We moved in 2021 at $2,100.00 and because we don't want to be in a contact we now pay $3,000.00 for a 3 bedroom duplex. They raise the rent to the max every year. Just letting you know!

DO NOT MOVE HERE EVEN IF ITS A LAAT RESORT.they do not care about you. This is a paint over it and its fixed type of place.Work orders and anything needing to be fixed will take at-least a month to be fixed.Unit was not cleaned upon move in.Stains in bath and mold on shower.Update 3 weeks later and finally everything had been fixed the maintenance man was awesome and even replaced my bathroom bulbs without me asking which was nice !Thank you Ashleigh for pushing to get someone out !2nd update.It’s been almost 3 weeks and I have contacted the office about 20+ times via phone and email with no response. Nothing is getting fixed here. It’s absolutely ridiculous do not recommend. I moved in with mold dishwasher not working among many other items that need to be fixed .Haven’t even moved in yet and we feel completely played by this place. We were shown 3 units upon applying none were the unit we would be in . But all were in good condition. We finally get to see our unit we would move into and the floor is cracking and coming up and needing to be replaced so we asked just for that for it to be replaced before move in. I have 3 kids one who wins crawling. This is unacceptable for me or for anyone. Now a week before move in they tell me no they cannot do the floors. Mind you we would be up charged monthly for the floors to be fixed and we were okay with this. Wo now a week before move in we are in a bind because the unit is not ready and not safe for my children. This is absolutely unacceptable. I absolutely feel like they played us showing us great units and then expecting us to be okay with this. Update: we have moved in bath tub didn’t drain and was fixed 3 days later. Dishwasher doesn’t work and their mold growing in the shower. My sliding glass door doesn’t open great and I feel like it’s gonna fall off any time now. Waiting for everything to be fixed. Have not been given a date or anything when they will come and be fixed.

Sending a great big shout out to Court in Maintenance. He came in clutch today by replacing our broken oven the day before Thanksgiving. Court is always polite, helpful, courteous, on time, and communicative. One of the very few Arbors staff members who we ALWAYS have positive interactions with. Thank you for being a rockstar Court!!

Hi my name is Joanne. I have been working with Noreen C. Directly. She is an organized and attentive lead. Very hands on and understands the ins and out of the system and programs. I always felt heard and respected and she always goes above and beyond to make sure my paper work is submitted on time and processed correctly. I truly am excited about my move to the new unit and I feel even more Comfortable knowing that she is working with me because I feel like my paperwork and housing is being handled accordingly! Extremely accommodating & friendly staff. Very helpful, attentive, & comforting. Location is great, & it's a quaint housing community. Not apartments at all.Pricey for the area, & pricier than a stand alone rental home.

The ABSOLUTE worst place to live. Management accidentally went several months without charging hundreds of units for sewer/water/garbage, then upon realizing their error sent out threatening letters to repay the now giant balance. Rent increases reliably every year while the building falls apart. Not uncommon to see transients rummage through bins. Gates are poorly maintained. Threatened to tow my 2nd car that lives under my carport mostly for being "illegally parked" due to tags being expired. The crime (car theft/ break ins) has cooled down in the more recent years but I don't know if it's to the credit of the revolving door called security here. Front office management is ever-revolving too, always a new face to discuss my sensitive info with. You'd think this place would be much more affordable for what it really is...a joke.

Seems like this company scams people... paying for "water included" means you are paying for all water waste in the community... meaning they get a master bill and then split it up amongst the residents. It includes ALL water waste from broken sprinklers, pipelines, bouncy houses with water slides, overflowing pools...all of which are not monitored or go on for months at a time. You will also be paying extra per month for pest control whether you get it or not. Also be prepared for surprise billing for neighborhood clean up and repairs after a storm, inspections, and mold, which is taking over the community. The dog park has no shade or water despite complaints for it and all that was said above. DO NOT RENT HERE. Complaints fall on deaf ears. AND if you do have mold, you have to live in your unit until they decide to come fix it. It seems as though they are going to make a profit anyway they can. I am currently searching for affordable legal services. I don't recommend this place to anyone. Those who gave this place a good review must have written it right after moving in and are probably regretting it now. STEER CLEAR... there's a reason why they will accept anyone!

Then after a few days into the unit we notified The Arbors we had issues with our appliances. Immediately the Manager was quick to respond fixing multiple appliances that were neglected. Richard and Tra the other two Maintenance men who came to assist with various issues were professional, courteous made sure I was satisfied with their work prior to leaving. (Still waiting for our dishwasher to be resolved)Despite these issues I have come across it was the Vendors hired by The Arbors and not the company themselves. I understand that in a community as large as this they are doing their best with what they have and I really appreciate and respect that. The staff are amazing and it was nice to see people who cared about families comfort and wanted to make sure our home really did feel like home.If you are looking for a home for your family, based on how I have been treated by staff alone I highly recommend The Arbors. It was amazing to see families walking around. The shaded community with draping trees and lush landscape. It was surreal considering where I lived prior.I will update my review as my issues get resolved and as I settle into the community.I give them three stars due to the vendor's negligence and that it gave our family a couple hiccups which made moving a little more stressful then it needed to be.Once everything is settled they definitely deserve five stars. Because I am in love with my first real home.
