If you are a Chapman University student, don't live here, it's like being a commuter student (20 minutes) and the shuttle is unreliable. My friends felt I was too far for them to visit so they never visited even though my 1-bedroom place was big and beautiful. The building is very quiet so it's incredibly lonely, no one is in the hallways, no one is around, no one hangs out in the lounge. Beautiful apartments but all wrong for a college student. The security is questionable, as the door from the parking garage to the rooms has no card key. I felt like I could be attacked and scream and no one would be around to hear. Don't make the same mistake that I did by choosing to live at Chapman Grand, go closer to campus.

Highly restrictive place to live. They do not allow any visitors here and run the place like a boarding school for little kids.Reply to my reply, ALL the surrounding apartments are not acting atypically. I just want people to know that yes you are right, your student housing is atypical and not normal or OK for what people expect.

Nice apartment complex owned by Chapman university. Very new families. Has gym and swimming pools inside. Chapman shuttle runs every 20 min. very convenient. Gated parking...very secured. Nice management.

I decided to move in here under Chapman university. Worst decision ever. The facilities are supposed to be nice but they actually suck. A whole section of the apartments flooded. Not to mention the construction noise on the the same side of the street as my apartment. No one wants to wake up to the sound of jackhammering at 7:00 every morning. Not to mention the harassment by public safety that's supposed to protect us and the fact that the trash is taken out so rarely that the first floor constantly smells like a dead body. And the best part is that despite any complaints that I made about this issues, no effort was made to address any of them. I will not be living here again.

As of August 2018, Katella Grand (now Chapman Grand) is a privately owned apartment complex (dormitory) for Chapman University.

I DID enjoy living at this apartment complex for the past year... everything was good for the most part (enjoyed the pool during the summer, mail room, walking distance to the park and other eateries off katella and some of the decent amenities that are included with living in their apartments). That's until... around when we were approaching towards the end of our lease when we started noticing things that just made this apartment complex fall apart... 1. People DO NOT respect the fact that this whole complex is SMOKE FREE (of every kind!) I kept seeing someone smoking something at the parking lot every morning or from their building because the smells would go right to our windows, RUDE! 2. Their air conditioning system keeps messing up a whole lot in our apartment... like to the point where it starts feeling like a sauna inside our place! If we're paying money to stay somewhere as nice as this place, wouldn't you think something like this wouldn't keep messing up?? I'd always have to keep resetting the system multiple times (this is throughout the year...) to the point it stopped working and we had to call/notify maintenance to fix the issue.. then to the point where it was so messed up that the air condition system started to mess up and collect MOLD, yes, you heard right, our apartment started showing up mold inside, we notified the leasing office about this right away right when we saw it appearing on the ceiling portion (my husband and I lived in one of the 2 bedroom town homes styled apartments). We didn't get anyone to come in till maybe 1-2 days later and they realized how bad it was that there's nothing they can do about it - welp, good thing we were moving out within the coming weeks so they can do whatever after we leave. The mold was pretty bad that it messed up my husband's eye when he had his contacts on, they still haven't done anything about it, he did get emails from the leasing director, but still nothing and it has been over a year since we moved out... he can only wear glasses now because his eye gets really irritated from contacts now, messed up! 3. They definitely didn't take account for the amount of people who moved in for the amount of spaces they needed, so there were people who couldn't even park in the lot because again not good with planning with spacing for the allotted amount of people. That includes for visitors as well! 4. My husband was one of the lucky winners of the "smash and grab" victims (that's the lack of security for you...) , so his car was broken into from his truck and ransacked all his items that were in there aka from some trashy a** homeless fool who had nothing better to do - YES, he was eventually caught and got taken to jail, but got noticed that he was released within 6 months and I guess that guy had one of my husband's credit cards on him and tried to make a collect call with it? So my husband got noticed from the CC company that someone was trying to use the CC without permission and saw the location was from the jail, LOL like come on, this guy is total trash! 5. SOME of the residents are pretty nice some are NOT so nice... we tried to grill during one of the summer nights, my husband was trying to reserve a grill for me to so I can bring the food down to grill, he cleaned it up and all, so this lady from the first floor goes ahead and just takes over that grill (mind you there's another one that she could have used) doesn't even bother asking my husband if he's using it, again RUDE... so when I showed up, the yell feast happened... she of course believed that she was at the right, blah blah blah, I had to pull my husband away before it got ugly... sigh... 6. ONE more thing with the parking lot - like maybe half of the residents drive up and down the lot like it's a NASCAR speed way... I give most of those people the stink eye for doing that cuz I know one day, they would have ran over a child or someone for their wreaklessness and carelessness of not being aware o
