This is crazy I paid 40$ for a application fee and 100$ for the hold it has been a full 2 months since doing that an these people still haven’t given me the application fee since I didn’t go with them I guess they feel it’s no big deal what’s even more crazy is the fact I have to call 1000 times an get the run around about my money to the fact I have to reach out to a layer or better business bureau because this is so unacceptable

I currently live here and will be moving out at the end of my lease. My car was stolen in June in this complex. I brought it to the attention of the leasing agents and there were no cameras, no security in the complex so there was nothing they could do. I suggest they put out flyers or emails to alert everyone who had Hyundais and kias. Nothing was done in that manor as well. 3 months before that a blue Honda civic had all of its wheels stolen and left on bricks along with two batteries stolen that night. The pool took 3-4 months to fix. It was fixed at the start of fall so there was no use for that. $1650-$1710 after taxes and SWT is a lot for no security and signing up for your shit to be stolen. Granted it's behind sunrise mall so yea not the best area but for the price you pay to live here and to be in a "gated complex" that gate is left open for weeks at a time due to people clipping the chain with what I assume is wire cutters. This place has a lot of problems with no solutions a lot of the time. Including the massive amount of goose and duck poop everywhere. Including in the pools. I feel like this place can do better. The layout and floor plans are nice hence the two stars I gave this place. But that's about all it's got. I'm writing this review to let people know what you're signing up for. And hopefully whoever owns this complex sees this and makes some changes.

Have been thoroughly pleased since my move here back in July. Office staff is great, always kind and usually respond fairly quick to any email or maintenance request. I love the peacefulness and the tranquility the running streams and water features offer here. Make for a great walk anytime of the day! All in all I am happy to say this place has exceeded my expectations and I plan to be here for many years to come.

The cutest apartment complex! I have lived here for almost a year and absolutely love it! I will probably continue to live here unless I choose to move out of state. I rent a one room apartment and it's very spacey with tons of storage and closet space. If I report any maintenance issues they come and fix it within 24 hours. Staff is extremely nice and helpful. Lots of ducks and in the spring lots of baby ducks which I find adorable. Neighbors are quiet and respectfulCouple notes: apartments do say they are "smoke free" but that is untrue, most people do smoke here. I personally don't mind but if you are truly looking for a smoke free apartment this is not the place for you. They only seem to fill the ponds during the summer and drain them for the rest of the year which sucks but doesn't bother me too much. I've heard and seen that the designated parking spots are far from the actual apartment and don't really make sense, but I was lucky enough to get a parking space directly in front of my apartment.

Okay now that's it's been a few years and my rose colored glasses are off.... Honestly, it saddens me to make this review because this was my first apartment and I generally did enjoy my time here but I would not recommend this apartment complex. I've lived in other apartments since and I've learned that things that happened here were not okay: - The ponds going through the complex were unique and drew a lot of ducks here (which I loved). But this also caused there to almost always be duck poop floating in the pool due to ducks not being able to tell the difference between a pond and a pool. So basically, the pools were un-swimmable. Also, the hot tub didn't work the entire time I was here and I never saw maintenance work on it. - I literally RAN to my apartment at night if I parked in my assigned spot (which I had to do 99.9% of the time because extra parking was basically non-existent). My assigned spot was so far away from my apartment and 99% of the time the parking lot lights were out so I felt super unsafe. - More about the non-existent extra parking... good luck ever trying to have people over. Even during the middle of the week day there isn't parking. My friends would have to park on the street or in the complex next to this one when they visited. - My downstairs neighbor had a homeless person try to move into to her apartment as she was moving out. She left to move some of her stuff then came back for the rest and there was a man trying to break in and looking through the windows. - The gates are always open so the "gated community" isn't really gated. - The machine to put money on your laundry card is in the leasing office so if they are not there, you can't do laundry. - I had roaches in my kitchen the last month and half of living there. Management said they couldn't do anything about it since they were coming up from the drain.- I had gas siphoned out of my car multiple times. - It always smelled like weed. I'm sensitive to smells so I could never have my windows open. And now for the worst part... Over a year after I left, I received a letter demanding I pay $57.90 or they will send me to collections. (I did not receive any of my $500 deposit back. I didn't check on it because I was busy with work and school and honestly forgot) So I was shocked when they asked for more money because I left the apartment exactly how it was when I moved in, besides the holes that I filled. It literally only needed patch work painting to cover the filled in holes. I called the office and inquired about this charge and why they were resulting to sending it to collections so quick. They said they sent me a letter 6+ months ago about it. (they didn't). I asked for a copy of the invoice of all the charges. They sent it to me then I went through my lease (I keep everything). Per my lease agreement, they should have only took $246.11 out of my deposit. I sent back date-stamped pictures of my apartment when I moved in and when I moved out to show that stains they were claiming I made were already there. I also (in great detail) shared exactly where they violated my lease and over-charged me. They just sent back: "After going over your file carefully, we are unable to waive any charges and feel you are still responsible for the amount of $57.90". At this point I was exhausted and didn't have time to pursue it any further (which probably was their goal) so I just paid. I also wasn't petty enough to fight this formally since it was only $57.90. However, they do technically owe me about $250. During this entire process that lasted 3 months they were very rude and if I didn't respond for 24 hours they'd send me an email asking for a response or they would sent it to collections. Also, their current website is such a lie. None of those beautiful pictures were taken in any of their units. And their amenities are definitely not luxurious. The takeaway: don't move here.

This place is literally scum. They are slow at responding when you try to apply and pay them. I have been in contact with them for two days and they sold an apartment out from under me when they knew we were in rout to their location with money in hand. Don’t even try to live here. They don’t give you a chance unless you show up there. Sorry people have jobs.

I recommend this apartment complex especially for those interested in finding their first place. My boyfriend and I have lived here for a few months now and I love it! This place is gated which is a must for me. Since its always closed and never open to strangers, I am 100% comfortable walking from my car at night without feeling worried about some guy bothering me. Any maintenance issues we had were fixed right away no longer than a 2 day wait maximum. The front office ladies are very sweet and very helpful with any questions we had. The residents are mostly older folks or families.The apartment was recently painted to more modern colors so the pictures aren't accurate on here. The water is clear and the shower has great water pressure. The main thing I love about our apartment is the amount of closets we have. There is a big pantry/storage closet near the kitchen which we have converted into a storage/pet feeding room. Then there is an entry closet and then we have two closets in our bedroom. I have one to myself (bigger one) and my boyfriend has the other. I LOVE how much space there is to store things.I do want to warn, there have been a few times where the police have shown up. The apartments are cheaper than most places but the location isn't the nicest area. So definitely expect the cops to show up once in awhile because of some stupid fight or a crazy old lady acting out. But the world isn't full of perfect people and beggars can't be choosers. Overall, this place is actually not too bad. I personally think this place is much better than most places around the area for the same price.

Property manager Colleen is HORRIBLE. I've lived there for three years, never missed a payment. This month I accidentally wrote a check from a closed account, went in to the office three times/called throughout the week to notify them it hadn't come out of my account yet. Nobody contacted me when the check bounced and when I called for the 4th time on the 10th they told me the check bounced and not only would I pay $25 in a return item fee but $50 for it being late on the 10th (again, nobody notified me even though I contacted them several times throughout the week, it's like they waited until the 10th when I would be late and then chose to tell me after the fee was imposed when I called). When I spoke to the property manager about it she was extremely rude and told me she didn't need to listen to my excuses and better just pay it. On top of that my washer went out a few weeks prior and apartment flooded, I was displaced for days and without a washer for a week and the property manager told me "well that's what renter's insurance is for." They don't care about you here and if you move in you better hope you never experience a problem because they won't care and won't help.

When I was leaving my apartment, I cleaned the carpet, repainted the walls, replaced the blinds in the living room and cleaned up everything else. The only thing is that I couldn't find a replacement for the blinds in the bedroom. I spent over $100 on repairs and made sure to leave everything the way it was when I first arrived, but they only returned $15 of the $500 security deposit. They claimed to have had cleaned the carpet, repainted the walls, and done heavy cleaning when there was no need to do so. I asked for them to do a walk-in so they could make sure that everything looked good but they refused to do it. Fortunately I made a video recording of my apartment before I left as proof that everything was cleaned before I left. I'll be building a case against them for these illegal charges and I would recommend finding a different apartment for anyone considering this one.

Can I live here forever? K but seriously, I loved living here. Okay now where to begin....The application/move in process was so easy. I applied and was accepted within a week. I just paid the application fee, holding fee, and $400 deposit. I decided on the 1 bed, 1 bath. $1075 a month. 700sqft.The move in was quick, the only issue I had initially was the ceiling fan in the dining area not being fully screwed into the ceiling. I mentioned this to the maintenance man and it was fixed within a day.I attached detailed pictures of my unit. The carpet throughout was in good condition. The apartment had been painted right before I moved in. The flooring in the entryway, kitchen, and bathroom is beautiful and easy to clean. My favorite thing about this apartment was how much storage it has. It has a decent sized coat closet, HUGE pantry (I stored all my dry goods, vacuum cleaner, brooms, extra kitchen appliances, and towels here), tons of cabinets in the kitchen (I didn’t even use a few of them), two closets in the bedroom, and tons of storage under the sink in the bathroom. You definitely won’t run out of room to put your things! The fireplace is electric and let off a nice amount of heat. The porch is a really good size, I was able to fit a bistro set and planters for my garden. I love the beautiful landscaping of the complex. Many ducks call this complex home and I loved watching the baby ducks grow up!A downside of my unit was that I didn’t have a washer/dryer. I had to use the onsite laundry. However, this laundry room was always clean and all the machines were rarely occupied.Maintenance was AMAZING. Anytime I had an issue (which was rare) it was fixed within the day. And, if I was out when they came, they left the front entry light on for me.Rental office staff were always pleasant. I never had any issues with my rent checks being lost. Utilities were around $50 a month.The mail boxes are very well lit and I never worried about anyone approaching me at night while getting my mail. If packages are too large for the box, depending the delivery service, it will either get delivered to your front door or to the rental office. I never had a package stolen from my porch (and sometimes it would be out there for 6+ hours).All my neighbors were pleasant and quiet. Every now and then they would have people over but it was always quiet by 12am. Occasionally a dog will bark but the owners are always really good about not leaving their dogs out if they’re not home and bringing them inside instantly if they bark. A lot of retired people live here. A few families, and a few young couples.I also loved the sounds of the ducks at night. At first it kept me up, but then I got used to it. They do get extra noisy when it’s raining so if you’re a light sleeper, I suggest you get ear plugs.One thing I didn’t like was that my assigned spot was pretty far from my unit. I had to walk past a dimly lit tennis court at night. But, they do have security that comes through a few times a night and walks the complex. If needed, you can call them 24/7 and they will come out. Also, there is VERY limited guest parking. If you have people come over after 5pm, they will most likely end up parking on the street and having to walk a long ways to your unit. Also, the insulation on the windows isn’t very good so it’s hard to keep your apartment warm/cool.The pool/hot tub is usually well maintained. There were a few times in the winter that the hot tub was cold. I do like how there are two pools.Everything you can think of is within 5 mins of this complex. Target, Sprouts, Raleys, Dollartree, Best Buy, the Sunrise Mall, Walmart, Barns and Noble, multiple Starbucks, and about a million restaurants. About 10 mins from the freeway. And 5 mins to the quaint FairOaks village.Overall, I loved living here and definitely would move back here again. Maintenance is great, the rental office ladies are great, the complex is beautiful, and the units are in great shape. Love love loved living here!!

The apartments themselves are great and I loved living here until the NEW MANAGEMENT. I have live here for almost 3 years and can not wait to have the opportunity to move!!!! Horrible management, the office staff are unprofessional, rude and lie. They are only nice if you are a new renter interested in renting (the only nice people are the 3 handy men). The office manager Colleen will hang up on you without trying to resolve any of your concerns.
