Adobe at Evergreen was truly the best home I could have asked for my first year of my program at UC Davis. Its stunning cleanliness, aesthetic amenities, and friendly staff make living there an experience I’ll hold on to forever! Truly wish I could have stayed longer. Celina, Nikki and Angel are the sweetest and most helpful staff, and the maintenance team always responded immediately. Forever thankful for Adobe and recommend it to NAYONE and EVERYONE! You’ll love living here!!!

I moved in this February and absolutely love my apartment. This is by the far the best apartments I have lived in. I love that each room has its own bathroom and is super spacious. We love that they each have their own mini fridge and microwave in their rooms. The pool area feels like a resort with the lounge chairs and tables. The gym is great to have, we don't have to pay for a gym membership anymore! The staff is always so helpful and fast when I need anything. Great place to live.

I’ve lived at Adobe for the past 6 years and it’s one of the best apartments I’ve rented in Davis. The rooms are super spacious and every room has their own bathroom & mini fridge. There’s a beautiful pool area, nice & quiet study room, and a nice gym with dumbbells & everything. The management, leasing team, and maintenance team are also very helpful, responsive & kind! I love living here :)

Things I like about this place:Chill office staff (Nikki and Chase xoxo) they are way chiller about rent requirements than anywhere I've lived before (Income required = 2x rent). It is nice to have one place that understands the poor college kid struggle.Bang for your buck. A room with the individual lease program is $1100/mo. This sounds like a lot of money for a room, but its got decent closet space, free wifi, you get your own bathroom, mini fridge, and microwave. Many other places in Davis charge $1000 for just. the. room. ALSO I know roaches are a thing in Davis but no bug problems here (Yet at least, been here Sept-Nov).Location. for one, it is literally 100ft from a freeway entrance (So great because driving a car in davis sucks). Aside from that, it is just pretty empty out here. Just a hospital and open field which I prefer over a busy area. While it feels remote, UCD Campus is only 2 miles away and there is a Unitrans line real close. There's a savemart & safeway closeby too.Overall glad I ended up here (cause it was sheer luck). I didn't realize I would have to move back to Davis until 2 weeks before school started, Adobe was the only place that responded to my calls about availability and the lease process was done within a week. I will say, I got really lucky with my assigned roommates but the same may not be true for you. If you can, best to go into it with some people you know because random roomates are a mixed bag.

Note: I am not a tenant. This review is from a visitor perspective. 1 of my family members currently reside here. These apartments are located near UC Davis, hospital, shopping, freeway, parks and bus routes. It is a very convenient location for this college town. The location itself is all very peaceful and clean. There are plenty of amenities on site - gym, pool, and laundry. They have individual leases so if your roommates move or flake you personally aren't responsible for their payments. NICE! They also have a roommate matching service which has worked out well for the family members that are living there. Reasonably priced compared to other places in the area. Unit comes with a mini fridge and microwave in each room and a main fridge in the kitchen.

I love living at Adobe! I am going into my second year leasing, and don't have any complaints. I would definitely recommend living here -- the rooms are extremely spacious and get great light; the living room accommodates 2 couches which is super helpful if you live with a lot of people or like to have people over; the kitchen feels very open & fits a kitchen table in addition to the counter that fits 2 chairs. One of my favorite parts of Adobe is the location: it is walking distance from trails, 2 parks (both of which have large grass areas and basketball courts), and Safeway, and a bike ride away from UCD Campus. The staff (including office management and maintenance staff) are all extremely nice and helpful and bumping into them is always a pleasure. I've totally enjoyed my time here and would recommend checking out a tour to anyone interested!

I enjoyed staying there, but NEVERMIND NOT ANYMORE. They have not given me the deposit, and I moved out on Aug 31st. I have emailed several times, still no answer. My housemate got her answer right away regarding the deposit because she had to pay extra $400. It's ridiculous. I feel like they are just trying to stealing the money by not responding. Decent service at first, but they actually dont care about you at the end. Not a great experience compared to how much I paid and spent time there.

I really wanted to like this but unfortunately I would have to say this place isn't that great and I would not rent here if I had the choice again. I just moved in today and already had issues and trying to transfer rooms within the same apartment or even a different room is not as easy or cheap as it should be. For reference, other apartment complexes who do individual leases allow lease transfers for $100 compares to needing to canc the whole lease here. Also, the apartment complex is much more dated and compact than the neighboring ones, and is not as nice as the pictures seem. Parking is about $420 for such a small lot with small parking spaces that I know it's going to be a nightmare. The rooms are different sizes/spaciousness but all priced the same within an apartment (4 bed).For the high rent, I expected much much more. I will not be renewing this place and hope to cancel my lease soon. I've never been this unexcited and worried about moving into a new apartment but I hope that changes soon.

The 2 years I lived at Adobe were simply amazing! The management team is great. Their customer service is exceptional and the maintenance team is great as well. I received help quickly anytime I put in a maintenance request online through Adobe's website or by calling. Living here also comes with additional perks such as free produce, fresh baked cookies daily, and events organized by the management team. The team was very thoughtful and provided breakfast during finals week. It's perfect place to live for students. Not too far from campus and the apartment complex is quiet. I almost always studied in my apartment without hearing too much noise from outside or surrounding neighbors. The management team is very proactive about COVID-19 as well. They came up with ideas to serve the Adobe community while practicing safety measures such as delivering the produce, cookies, and posting flyers/forms at our doors and notifying us. Lastly, the living cost may seem a bit high for single but it's definitely worth it because you get your own room, bathroom, two closets, microwave, and refrigerator in your room. Or you can double up and share the room to split the cost in half! The best part is that Adobe offers individual lease so you're only liable for paying your portion of the bills on time. Overall, I had great 2 years living here!

Would rate better but this place has way too many homeless people it’s scary you can’t rven walk out at night.Literally there is a homeless camp I kid you not CAMP right behind the complex my bikes even been stolen a couple of times!

Ive lived here 7 years ,its a beautiful place and quite roomy and low cost compared to other places in this town. the management are the greatest sweetest group of ladies ive dealt with, id come to them with my problems and they would work with me to solve them. The maintenance guys are really cool id always wave morning and they'd wave back, and they were always accommodating if issues arose. I will miss this place but if i ever come back to davis, im gonna try to and live here again

If your looking for a quiet complex I wouldn't say this is the place. They have absolutely no policies that enforce noise complaints. The only advise you are given is to call the police. As a college student this can be incredibly frustrating when you are looking for a quiet place to study. Students are pretty much allowed to make as much noise as they want and as late as they want. Apartments are also allowed to play their music loudly enough that it can be heard while trying to relax by the pool. However, the people that work at the front desk are very friendly but the policies for noise complaints are just non existent. Black mold is also a re occurring issue in the shower rooms and window sills. Rats can be heard in the walls at times as well. The rooms are very spacious and come equipped with a microwave and mini fridge. You have plenty of storage space in your room as well. Overall I'm just not sure that the small difference in cost between here and West Village makes it the best deal possible. Definitely not your worst option but also not your best. -UC Davis student
