Do not recommend living here, the apartments a trash, had termites and black mold, they will tow your car from your parking spot you pay for if it doesn’t move every single day, the gates break every week, you’re lucky if you see them open and close more then one time, we’ve had the same person come to our apartment multiple times and try to get in even after we tell him he’s at the wrong place, we’ve had roaches come up out of every single drain in the apartment

It’s literally a terrible place, your vehicle is towing every week, and you never get to the office

Please be advise* think twice and maybe a third time before deciding to live here. What is advertised on the listing is not what is in real life. The experience of my room mates and I is all based on what we were sold. And we were not expecting it to be as bad as it was.So here we go. I’ll begin with the cons because let’s be real that’s what you’re here for.Cons, living here we experienced…:-Break of entry, some hoodlum tried to enter our apartment. Thanks to our two dogs they thought it twice and ran. (We were aware of who it was because our dogs barked at the person everytime they walked by from afar. And it was the only person they aggressively barked at.)-there apartments are old so you will deal with MOLD. Regardless if they instruct you to keep in mind the cleanliness it will come.-there second story apartments have carpet in the dinning room, living room, and all rooms.and if you have pets it will not workout for you. They will charge you for the carpet at the end of the lease no matter what (we paid around $1100-1500 estimating)-there security of the apartment complex is not on point. Expect to see homeless walking around the complex and with homeless in the area then you know what other things attracts them. Connect the dots yourself.-the complex is located next to a college so expect to see a lot students live around you. you will have to deal with the NOISE they make. (Kickbacks, parties, screaming, etc)-you will get towed if you park on the red. I got towed on the last day of my lease moving out my stuff.( Be sure to put your blinkers on)-NO GUEST PARKING. Limited to 6-7 spots on Fairview side of street.-your things will be stolen. DO NOT LEAVE BIKES, Or anything valuable outside. It will be gone.- Costa Mesa is nice on the outside but these apartments are ghetto as it comes. Connect the dots as to what that means. One of my roommates had to square up and or deal with people coming up to him trying to start problems for no reason.-you will constantly walk around checking your 6.-this is not a family oriented apartment complex. If you have a family and looking for something, look else where and pay the same amount of money on a better situation. Even then I would recommended to students, but I would tell them to reconsider.-it is extremely expensive for what you get.-second story patios are small and they suck.-only wall unit ac in the living room. It gets extremely humid on the upstairs units during summer.-people have no respect for parking they will park in your spot.-people are dirty, and leave a mess at the pool. Think twice before entering the pool and jacuzzi. Kids and all teens will be using it all day.-you will constantly see cops, that should tell you something.-laundry room is horrible. It doesn’t wash properly, dryer burns your clothes or blankets, and washer rips your clothes because the washers are old and they have damaged metal rips that clothes gets stuck onThis is as far as to what I saw and had to deal with at the complex. Now let me tell you about the minor pros.Pros:-gym is decent and you will access to it 24/7-youre a 2 minute walk from grocerie store, liquor stores, fast food, etc-designated parking-weather is perfect in Costa Mesa so you will get a breeze from the second story units-your close to the freeway-the units are spacious, regardless of the bedroom’s availability-they allow dogs-access to heater in every room-maintenance responds quicklyLike I said think it twice before choosing these apartments. This was our experience, it’s different for everybody. I’ll let you do what you will with it. I hope it helps your decision.

We are currently exploring potential legal recourse against Villa Siena due to their abrupt move-in date delay of a mere 24 hours, despite our lease signing and deposit payment. Shockingly, they extended the move-in date by a staggering 2 weeks. Should Villa Siena contemplate such a move-in delay, it is only reasonable that they provide ample advance notice spanning days or even weeks, rather than a mere 24-hour notice right before the move. This reckless action on their part nearly left us homeless, given that our previous apartment's lease had already expired. While they casually suggested a 2-week hotel stay, what about our essential belongings such as tables, bed frames, and clothing? The audacity of postponing the move-in date by just 24 hours prior to our scheduled move is truly unparalleled in my experience. We are diligently researching our options for pursuing legal action as aggrieved tenants.

BEWARE OF move-in date delay!! Less than 24 hours before our scheduled move-in date, the landlord shockingly informed us of a last-minute delay. This abrupt change left us in a state of utter chaos and inconvenience. It’s also likely a violation of tenants’ rights especially in California.we had already paid the rent fee and a deposit, only to be met with such disregard for our time, effort, and money. The lack of communication, empathy, and professionalism demonstrated by the management team at Villa Siena apartment is utterly inexcusable.Instead of ensuring a smooth transition into our new home, we were subjected to unnecessary stress and frustration, thanks to their careless and unorganized approach.

Even after you have SIGNED the lease and PAID the deposit & rent fee, they might still delay the move-in date at the LAST MINTUTE for weeks. Be careful! They are so mean and inconsiderate. Right before you move in, they could tell you the apartment is not ready and will make you homeless or go to hotel.

Villa Siena (aka Essex Apartment Homes) is a very sloppy and disorganized company. The management and “maintenance team” are incredibly incompetent and they only reach out when they feel like it or when they want to make a complaint. There is constant construction chaos going on balconies which is incredibly loud and disturbing. The construction also blocks us from entering our homes and from our parking in our assigned spot. We put in a request for one of the sliding doors that was damaged during the balcony renovations to be repaired but nobody every came. Despite this, management (which is now all virtual btw) had the nerve to reach out and complain about my country’s flag that we had recently put up on our balcony, ordering us to take it down. When we refused, they threatened “legal action” and to terminate the lease. This is the type of management we’re dealing with here. What happened was one of the maintenance guys reported our flag to the management. They couldn’t even do their jobs and come in to fix sliding door weeks ago but they complained about our flag which never hurt or provoked anybody. There is also constant people making noise, fireworks and other disturbances taking place within the complex, which is more like a zoo than a living accommodation. The parking is also terrible, they give you one assigned spot in near your unit, then the other one is far away in the other lot and nowhere near the house. Honestly for this price it’s just not worth it. This is one of the worst apartment complexes in the area (the reviews speak for themselves). Save yourself the headache and go elsewhere, there are plenty of other places for this price that are waaay better.

The absolute worst viewing experience I have ever done with an apartment complex. They do self guided tours but are non responsive so good luck getting into to see an apartment. If you value your time, just look elsewhere.

The staff that run this building (as well as The Huntington and The Havens) are amazing! I've been working with Patty, Melinda and Kylie trying to find an apartment for my daughter in southern California. I'm doing this from a distance (in Minnesota). They have taken so many calls, texts and inquiries from me and have been so efficient, professional and extremely kind in helping me navigate an otherwise stressful process. These three women love their jobs and speak extremely highly of their employer and the buildings they represent. Their passion for what they do comes through in the care that they show to their prospective tenants. They truly shine and they make me feel very fortunate for my daughter that she will be living in such a safe and caring community.

If I could give it 0 I would. Our apartment was completely infested with German cockroaches. We tried 3 pest control treatments paid out our own pocket because their only free day is on a Monday. Not possible with a full time job and dogs that stay home. After the 3 treatments (which did nothing) they said we needed another 6 more treatments minimum. I've done multiple deep cleans and within 2 days it went back to being completely covered in feces. They only allowed us to break the lease 2 weeks prior to our renewal. We had to pay for a full month that we were not there. All of our furniture got infested so we had to buy all new. My family were constantly getting sick with respiratory infections. All the office did was continuously tell us to put in work orders for pest control. We kept telling them it doesn't work and to come see for themselves how bad it was and they refused. The homeless rummage through the trash and make a mess, stealing laundry from the laundry room and They use the hot tub for bathing. The place has graffiti all over it now. The other tenants do not put their dogs on a leash. People smoke weed all day everyday. We couldn't even open our windows because the smell would engulf our apartment. We had one person smoking next to our sons bedroom window. We told them have some respect for children and he just laughed. I feel bad for anyone that moves into this apartment complex especially the unit we left.
