NO STARS for this company is more appropriate. They are the WORST. It takes AGES of begging to get ANYTHING done, no matter how small. Now, in August, in the midst of one of the hottest Summers on record, they are doing roof work in our condo complex in and are forcing us to TURN OFF our A/C 24/7 for THREE WEEKS! I also found out they are using a subpar roofing company on top of it all that only has three stars here. This roofing company refuses to respond to our inquiries. The whole thing on both ends is very unprofessional. Lordon just does not care about our rights, our health and comfort or that of our pets and electronic equipment, which is used for work. They have a very poor attitude and say they are not responsible, but we'll see about that. NO ONE in our complex likes them or thinks they are doing a good job. What's really funny and kind of pathetic is that they tried to do damage control and had their employees post a b.s. five star review. It appears among the 97 photos of how horrible their "management" really is. This does not fool anyone and only makes them look worse. This company simply cannot be recommended.

Such a horrible management company. Hard to get any help from them, they lie and nothing gets fixed. All the properties are falling down, looking horrible all the roads are so ugly, broken with holes everywhere. If you need any help from them they just give you the run around, tell you one thing one day and next day another and nothing gets done. Really quick at charging the HOA fee but just suck all around. So sad that we pay all this money and just get taken advantage of. This is how our park is maintained...so sad and shameful

Our HOA hired another management company to replace Lordon. Lordon has not transferred monthly dues received to the new management company, nor have they returned the money paid two months ago. No response to Email.

Horrible, horrible, horrible. This company is the epitome of lousy homeowner's associations. If you are considering buying a condo managed by this company, do yourself a favor and DON'T!!! Phone calls are never answered, and arbitrary fees are tacked on without notice. I have requested board hearings and have been brushed aside on multiple occasions. They also have a high employee turnover rate, which can be attributed to the toxicity this company exudes.

Understaffed. Poor communication. Terrible customer service. Very inefficient protocols. They do very little for our community. It’s like pulling teeth when we need anything from them. Would not recommend them to anyone.

After reading some of these reviews, this needs to be said.. ***It's important for homeowners to understand the role of a management companies and the limitations they may have based on the decisions of the board of directors. Some of these reviews do not seem to understand this!! ***It's also important for homeowners to communicate effectively with both the management company and the board to address any concerns or issues that may arise. I can only offer my opinion for myself as a homeowner. I've been fully supported by the guidance our Property Manager has provided Michelle Morales, and it's important to recognize and appreciate the hard work and dedication she and Wendy (associations assistant) have put into managing your association for the past 2 years... I see her willingness to improve and stabilize our financials to be able to comfortably maintain the deferred maintenance...that didn't happen over night

Lordon Mgmt. is by far the worst management company I have ever dealt with. After waiting 23 days for them to initiate corrective measures on a water leak inside their walls, plus numerous phone calls and E-mails they have neglected to contact me to let me know what is taking place so I can keep my tenants informed.

I don't usually write negative reviews but I have never hated any business as much as I hate Lordon management. We're constantly being shuffled around to different community managers who never know what's going on. They don't respond to maintenance requests even if it's an emergency. And they rarely answer calls or emails. I'm not actually sure if they do anything at all. My wife is convinced they're just a scam. If you're thinking about buying a property managed by Lordon, think again.

Lordon Management is an absolute joke of a management company. They came on as our new management company and in less than a year they almost destroyed our community. * We had three managers in the course of HALF a year. Each manager needed a "transition period", meaning the HOA never received any actual management because it was always in "transition". * No actual maintenance gets done. * Most of the managers are deeply unqualified. They don't know what they are doing and they provide incorrect advice to the Board on every level. * They do not vet their vendors. Should this not be the most basic of services a management company provides? Most egregiously they sent a termite company to do UNLICENSED stucco work, causing new damage. * Their "proprietary technology" is a joke. Apparently their "data" department and managers don't have access to the same information, and they are unable to sent email notifications to the community without manually typing out emails and failing to BCC, exposing personal emails to everyone. * The worst of all of them is Donalea Bauer, the VP, who supposedly oversees everything. It is an absolute sham of a company and it is a wonder they are still in business. Since the HOA finally switched, it has been a breath of fresh air within a month. The new management company can actually send out email blasts (at the very bare minimum).

Dealing with Francesca and Rachel at Lordon Management has been a nightmare. My condo flooded back in December 2023 due to the common shared pipes, it was a level 3 flood, my place was completely filled with sewer black water, feces and wipes, it was advised that my place needed to be hydro jetted to fix the issue. I have been displaced from my condo since December. We are now in February 2024 and still displaced over the weekend my condo flooded back to back over the weekend again as a level 3, they finally did an emergency hydro jet, but now my place needs an emergency mitigation and dry out. I have sent numerous emails since December with no help. If you plan on buying a condo or renting, please run if you see that the management company is Lordon Management. Donalea B...... Let's make a correction to your statement below. My unit is NOT VACANT. It is considered a health hazard to me and my unborn child, due to the over whelming flooding of sewage into my unit. Due to the lack of response from London Management I have been displaced since December 5th and you all have not made a priority of remediating the situation in a timely manner. Your company and others like yours have very different views of what is an emergent situation. Sewage and water backing up in to your home is emergent but when I called multiple times it was deemed non-emergent. Again if anyone is looking to purchase a property managed by London Management you should reconsider.

It is a year later, and this management company has not improved one bit! I, unfortunately, have had 3-4 relatively major issues (water intrusion/leaks) with my property in the last year or so and Lordon's complete lack of customer service continues to be so frustrating. When you contact them for an issue, they rarely get back to you before noon the next work day, and if you're lucky enough to hear from them that late, they often don't have much to share that will help you with your issue. After you finally get some sort of response (usually by pushing and begging them for info), they will go completely silent again for days on end. As a homeowner, I feel completely left in the dark when I have an issue with my property. I recently contacted one of the VPs, Donalea Bauer, and in the response I received she blamed the lack of response and communication from Lordon management on the vendors being really busy. This was extremely disappointing to hear, as I know vendors can get really busy especially after major rain storms. My concern wasn't with the vendors; rather, it was with Lordon's consistently proven inability to properly communicate with homeowners in a timely manner with status updates. Blaming others doesn't demonstrate a desire or willingness to improve your business processes. Looking deep within and reflecting on how you can improve your service to the customers who pay your bills is what could eventually help change your management business for the better. Lordon has proven time and time again that they are not willing to improve.
