Archways was just fired by the owner of my building. Clearly the owner was not happy with services. New management had to contact each tenant individually. It seems like Archways won’t communicate or share information to provide a transition for tenants. These instances illustrate a lack of professionalism tantamount to the lack of integrity.As a tenant, I have dealt with discrimination, neglect and gross incompetence. I’m relieved that we’re finally being managed by a professional company at Olive Branch Property Management! Tenants are already happier.

I am going through the same things as many of these tenants. Currently they want me to leave temporarily to fix mold infestation in my apartment but refuse to disclose the mold these results. Do not rent from these individuals. I don't know where I will be spending Christmas. I have my elderly mom and pets and myself. These guys refuse to fix things and now they finally are but have asked for me to move out temporarily and it feels rushed and the transperency is questionable. I suggest to all tenants going through similar situations to seek legal counsel and educate yourself on your rights. That is what I am doing, Emotional distress is what this sitruation is causing. There is no gaurantee that I will be able to comeback to this apartment even though they say I can and they will cover some of the relocation assistance. Do your homework and fight back! I miss Arely Castillo previous property manager she was an asset to thier team. This building hasn't been the same since she left.

they employ the most incompetent people to manage their buildings. managers are extremely rude, uneducated, immature and hostile. i called to get information about a building, wasn’t able to speak to anyone so i waited for a call back. once i received a call back, manager ashley stewart & her boyfriend at 7961 Willis Ave Panorama City, CA 91402, we’re extremely unprofessional telling me that they shouldn’t be bothered during certain hours & that they were actually on vacation so they didn’t need to handle my call. nowhere on the website are there office hours disclosed & there’s nothing stating no one will be available to help due to holiday or vacation days. once i asked for HR or an employer to speak to they said i was “threatening” them & said they were recording the phone call. not once did they disclose they would be recording the phone call which should be done at the beginning due to state laws. they don’t know what they’re doing nor how to appropriately handle customer relations. i hope you look into this as none of the tenants in that building should have to deal with people such as those managers.

Mr Jeter....My credit check was done when you accepted my application, I have a copy of it. Stephanie Pena turned in incomplete paperwork. So you appointed Dajah Wood and she does nothing. WOW.they lie so good "Then Archways respond in the review like it's your fault"..Section 8 didn't do anything I have my voucher... Archways just full of it and don't do there jobs!!!

BEWARE......My application was accepted after I payed the fee, now Dajah Woods won't answer or return my calls??? I've been trying to get in touch for about a month now, they don't even answer the phone. Can I at least get my $50 back. Thank You

Would not recommend, been living there for a couple of years. First our garage from the beginning would grench water every time it rained it was moldy and asked for years for it to be repaired. All they did was place a tarp on top then the wind just blow it off. The plumbing was so bad the water would constantly be getting shut off for repairs. Was told by the plumber that they was things that need to be replaced but the property management would not want to pay to have it done. Washer and dryer always broken. I have pictures and texts of everything that we had to deal with while living there.

Do not deal with these people. So unprofessional, they just don't care about there tenants ONLY your money. Read the review's and take them as a WARNING .,..Then they respond to bad reviews and try to make it like it's the renters fault. God don't like evil ...STAY FAR AWAY

I filed a CRD complaint because they refused to take me as an applicant because I have a voucher even though I explained that it’s illegal to turn down an applicant in the state of CA because of their voucher. Dajah Wood never replied to me after I explained myself, horrible company, horrible employees! Lawsuit is coming

Scheduled 4 separate showings (most were to be self-guided) for the same building and not once could I access the unit to tour it. Either no one showed up to meet me, the lockbox code didn’t work and you can’t get in touch with anyone promptly to solve the issue, or there’s no lockbox at all. So inconsiderate and unprofessional.

these people are absolutely horrible. only want your money, they are impossible to get in touch with. they don't care about their residents or the people paying their bills. recommend 0/10 these people suck.

My in-laws toilet was clogged for 2 days - a maintenance email request and multiple phone calls were made to get this issue resolved and was told that the message would be forwarded to someone else. On the 2nd day without a working toilet, more phone calls were made to get this issue fixed immediately and was told the message would be sent out as urgent. What is the point of having an option for emergency calls when no one ever gets back to you and all they're going to say is they'll forward the message?! How is it okay to leave your tenants without a working toilet for multiple days when that's the only toilet they have in the apartment. They need to find a better way to assist their tenants in moments of emergencies. The way this situation was handled just shows they do not care.

I currently have black mold and I had to pay for a private test because Archways won't disclose the information. Tenants need to basically manage themselves and push maintenance along at every turn or nothing gets done. The most recent flood was caused by an unlicensed contractor they sent to fix my garbage disposal. He ended up causing a flood after he defecated in my bathroom while talking on the phone. Expect nothing but the best from these guys!

Kim is a joke.... What a horrible employee for a Management company. Cancel at the last minute. Kim you are dealing with people's futures. Shame on you!!!!!!
