Like someone said, this shopping center is somewhat in bad shape, but honestly, it's still got more than just the gym and Starbucks. Yes, it's sad the Burlington Coat Factory is now gone, but then, no one remembers the Montgomery Ward that used to be here, right? I'm sure there could probably some other things done to visually enhance the center, but for the most part, this place still has a lot of shops you can check out. As for filling up the empty stores? Yeah, I hope they can get it filled soon, but this place has more commercial tenants than the Atlantic Times Square or the "Tawa Gateway" has had for a long time.

The mall is visually in bad shape but there are still some great eats here. The burlington that was there for decades also closed so the parking lot is pretty open. The Gym and Starbucks seem to be the most popular things here.

Beautiful shopping mall, Big parking lot.

Big plaza with a lot of variety stores and shops.
Main stores are Vons, Burlington coat factory and LA fitness.
Many restaurants of Korean BBQ, Taiwanese noodle, Japanese BBQ / Hotpot, Chinese Cantonese, Hong Kong cafe, Boba shops and Poki.
Subway is in the middle of the plaza.
In particular, I love Ding's Garden - Taiwanese & Shanghai fusion restaurant with Shengjian Bao, Xiaolongbao, dumplings, noodles and wonton, beef noodles, beef rolls and so on.

Always shop at the Vons pavilion store. Usually a pleasant experience but occasionally you get a grumpy cashier who takes her grumpiness out on you

It's Arcadia, so you're going to have horrible drivers and people who parked diagonally or taking up two spots unintentionally, and pedestrians walking without looking. But as for the stores and the variety of them, it's really quite impressive.
