Place is good! Apartments are clean, in a nice area. I would recommend living here. Management isn’t too bad. 4 stars not 5 since there is a ton of bureaucracy and it takes forever to get big things done.
However, the current maintenance team is amazing! Randy and the team always go above and beyond to get things taken care of right away.
While not perfect I would recommend!

I have been living at Waterstone Media Center for over two years and truly love it here. Despite its proximity to major roads, the area is wonderfully quiet, providing a peaceful living environment that’s hard to find in such a convenient location.
The building itself may be older, but the management’s dedication to its maintenance is evident. They care for the property with great attention and love, ensuring that everything is always in top condition. This care helps preserve the charm and character of the place, making it feel like a real home.
One of the best aspects of living here is the clubhouse-like atmosphere that fosters a sense of community among residents. It’s easy to feel connected and welcomed in such a friendly setting.
Overall, Waterstone Media Center is a fantastic place to live, combining the tranquility of a quiet neighborhood with the convenience of city living. I highly recommend it to anyone looking for a place that feels like home right away.

It's quiet, nice neighborhood, safe. No issues with neighbors. We liked living here for about 2.5 years for the most part and left because we wanted to upsize to a larger apartment. Pretty much every appliance had to be replaced while we were there (dishwasher twice) and it often took a long time for that to happen, though we were living through supply chain issues in the pandemic so it wasn't completely their fault. We had a lot of issues dealing with moisture since our closet was right next to the poorly ventilated bathroom. Had to throw out a number of clothes for getting mildewy, so I recommend a dehumidifier. Our balcony on the first floor had a serious spider problem as well, so if you have a phobia I would recommend 2nd floor (which I assume would be better).

Do not move into this place! It's overpriced. They don't care about their residents, take forever to fix things, packages are always stolen, and there are no security cams or protection of any kind. They say they hired a security company that drives by the apartment complex - a total joke! There are no repairs and upkeeping of the facilities. There is a reason they have so many apartments available all the time. Read the other reviews of previous residents, not just the ones that got the tour. Save your money, time, and headaches, and go somewhere else.

The six month lease they did for us in 2018 was essential as we were pressed for time and that was exactly how long we needed to be in the area. Very clean, bright one bedroom with a decent sized closet but the freezer in the kitchen never worked, despite numerous attempts by the maintenance man and assurances it was ok. A lot of my frozen food spoiled. The kitchen was TINY but ok. It was more suited for a single person. I couldn’t imagine a family cooking in such a small space. Be VERY wary about renting an apartment near the dog area. The stench on certain days literally made me want to gag. I’m thankful only my front door faced it because I kept it closed all the time. Luckily I got to go home every weekend to do my laundry because you had to walk by the dog area to get to the machines. Also don’t rent near the gates because when they slam they would wake the dead. I ended up sleeping on the sofa most of the time. I also thought it would be nice to live across the street from the library, but it was dirty and there homeless people sleeping on the grassy areas near the building all day. The neighborhood just around the corner was quiet and much nicer. My apartment faced a very busy street. We did use the pool a few times. No good parks within walking distance. Our move out experience with the office was less than stellar. In the end we gave up. The residents I met were nice but the walls are thin so be prepared to hear everything. EVERYTHING. Maybe things have improved but I was very glad to move back home to Orange County.

I toured the 3 bedroom plus den yesterday and was absolutely pleased. It had views of the mountains, great ventilation and a lot of sun. The layout was great and the apartment was updated and pristine. It was more than adequate in size. A lot of apartment for the price and the high vaulted ceilings made it feel even bigger. The grounds are lush, and the work out rooms are state of the art. Alissa Delgado was my leasing agent. What an attraction she is to Waterstone Media Center. She is welcoming, friendly, knowledgeable and professional. I would rate her a 10 out of 10!!! Waiting anxiously to see if I have been approved. I would be over the moon to call Waterstone my home.

I just moved into Waterstone Media Center a month ago. Alissa is great and responds immediately to everything. I had to call maintenance a few times and Edwardo responded immediately and took care of it. It's quiet, peaceful and everyone is so nice. So far I love living here and feel safe.

If I could give Eduardo 100 stars I would. I have had some issues that needed immediate attention both times Eduardo was in my unit promptly he knew exactly what needed to be done which shows how skilled he is my last place of residence the maintenance guy always had to call someone else to fix issues not Eduardo he does it all and does it with such kindness he is liked by many tenants here.Thank you Eduardo.

I love my apartment! The complex is clean, extremely quiet, gated and in a perfect location. I can walk to bakeries, check out books from the library and enjoy the peace in my patio/balcony. Jamela (the property manager) is wonderful- she answers my questions promptly and thoroughly, so I'm very grateful to have that support. I'm enjoying the layout of my spacious studio and appreciate the fact that there is ample space for a separate living room, too. I highly recommend waterstone!

After living at Waterstone Media Center for 4+ years, I was truly sorry to leave! The only reason our family did not renew the lease, is because we were moving to another state. Our time from 2016 through early 2021 saw management changes, but no matter what the community management was responsive and professional at all times. While the gym facilities may lack quality (a renew of them is coming!), the fantastic layout of the community makes up for it and more. It is very soundproof, we rarely heard our neighbors and most units only have 1 shared wall. While we valued most the great management, the other item that stands out most is the great care taken to make the community look great and stay clean. Seasonal landscaping, daily cleaning, and more. There was nothing like enjoying a glass of wine on our balcony enjoying the greenery and palm trees. The pool is also a great bonus, which you really only share with a handful of other apartments! It was rarely used, mostly by our family, but if not it was almost always with respectful members of the community. If there were ever disturbances (very very rarely), the management dealt with them quickly and professionally. The community in general is something Waterstone takes pride in – so even though it’s shared laundry, it’s never an issue with respectful neighbors (and again, you only really share that with a handful of apartments). Most of all, the community is safe. Your vehicles are behind gate underground, and there are multiple gates needed to pass for entry. Also, who doesn’t love living across from a Public library! We will greatly miss our time here, but want all to know that if you are considering a great, well managed, and professionally kept community, that Waterstone Media can surely fit the bill.

I called Waterstone Media and spoke to Bianca I was able to come in that day and see apartment for those looking right now you know how hard it is to see one no one answers phones its all recordings and appts are made online its was nice that the leasing office was open. Bianca was patient and took the time to answer my questions with a smile. Bianca's customer service is the best gift a company can ask for you. Thank you Bianca

If you are looking for a place to live that is quiet, safe, unbelievably well kept, and want to interact with some of the best staff in the business then Waterstone is the place to be. Bianca, manager, is absolutely incredible. Incredibly nice, patient, and genuinely cares about her tenants. She has made my tenancy here absolutely incredible. I have lived here for almost 2 years and haven't had a single call, text, or email gone unanswered. Eduardo, maintenance tech, is one of the nicest guys you will ever meet and has always taken care of anything I needed almost immediately. I waited a while to find this place and am happy to call it my home. Thank you Bianca and Eduardo for making that much more enjoyable.

I have lived here for 8yrs. Bianca and Edwardo are amazing and extremely helpful, approachable and very accommodating. I really have enjoyed living here and it has been such a blessing. I would recommend this place to anyone. Thank you for everything i will miss this place!
