They will keep your deposit no matter what.. it’s a decent place but Lindsey Properties as a whole are a bunch of scummy money grubbers.

I lived here for approximately 3 years. In that time maintenance was minimal at best and often delayed. No yearly maintenance ever occurred (such as painting) while I lived in home. I left and was charged nearly $350 on top of the removal of my $250 deposit for a number of unnecessary fees (painting and resurfacing a countertop that did not need to be resurfaced). On top of this the day I moved out one of my friends informed me that I had been living with a water heater that was a fire hazard the entire time. When I called support services instead of helping me to figure these fees out, the woman on the phone insisted I was liable and in fact had agreed to it. For context, I had moved from another Lindsey Apartment in a different town and recieved none of these fees.

I am so happy to call the Cliff’s my home, especially because of the property manager Britney. She makes my daughter feel like one of her own. She is always so kind when she speaks to us. She has made us feel so welcomed. I would recommend anyone to stay at the cliffs. She make sure that the property looks so nice. Her and the employees are just phenomenal people.

The Cliffs is a premier property in fayetteville AR awesome location and great amenities, Britney the property manager, the office staff , and maintenance techs are nothing short of amazing!

Have lived here for over 5 years because of the little properties there are in Fayetteville that are worthy! Overall haven’t had the best experience. Okay place to start looking for better places. Would only live temporarily. Neighbors have been pretty trashy and excessive amounts of trash around. Management isn’t good, but that’s Lindsey for you. There’s a mirror in the kitchen? Whattt? Old appliances, many things broke in the apartment. Other than that scenery is good and pretty trails to walk or hike. The porch is a nice add on but I hate the old apartment feel, living room is a good enough size and okay bathrooms. Installing newer things into the kitchen and cabinets would be great. Dishwasher, sink, and washer broke.

I have lived here 5 months and it's been wonderful! It's easy to pay rent and request maintenance on the portal, and maintenance is FAST! They have fixed everything we've asked, including replacing appliances that were malfunctioning. It's a really nice apartment community with good neighbors, good grounds, an ideal location, it's beautiful, forested, and it's quiet! My son and I love it here!!

The grounds and amenities are nice. The 1 bedroom apartments have noisy a/c condenser/blower units in the ceilings of the bedrooms. The carpets in apartments near creeks have mold and stink after the carpet deodorant wears off. People in your building are oblivious to noise. Lindsey will rip off your deposit so just write it off as a part of doing business with them if you decide to live there. The ladies in the office are very nice.

paint on the showerhead, paint over the mirror, stains on the inside of some doors looks like spaghetti sauce, everything was dusty and dirty. The showerhead squeals one of the burners doesn’t work the drying machine is rusted on the inside. The railing is made out of plastic and the paint is chipping on the stairs where they paint over things there just put paint on something and call it good

I moved from CA to these apartments, and it was quite the shock when I got to my apartment until. I filled out paperwork out online before I moved to Arkansas and when I arrived I gave my deposit and was given the keys without them doing a walk-thru (not sure if this is a standard procedure in Fayetteville, AR). Once arrived to my apartment unit, the outside was not in the best condition ( Kid toys were under the stairwell as well as dirt were etc). I opened the door and the apartment reeked of Cigarette ? smoke as if they didn't clean or replace the carpet but vacuumed. From the online views of the complex it didn't match what I was assigned, the apartments are nice on the exterior but out of date inside (meaning cabinets and appliances). Long story short, the inside of the front office has a more pleasant feel than what I was given and so I didn't even stay at the apartment complex I canceled my lease and moved to the "Links at Fayetteville" 4x better.

This is an apartment complex they have two the cliffs one an the cliffs two both have excellent apartments here in Fayetteville Arkansas they are very nice an worth it to check out

We had a great experience at The Cliffs. The apartments are very nice and up to date for a great price! We loved having access to all the amenities (pools, gym, game room, tanning). Management was always great and very understanding! They went out of there way to provide us with an apartment with short notice after struggling to find availability in Fayetteville. The people that work in the clubhouse were always super sweet. I also loved the community, are neighbors were very nice. I always felt very safe taking my baby on walks and the views are also beautiful!

The management is very attentive to the property as well as the residence. They reallly seem the follow the Lindsey Managment mission.
