My purpose in writing this review is that I want to warn folks before they consider living at Alvarado Parkside or any of the Star Crossed Properties. I also want to give you a resource that you might not be aware of if you do find yourself experiencing what we did and/or are having difficulty communicating and being heard, especially if it comes to Tom Cross. I waited until after our security deposit was sent back to publish this review out of fear of the company retaliating so that should tell you something. You deserve to be treated like a human being and provided with habitable living conditions. This place, Tom Cross, and Star-Crossed Properties is not where you want to live. If you do live here, my best advice is to DOCUMENT everything and use the Davis Rental Resources Program (even get them involved if you have to). Tom Cross, and Star-Crossed by association, treats his residents as business transactions not as human beings. Long story short: From the moment we moved into our place during July 2022, we knew something was wrong with our AC. On a 95+deg day when the indoor temp can't get below 85deg with the AC on all day, that's not a functioning AC. The process to get this fixed was arduous and frustrating. Tom Cross dragged his feet and would take days to respond to us or give us updates. When he actually did "try" to fix the AC it was through band aid solutions that we knew was only in the interest of further delaying. All the while we were dealing with what meteorologists call "oppressive heat". This lack of care from Tom dehumanized us, made us feel less than as if we had no right to have a working AC. That it was our fault it didn't work or our fault we couldn't deal with it. We found him to be hostile, and he'd often gaslight us. He's a bully. No one deserves to be treated this way. I don't stand for that type of behavior and neither should you. On the hottest day of the year (112 degrees) the AC could not get the indoor temp down past 91 degrees. We were paying good money to live there. It is our right. It is your right as a tenant to ask for what you need and to get it in a timely fashion. Not for it to finally be supposedly fixed by the time summer is over and you can't properly test it until the next year, which is exactly what happened to us. Oh, we did test it finally in May 2023, the AC still doesn't cool properly. Save yourself the trouble, the time, energy, and money and choose somewhere else to live. Not Alvarado. Not any of the Star-Crossed Properties. May this review give you the courage to fight for your rights as a tenant.

Honestly what makes this apartment corporation so awesome is Tom. He is HANDS DOWN the BEST landlord I have ever had! Super accommodating, supportive, and prompt! (no exaggeration, my friends are literally jealous of how good of a landlord I have).

Place isn't worth the price they are asking. The walls are thin, so I can hear my neighbors play music all the time, the units lack ventilation so dust accumulates easily indoors, and the washing machines suck. They used to have these reliable machines that were coin operated and they replaced them with these crappy ones that relies on an app. The app sucks and is glitchy and I simply do my laundry at a laundromat by save mart. Inconvenient, I know but the owner is a cheapskate. A pro about this place is that it's next to the green belt and a straight shot to campus. This man Tom is the owner of the property and he's a total d*ck face. He likes to talk down to people when he's in a bad mood, he's narcissistic, and loves to nickel and dime his tenants. I've witnessed first hand when he was super rude to my friend and this girl's father when they were trying to clarify the terms of the lease. Property managers are great and responsive but the owner (Tom) is just a total ass. He probably drove Susan and Sani (former property managers) to quit. Those two were the best, sad to see them go ;(Takeaway: check out the other properties around town, they are a bit more expensive but the amenities are worth the extra money, however if you're desperate for a place to stay like I was, this can be your spot. But be forewarned, it's dated. I would give this place a better review but after getting $30 from my $500 security deposit after cleaning the place thoroughly, no damages or anything, no thanks. I would avoid this place due to Tom being a shady guy. The man isn't pleasant to talk to.

Nice location but the apartment building is extremely old. There was a water leak at the kitchen ceiling and it stoped after three repairs. The kitchen cabinet is old and stinks. The plumbing of toilet and bathtub is often clogged. The new manager is kind and hardworking, and there were some improvements like laundry renewal. But in conclusion, I won't recommend this apartment to my acquaintances.

You can never get your safety deposit back after you vacate the place without any reason. The management didn't even answer your contact. You need a lawsuit to return your deposit. Maintenance never replies. You would experience the most unpleasant and offensive moment in your life to talk the guy who control the management. He never listens to you and always changes his words.The facilities are too old, dirty and stinky, especially the laundry room is yucky. Everywhere including inside the rooms and the poolside is infested with rats, cockroaches and ants. Walls are paper-thin so you can hear what your next doors are doing at every moment.Only one good thing is the location but I would not choose there at that price. There are decent apartments at much lower prices in the west and south Davis.

I don't even know where to begin! Both Tom and Erin were not just professional and knowledgeable, but they were honest and kind - which I would say is really hard to find in many property managers.I have been looking for a reasonably priced place to live in Davis for over a month. Most places were too expensive and some places never returned my emails/calls. I had put an inquiry online regarding 1/5 properties on rentingdavis.com and heard from Tom immediately. We discussed my budget and what I was looking for and we found the perfect property through Alvarado Parkside Apartments.Originally, I was okay with just doing the virtual tour, but my family encouraged me to see it in person; this is where I met Erin, the onsite manager. Erin was extremely friendly and again, honest. I was torn between a townhome and a 2 bedroom flat and instead of trying to get me to go with the more expensive, she focused on my wants and needs.Now, about Alvarado Parkside Apartments itself: wow.~ Location: checkIt is located in North Davis, which is honestly one of the most beautiful sides of Davis. It's across the street from one of my favorite places: the Green Belt!~ Atmosphere/parking: checkNot only are there two parking lots, but there is a TON of street parking. The entire property is gorgeous. So lush and calming. There is even a community garden where you can request to have your own plot! I saw tomatoes, plants, flowers, etc.~ Inside: check check checkBy far one of the nicest apartments for storage. There is so much space ! There is practically a storage closet in every room and an adorable built-in bookcase in the main area. The virtual tours honestly do this place justice.This is my first review I have ever left for an apartment complex because of how impressed, satisfied and overall excited I am to be part of this community. Highly recommend.

Great location! Easy bike ride to campus or downtown, and ride across the street from the park. Quiet property and love the garden plots available for tenants. New manager Erin is great.
