED THE MAINTENANCE. My boyfriend and I almost had to take them to small claims court because they never sent us our security deposit OR a bill for 50+ days after we moved out despite the LAW saying they have to have it back to the tenant within 21 days. Keep proof of everything because they will NOT. If you bring something up like a maintenance request they missed because they (No matter which management you get.) have a bad tendency to "forget"/"lose" these any requests made by tenants but once you pull up the proof on your end they suddenly find your requests. They literally WAIT until you have to BUG them just to get your sink looked at. Oh and on top of all that. For a building built in the 70s expect a really lackluster Air-conditioning unit that you literally need to stand in front of to feel. (My bf and I had to move our bed to the living room so our bed could be in front of the AC and we were still sweating at night.) the heater does work well I will give them that. There is no dishwasher. The bathroom/shower is super small. So small that they could not even have two maintenance people in there ant the same time. And with all that being said. They have the audacity to raise the rent every single year despite not upgrading a SINGLE THING! Actually they raise the rent every year and TAKE AWAY amenities!! For example the Laundry room used to be 24 hour (Great for tenants who get off work at 9-10p) access and a year into our lease it became only accessible until 8pm. The printers in the computer room never worked/were connected. The only amenities they actually offered was the gym and the pool. Want reliable water? That's a coin flip! They like to randomly shut off the water for extended periods of time for "maintenance" and then only send out emails a quarter of the time for a notice. How a 1 bedroom/Bathroom can go from $1395 in 2019 to $1725 in 2023 ($1,825 after pge) without ANY UPGRADES and actually TAKING AWAY amenities is insane. Cannot stress enough how unprofessional and awful these apartments are. I would say this place would be alright for a cheap price like $1400 but asking close to $2,000 for a garbage place like that where the water gets shut off once a month cause of plumbing problems and you go to bed sweating every night in the summer? Thats insulting. Go bankrupt

This is horrible place to live. Rat infested parking lot is frightening and has resulted in two auto repairs and $1,000 plus repair bill. The washer dryer room has been out of service for over a month. Management is unresponsive and can only come up with lame excuses. Help me get out of my lease!

The best apartment ever! Staff are super friendly. I love their gym , it motivates me to workout because it's super clean . They also allow pets and also a quiet and peaceful apartment.Love this!!!

this apartment complex genuinely sucks. first of all, the washer and dryers have been broken for months and they have done nothing to repair them. second, the heater in my apartment doesnt work, the garbage disposer doesnt work, and there is a cockroach problem despite me being very clean! not to mention, when i moved in, the apartment wasnt even clean and they said they would take some money off our next rent and then when my dad brought it up, it never happened! literally so unprofessional and they do nothing to fix any problems. so entirely overpriced for what you get considering how worn out the apartments are, the amenities suck, and it’s just generally dirty. would love if they actually updated the washer/dryer rooms, maybe did some nice landscaping or SOMETHING to make this place even remotely nice. I also think its funny because they just posted all of these flyers to refer people and get money for it but never for ANY amount of money, would i refer anyone that i even remotely like or care about to live here.

When I moved in the apt was completely unfinished, the bathroom was still being worked on, things were still being cleaned and painted. For a whole week I was unable to unpack because management was still sending maintenance people to work on the UNFINISHED apartment. I was told I would 100% get my deposit back due to this unprofessional and inconvenient disaster. By the time I moved out they actually said I owed them money and never once did I get my deposit even when I had proof and pictures of the unfinished apt. Overall the worst and most unprofessional experience Ive encountered.

We have loved our stay at J Street in Davis so far! The management is awesome and so helpful. We stay in a two-bedroom that has a really open floor plan with huge closets which is ideal for us since we're four roommates. I think one of the best parts is that there's a tennis court, pool and gym that are all free and we can have our dog here which a lot of places in the area don't allow. 10 out of 10 would recommend.

I’ve been living here since September and I have had no complaints. The apartments were literally built in the 70s so you can’t expect them to be amazing and perfect. The management changed in December and it’s safe to say I am really impressed. They’ve installed cameras in the parking lot (I had my car backed into back in September when they didn’t have cameras and was ran by previous management) and in front of the laundry units. The maintenance guys are really nice and helpful and less that 24 hours after I put in a maintenance request for our front doorknob to be fixed they were on it and worked with my schedule for when they could come by and take a look at it. Like I said, the building are old but I am very pleased with living here and happy with how proactive the new management have been in the 3 months they’ve been here!

The worst apartment complex I have ever lived in by far. The place is falling apart and infested with cockroaches. Management utterly refuses to address any issues, and will lie to you at every turn. They have attempted to cheat me out of a significant sum of money by saying I owe them for a month's rent when the lease was over. Avoid this and any other apartments run by FPI Management at all costs.
