This place only looks nice from the outside. The truth is that it’s a disgusting place to live. There is dog feces everywhere because nobody picks up after their dog. I have a 4yr old that is constantly stepping in poop when we go out on evenings walks around the complex. THEY CHARGE FOR PARKING!! I did not believe it when they said that parking was not included, not only is it not included but the prices keeps getting jacked up every so often. They removed all visitors spots and replaced them with paying spaces now. The refrigerator water filter they make THE TENANTS PAY..ridiculous if you ask me. The G floor is a complete mess and full of beer cans that nobody cleans and yet they upgraded my parking to “premier” there is nothing premier about that G level. The homeless keep hanging out under my balcony and as much as I complain they do NOTHING about it, my car was broken into and when I reported it to them they said they couldn’t do anything not even show me the cameras to try and figure out who did it. There is tons of break ins reported to peoples cars here..PLEASE DO NOT GET SOLD ON THE SUPERFICIAL LOOK OF THIS PLACE.

UPDATE: Communication seriously needs to improve. I’ve called and emailed in with zero response. Had two woman in the leasing office message Matthew over a week ago and have heard nothing back concerning my request to waive a late fee. Maintenance team is FANTASTIC! Special shoutout to Alex for helping out yesterday but the entire team is outstanding. Matthew in the office is great. The biggest area of improvement would be communication. Our mail box was broken into over the Xmas holiday and the mail carrier told the team that mail wouldn’t be delivered until it was fixed. This was never communicated to us and a week later I found out after not getting mail delivered. Other than that it’s a great place to live and I LOVE the greenery and the dog friendly vibe.

3400 has been our home for over ten years and we recently renewed our lease—guess that says it all. The management and maintenance crews are friendly, professional, and efficient. The amenities and resort-like grounds are gorgeous, lush, and well maintained. We also love that it’s a smoke-free community. The neighborhood greenways are a walk away to everything from shopping, eclectic eateries, entertainment, and OCMA right across the street. The only thing missing is an ocean view.

I have been living at 3400 Avenue of the Arts since 2020 and it has been a great experience so far and would like to share some of the main points during our time here.What truly sets this place apart is the housing staff. Irena, Julie and the rest of the 3400 team always offer genuine helpfulness and work hard to create a sense of community and do everything they can to help address my concerns with welcome smiles and professionalism.This level of service also extends to the maintenance team. Whenever I had any issues, the maintenance team here is outstanding – quick, efficient, and carries out thorough repairs whenever I submit a service request.I actually don’t understand some of the complaints I have read about the parking situation. The recent and new revamped parking upgrade is an overall positive change. No more searching for limited and hard to find visitor spots endlessly – it's now much more organized for both residents and guests and you can even reserve spots ahead of time for visitors with the restriping making it more clear where they can park.Additionally, my car is located inside a covered parking structure close to elevator access and it’s very quick and easy to access the building and get to your apartment. They also added more lights in a previous update to help with greater safety in the evenings. Most apartments I lived in the past only offered basic car ports that were far from my unit and my guests and I often had to walk long distances between my home and vehicle.Since I moved here, I have been happy to call this community home.

Six years ago, we sold our house in Anaheim Hills and tried to find our next home in Costa Mesa area. At that time, we moved to apartment at 3400 as a temporary stay. This temporary stay has been extended indefinitely because my wife and I love this place.• First, the location is extremely convenient with easy access to freeway and shops. South Coast Plaza and Performing Arts Center are within walking distance.• Second, it has wonderful surrounding and amenities. Trees, waterfalls, running streams, and ducks are all part of the landscape. The main pool is fantastic. With palm trees and music as backdrop, one can enjoy a very pleasant swim!• Third, the apartments have excellent layout. We first moved to a 2-bedroom apartment when our daughter was staying with us. After she moved out, we switched to a one-bed apartment. The laundry room situated at the side of the balcony is a plus.• Fourth, Matt, our manager, and his leasing & service staff are wonderful. They are always prompt in providing answers and services.We are happy to call 3400 our home!

I lived here for 2 years and I will not renew my upcoming lease due to the new parking restructuring. They removed all visitor parking from building B and placed 20 visitor spots on the other side of the community. And they sent an email out this week announcing that they will charge for visitor parking in the near future. I just had a baby and I have a caregiver that comes over everyday. I will have to pay for their daily parking once this new project is complete. Capitalism and greed by upper management!

This place might look all shiny and luxurious on the outside, but they are deceiving you. Absolutely ridiculous fees they tact onto your lease and continue to add things throughout your stay with them. Would not recommend this apartment if my life depended on it! Stay far away from this complex and warn others as well. They’ll take your money but can’t even guarantee that your car won’t get broken into on their own property!

Absolutely sketchy place now. Look at the reviews. They have serious safety issues, car break ins, charging for guest parking now. When you ask them about it they pretend they have never seen the reviews. They will nickel and dime you to the extreme. They are currently holding part of my application fee hostage. The elevators smell like sewage. The good reviews they are paying for or giving people discount to review. They wont offer you a year lease only 14 or 16 month ones because they want to lock you in as long as possible. Also the rent price is not accurate because they charge extra for parking ($60-$100 per car), pets ($100 per month per dog) and the utilities they overcharge you for. DO NOT MOVE HERE YOU ARE BETTER OFF ANYWHERE ELSE.

I moved here from Boston 3 years ago and this community has really become like a home to me. Sunday's by the pool are the best. If you are, or are not from the area and enjoy meeting new people this is a great place to live.

3400 Avenue of the Arts is an absolutely gorgeous location! We had a very smooth move in, Matthew was very accommodating and helped us every step of the way. We love the beautiful walkways, large clubhouse (tons of amenities, 5 treadmills, 20+ weight machines), great pools and hot tubs scattered around the area. At night the fire pits come on, it really is a luxury resort living!Location is fantastic too, with just a short drive from the south coast plaza mall, tons of grocery stores, it really can't be beat! We are very happy with everything and are excited for our new home!!
