The apartments are mostly fine, except for the ridiculous move out cleaning fees. No matter how clean you leave the apartment, expect to pay 100+ dollars in move out fees. The big problem is in the Wi-Fi. Every night without fail, Wi-Fi speeds will be horrible from about 1-5 Mbps, but during non busy times they’ll be around 200-300. Management needs to buy a better package that can actually handle all the people that live here using Wi-Fi. Last year, there were numerous multi-day Wi-Fi outages, and management seems to just not care. There have been a couple this year. Management needs to put their foot down with Cox; no other apartment complexes nearby have constant outages like this.

Great maintenance and service!! Rich was amazing at accommodating us for a broken ac, very attentive and very helpful in helping us on our vents as well.

UPDATE: after weeks of attempting to reach out by email and phone call to get my charges disputed, they only disputed the animal charges. They could not give me a reason as to why I was specifically being charged for cleaning and what I did not clean. They then threatened to send me to collections and pursue legal action if I did not pay my fees. Do not live here unless you want to scammed by their charges that I assume they charge everyone, despite whether you clean or not.If I could rate this place 0 stars, I would. Do not live here. I was a resident for 2 years. The front office staff rarely knows what they are talking about and will give incorrect information instead of asking their general manager. The apartments are cheaply made and over priced. The common areas (hallway, pool, gym) are rarely kept clean and when they are, they allow residents to trash it the same day. When I first moved in, my apartment was gross. It had obviously not been cleaned and there was consistent pet damage from the previous resident. I marked all of this on my move in inspection. I was told in email that if I marked these on my move in inspection, I would not be charged for these on my move out inspection because I was not responsible for these damages. However, I am now being charged $50 for “pet damages”. I never had a pet during my time here. I am also being charged $47.50 for “light cleaning” and “damages” for my bedroom and bathroom. I ensured that I deep cleaned everything before I moved out and did not cause any damages. When I called the front office, they were not helpful and stated how I needed to make disputes to my account over email. I sent an email three days ago and have not heard anything since. I have attached the images below that I took of my room and bathroom before I turned in my keys. Any scratches on the walls and trim are from previous owners.

Great place, convenient location, and helpful staff! Provides a safe place for my daughter during her college years. Make sure your child does their check in items completely within the time frames, they will be a lifesaver later at check out!

TERRIBLE apartment complex. If I could give 0 stars I would. Lived in a 4bd apt for one year (w three other roommates). They have terrible management, do not keep any promises they make you, they are slick and will squeeze you of literally every penny you have, and then make it your fault. READ YOUR CONTRACT THOUROGHLY.In the year that I lived here this happened:-my apartment flooded because a sprinkler gasket in the apartment above us suddenly flew off the wall and flooded the apartment, and the ones beneath it. that included my apt.-requests from myself, my former roommates, and neighbors were ignored or downplayed. specifically requests and reports of feeling unsafe. (roommates not following conduct, or being outright aggressive and threatening. ex roommate had to get a restraining order and move home from UH after an event with an unstable roommate. UH did nothing about the roommate who was aggressive.)]- reports of car break ins, suspicious people with weapons walking around the parking lot, dangerous parties (ppl shooting off guns and lots of drunk people fighting, stealing, breaking others' property)-false information given, finding small faults or loopholes in the agreement to make you pay for things you shouldn't've. like former damages etc.-they also CHANGE THEIR LEASE AGREEMENTS REGULARLY. the lease I signed did not have the same policies as when I first signed it, and therefore had to pay more for things I did not agree to.Long story short: they take advantage of you being a young, stressed, financially struggling college student and use it against you.And honestly this goes for any of the Scion Student Housing. All student housing is for is a way to pry more precious, hard-earned money out of the hands of hard-working students.

After living here for three years they charged me (and everyone that I know who lived there) fines for ridiculous things. I was charged for damages to the bath tub that were present when I moved in, and I marked on my move in inspection. They also charged me for a “missing chair” in the common area when we left all of the chairs that were provided to us in the beginning. Management is uncooperative and rude when you try to reason with them. I liked the property but the way this place is managed makes me never want to recommend it to anyone.I spoke with the manager Tore, and told her that we were only given three chairs in the common area she said, “Your apartment was marked as move in ready with all furniture. Why didn’t you mark on your move In checklist that there were only three?” When I asked why I should have assumed that there were supposed to be four chairs she said “well you are in a four bedroom” like she thought I was stupid. I asked her where the documentation was that there were supposed to be four chairs she said “there should be pictures on our website.” Well Tore take a look at the picture below and apologize for the rudeness you showed me.

The hooverville shanty of Fayetteville. This place is disgusting and management is terrible. I was charged with my roommates charges after we moved out. No one in the office has switched them over and it’s been weeks. Do they want our money or not? They sure do have our money after all the electrical overages that never happened. For Christmas the maintenance guys left their clothes on our patio. Couldn’t complain enough

This is the worst place to live in. The office is completely unprofessional and useless. The gym, pool area, even rooms are completely dirty and disgusting. They gave me a room with extremely dirty carpet that looks like mold DONT MOVE HERE.

Do not live here! I have been a resident for the past two years and moved out about two weeks ago. My first year at UH, I had very minimal complaints, but going into my second year is when things took a turn for the worst due to new management.Security and safety was always very low. It felt like every other week we would get emails about "an incident where a gun was pulled" or where someones "car had been broken into". At one point there was a man who was given a key to fix water damages that went into a girls apartment at night intoxicated. There was once a man who was going around knocking on girls doors and covering the peep holes. Maintenance men would walk in unannounced or on very short notice while girls were in showers (this happened to me and one of my friends). When I would go on walks, I would always get stared at by the maintenance men. Overall creepy vibes.My first year, management was incredibly understanding of things that were missed during move in such as broken blinds, light bulbs that were dead, etc. When new management took over it felt like there was a charge for everything. Electricity overages were consistent where they hadn't been before. They even began charging $20 to come change and provide a light bulb where as the old management was happy to do it all for free.I question the cleaning they do when tenants move out because when I moved in a mouth retainer was found in one of the bedrooms, ramen noodles were left packaged in the pantry, and a pile of beanies and winter socks were found in my friends apartment. When I moved out I was charged for a cleaning fee for my bedroom, bathroom, and common area and then a charge for a "damaged light bulb" which was a light bulb that they had provided for me that had burned out. The hallways are simply just nasty and unkept along with all of the other amenities.This place is taking as much money as they can from college students. This place is far too expensive for how dated, unsafe, unclean, and unfair it is. If you're going to spend upwards of $850+ on University House, I would recommend saving yourself trouble and taking your business somewhere else.

Most of the positive reviews are from known staff, which is typical considering this management loves to tow the line when it comes to legality. Pipes burst in the winter because of the cheapness of the property & management could care less. Residents are just a lemons for University House to squeeze as much cash as possible out of. Considering their lack of attentiveness & their insatiable thirst for cash it’s not surprising they charged me and every resident I know hundreds of dollars of move out fees that are complete and utter B.S. I’m talking a spec of dust left in a drawer resulting in a $75 dollar clean out fee, but you can’t fight it because the legal fees would cost more than the charges. The only thing University house has going for them is their bus driver, not even the bus. I really hope someone sticks it to their slithery snake of an owner and they end up getting taken advantage of in the same way they take advantage of their residents. After living here for two years please DON’T STAY HERE! (Just use the pool, it’s the only selling point) I thought the management would get better, but it only got worse. SAVE YOURSELF

University house is equivalent to living in a dumpster behind a Burger King. I really don’t think it would be possible for me to list off any positives of living in the apartment I had for a year. I wish I would've read the reviews to this place before signing a lease here, because all the one star reviews hold only truth to them. It was by far the worst living experience I’ve ever had in my life, and whatever positive review you see on this place is just a fib post from the poor souls that have to work for University House. The dishwasher and burners on the stove top didn't work(except for only one that was hit or miss on it working). The whole apartment flooded from busted pipes during winter and they decided to hire the cheapest Mexican workers who didn't know a lick of English to repair the place. University House is charging me for damages that the cheap laborers did, all while they are throwing in phony expenses for "light cleaning". The management could care less about anyones complaints, because all they care about it making quick cash off their overly-priced apartment complexes that don't have any sort of living value. IF YOU ARE SOMEONE LOOKING TO RENT AT UNIVERSITY HOUSE, JUST KNOW YOU ARE BETTER OFF BUYING A PARKING PASS ON CAMPUS AND LIVING OUT OF YOUR CAR!

It’s ok. Most of the good reviews are from ppl who work here ?They also charged me $155 for…. Cleaning. Yes. Cleaning the coffee tables and my bathroom. They stated before hand that only deep cleaning would need to be charged. They only had to wipe down things. They charged me for a bulb I know was working when I left. The apartment itself is ok but the management is straight up making up reasons to charge you.

If i can put 10 stars i would, this place is absolutely amazing! I got the perfect apartment, the perfect roommates, the staff is so nice. Everything about Uinversity House screams, "Welcome Home!" I moved into a perfectly clean apartment and from that moment on my expectations were set and UH did not disappoint. If any mom or dad is wondering if this is a good place to stay, i'll save you the time and say just go for it!
