“It is a great apartment complex. During my 2 years there (2021-2023), it is a pleasant experience interacting with the leasing office, and all maintenance requests are addressed quickly. The apartment is well maintained with lush green trees, relaxing creeks, and colorful flowers. It is also in a very convenient location with lots of grocery store and restaurant in the area. 85 and 280 are just minutes away, but you do not hear noises from them.”

“Hello everyone. Share my experience with Maintenance services in the apartment complex Fontaines at River Oaks. First create the ticket. The next day Mauricio ( technician) diagnosed our dishwasher and replaced the pump. Unfortunately there are two issues happening. Anyway, the next day Mauricio replaced the whole dishwasher due to the main controller failing. It takes two days but the care is important and the attention of our problem too. Thank you Mauricio and team.”

“4.5/5. If you're tired of all those "luxury" units that offer lots of stuff no one needs and you just want a reasonable place, you'll want to consider this one.Let's start with the bad. The property is old, which means you'll get the usual issues, including the type of noise that is detrimental to cardiac health. If you're considering a lower unit, try to get a feel of how much movement you'll have upstairs before renting. Telltale signs of too much movement usually, but not always, include lots of stuff on the deck and presence of doorbell cameras. There are units that feel like tyrannosauruses live upstairs. When they walk, you can see ripples on water glasses standing on your kitchen counter. It's striking, yet not surprising given the structure. Some people and pets are nocturnal, so the movement could easily start at 11pm and end at 2am. Even in units with light footed upstairs tenants, you'll get the same noises from the hallways, albeit less intense. People let doors slam shut, with a force that shakes doors across the hallway. Another potential noise issue comes from wall-mounted TVs. The wall becomes a passive amplifier of the speakers, and it can feel super loud in adjacent units. Lastly: be careful with elevators and trash containers. Elevators are noisy and the trash is loudly dragged out in the early morning hours. If you get a low noise unit, you'll be fine.The very good: Management. They're super helpful. Although short-staffed, they get the job done and are easy to work with. Note: don't waste your time trying to get through the phone robots, you won't ever reach anyone at the leasing office, just pay them a visit in person. Same goes for applying: go physically. Take a look at the actual apartments. You will have to do application stuff online, but make sure you visit first.More about the units: The renovated ones are good, make sure to take a look at those. Some of the heaters are weak, be prepared with supplemental heating like space heaters. The air conditioners are OK, powerful for their size. I just wish they were reversible heat pumps. The parking situation is good, though not assigned so you might need to spend time looking for your preferred spots. AT&T fiber internet is great, though be advised: it will take a tech visit and about 4 hours to get set up, even in pre-wired units. You have to go through the bulk account and pay the corporate Avalon middlemen, but at least you get more speed for the price. If you go with Xfinity, you can set the equipment up yourself, and the network at the property gets good signal, so you'll have a stable connection.I hate that PG&E is paid through Conservice, they're horrible, but they're everywhere and inescapable. Electric meter numbers don't match, you'll wonder if you're being scammed. Units have no water meters, and the water heaters are common gas fired boilers (btw: they still depend on electricity, so hot water goes out when there are power outages) it's pretty much all divided "equally". So feel free to use all the water you want. The pipes are old galvanized, so don't be alarmed by nasty colors just after opening faucets. BTW, there's a review here saying you'll want to look for a new shower head from Amazon. Don't do that. Tell maintenance about any issue, and they'll help you. I was unsatisfied with my shower head's pressure, and they replaced it in no time and it's perfect. The culprit of blocked shower heads is probably the galvanized piping.I've no complaints about amenities. There's occasionally minor issues: An elevator somewhere is down. A laundry room needs to be closed for a while. The system to reload the laundry card breaks. PG&E has a power outage for a few hours. Key fobs stop working. I've seen these kinds of issues happen everywhere, and personally haven't been affected by any of these, so my review is very positive. It might seem like I'm negative. I�”

If I had a complaint I'm almost always contacted for more details within hours and when we needed something fixed they were in the unit within 24 hours with all the right tools - only delayed in order to accommodate my own schedule as I requested to be home for any maintenance. The team in general has been very empathetic and supportive with any issue or need that we've had. Always appreciate their attentiveness!”

“I am very impressed with the Maintenance Team at this apartment. I submitted a request to fix a noisy toilet next Wednesday, but to my surprise, they resolved it on Saturday morning. The response was incredibly fast. The technician, Efrian, was very nice, friendly, and professional. He quickly fixed the issue that had been disrupting my sleep all week due to the noise. “We've lived here comfortably and pretty safely for 3 years.

As others have pointed out, Ray on the maintenance team keeps this place running smooth! He's always prompt, professional, kind and friendly. He will fix whatever problem has presented itself AND take the time to say hi to your dog. Things malfunction, it's a normal part of a home. But Ray gets things back to working order quickly- even if it's a weekend. I can't imagine this place without him here!

Despite others' complaints, the rent here seems on par for the area. It was sort of mid-range when we moved in. Spacious storage wise and parking wise. Our unit was renovated before we moved in and it has held up relatively well. We had a small number of ants once. The complex has pest control here weekly anyway and they came by and took care of it the next day. Haven't seen an ant since.

The noise of renovations around the complex can be loud especially if you're near one of the large dumpsters they fill and empty almost daily. There's also debris around these dumpsters constantly (broken glass etc) But it is something we were warned about before moving in. They tried to start tossing things into the dumpster around 7am one weekend but all it took was me standing in my doorway, telling them it was too early and they left.

Our catalytic converter was stolen from our spot in the parking lot over night once but I know that's a common thing. If packages are left outside the mailbox they will be stolen. The mailboxes themselves have been broken into a couple times too. But Justin at the leasing office holds packages for us now! He'll also come pick up a package from your door and hold onto it for you if you're away. Super friendly guy. Always around to answer questions and help out. We did install home security cameras etc for peace of mind but I dunno, I think that's just par for being in the bay. We've felt generally pretty safe here. I think it might have something to do with our unit being further away from El Camino and more nestled into the subdivision, but who knows.

The neighbours & staff are friendly, there's a nice park nearby, the place is very dog friendly (except no pets allowed in the common area which kind of sucks...) but it's close to work and the climbing gym.. if we've gotta be in the bay this place is good enough for us.”

The training will be a little bit noisy but the location with the farmers market right across the street on Sundays and being in the midst of downtown Mountain View as well as the amenities are top notch. The community has great amenities and is walking distance to some amazing places in Japantown.But this 5 star review is for Maricela and the leasing office. From the apartment tour to signing the lease, everything was smooth and the staff members are super friendly! They were able to accommodate our requests (swapping units, parking and locker) which I think they definitely try and help out wherever they can. They are a new management company that took over the previous one, so they still have to work out some road bumps. We’ll update our review as we continue living here.”
