I am moving out tomorrow after two years living here in a one-bedroom with my roommate. It's been a good experience!The one-bedroom we are in is not the updated model, and the age shows, but it has been kept clean and well-maintained. My favorite part about this apartment is the storage space! There is a TON of storage space for a one-bedroom, which is really nice. The con to the apartment, and I think this may go for all the apartments, is the lack of natural light.Management here is really friendly and is responsive to emails, and maintenance responds very quickly and does a great job. The complex is quiet and neighbors have been polite. One pro is that there is direct access to the Greenbelt, and there is a Unitrans bus stop right outside with a bus that comes every 15 minutes on weekdays (pre-COVID). It is expensive, but not more so than other apartments in Davis. Overall, I recommend!

Quick Summary: Frequent and fairly high volume of maintenance issues like a leaking ceiling or electric burners that stopped working every month or so. Old and hot units. Relatively high rent. Management's response to the pandemic in terms of relief for tenants was a joke, despite being a large and clearly very profitable housing company in Davis. The apartment market in Davis is bananas town and I really recommend renting from a house or another complex if possible. The unit I stayed in had tons of issues. I think we had to put in at least 15 or 20 maintenance requests over a one year lease. At some point one of the bathrooms had a leaking ceiling, and a cabinet that was not really usable because of previous damage. A large crack materialized along one of the bedroom walls. Plenty of problems upon moving in as well, but this is already running long. So expect this if you're considering this complex. Maintenance requests were always quick and reliable. The maintenance staff was great. Office staff was also friendly and accommodating. In response to the pandemic, management made the noble sacrifice of waiving an online rent payment processing fee that you could already avoid before by just directly using a bank account. Of the 4 tenants in my unit, 3 were quarantined with family when the pandemic started. Tandem management refused to accommodate for any sort of rent relief beyond the bare minimum required by law. This entailed that we paid full rent for a unit that was 25% occupied for almost half of our lease's duration. Other complexes were offering reduced rent and other help, so keep that in mind if you're still considering this complex. Pre-pandemic the main office had fun events like a free thanksgiving dinner which was also great, but unfortunately not really feasible anymore. The Davis housing market is very exploitative and overpriced. This complex is a decent example of that.

I lived here for two years and was content with the place. The floor layout is simple yet effective, with simply one floor and (in my case) 3 bed 2 bath. Appliances and the apartment itself were in good condition when we first moved in. Maintenance was always prompt. Few complaints except that it was common for neighbors and people in apartment complexes across the street to host loud parties that went on until 3 am. There's little that the complex itself does in these cases, which is the one major grievance I have.

Pro: Household requests get fulfilled very fast. Laundry room accepts credit card. No coins woohoo! Cons: Gym equipments sometimes have been broken for weeks to months without repair.

This is a great apartment complex. Manager is wonderful and maintenance team is great, too. Nothing really negative to report other than cockroaches.... but these are really a problem everywhere in North Davis so, to me, they are hard to avoid no matter where you go. I know the complex sprays, and it helps a lot. I'd like to say a kind word toward the staff for how they handled the bee situation we had. We reported bees near our complex and when the staff came to investigate, they found a massive bee hive in a wall right outside our apartment. But instead of killing the bees, they cut open a large hole in the wall (not in our apartment) and collected the bees to be relocated. They communicated through the whole process with us and fixed up the hole nicely. Wonderful, quiet complex. Very cheap for Davis. Awesome location. Right on a bus line. Definitely worth checking out.
