Definitely moving out next year after my lease is over accidentally made the mistake of signing another year. Save yourself the headache and suffering of sharing a place with 3 other people along with dozens of roaches. It’s 100% worth paying a bit more for a 1 bedroom apartment then living with 3 other people you will definitely have at least 1 roommate who is an absolute moron that will damage the property, blast loud music, terrible hygiene, etc. I was the very unlucky one and got put with 3 friends who basically threw parties everyday and destroyed the common area, which you will have to pay a portion because it’s shared. I also happen to share my room with roaches as they seem to crawl into my room everyday from who knows where as well as even getting ambushed by a roach while taking a shower, it jumped on me from the ceiling.

You can for sure live in this place, but the management is horrible. They never listen to any of the repair problems. They’re very unhelpful with anything and do not want to do there jobs they couldn’t care less about you. The apartments are new but gross, outside there’s always broken glass or trash and every other day there’s throw up in the middle of the staircase. There’s better options for better prices don’t settle for The Edge.

The worst place anyone could live. The roommate placements are a joke. I’ve put up with my apartment smelling like marijuana for the past year. I’ve dealt with animals living in my unit while I was specifically placed in a no pet unit. This place is infested with roaches- not “waterbugs”- roaches. There are people hosting parties and fires (on their patios) after hours. There are beer cans left all over the property. This place is a joke. I recently moved back home as I have 2 months left in my lease. There’s another tenant who wanted my room because her roommates are stealing from her and partying all the time. When I asked if I could be let go, I was told no because The Edge would lose that money. After all that I’ve been through and the extra charges that I’ve paid with no reasoning as to why, I don’t think they would be missing out on much with 2 months rent. I read a review saying the good ones are only from people who work here and I believe it because if you’ve spent time here, you know that this place is a scam and disgusting. I’ve met serval students at UCA who rent here and have moved out while being stuck in a lease because it is so awful. Do NOT lease here.
Edit: It is currently July 2024. I moved out in April 2023 and I have not and was told today that I will not be getting my deposit back unless I go through the company that last owned The Edge. I know it’s not the current people who work there who’s making that decision, but this place is crooked.

The Edge used to have fine apartments. Decently worth the price and things would break often but they would be fixed within the month, sometimes. But the new management is horrible. The grass hasn’t been cut in months, the public pool has turned black from filth, and the gate was crashed into and hasn’t been fixed, so it is open all the time. The management doesn’t respond since the renters can’t do anything. The only thing the management wants is to increase rent and make renters break their lease for the security deposits. Packages are being stolen, rent is increasing, nothing is fixed or maintained. Do not move here unless you can afford to do the managements job.

Do not get these apartments, you spend too much for everything to be broken and the management being apathetic and greedy. If you do sign here, make sure to document everything (via written or email) otherwise they will abuse their power.

Here’s my experience:
We had a roach infestation, they were even coming out of the ceiling fan… One night I woke up because a roach was crawling on my face. I dedicated a night to cleaning/spraying roach killer, and FOUND 7 roaches just by looking. Bug spray guys will walk in, spray one baseboard, and walk out; there is no roach prevention here.
Once, I woke up to random men in my apartment “spraying” for bugs. No knock, no nothing. I live in a 2 bedroom so I was home alone and not even dressed. Maintenance (when they actually come) will not knock either. You will never know when someone enters your apt.
The staff will be EXTREMELY rude if you come to them with problems. My neighbors have had a broken washer for months, leaking, dripping down into the apt under them - and the staff will not reply to emails or have maintenance fix anything. I have had similar experiences like this.

Do not sign a lease with the Edge. My son has lived here for almost 3 years and has never missed a payment. We actually pay several months in advance. There was an issue with our scheduled payment for 4 months at the end of January. His March rent was one day late and he received an eviction notice and was charged a $100 late fee.

Management is rude. It tooks MONTHS for maintenance to come fix our requests. Maintenance is friendly but it takes too long. Management has blatantly lied about having maintenance come fix our issues. Overall the management sucks. Hire better people.

The only good thing I can say about this place is that the maintenance crew is very friendly and does their job. Management is EXTREMELY rude, unnecessarily so. During my entire stay, there was a literal roach infestation, and someone came in and fake sprayed our place. If you move out early, you will never just pay to break your lease, they will charge you for ridiculous things and for as many things as they can. The noise and parties are completely out of hand. If you want reliable management you can trust and count on to go to with issues, this is 100% not the place for you.

horrible place. manager came into my locked room with a key while i was naked with two other girls who i didn’t know and instead of leaving, she yelled at me and let the people look at me. this was in 2017 and it traumatized me. i should have sued. i was weeping and the old blonde lady wouldn’t leave

Good place and decently clean rooms, but the noise/music is unbearable from these new people that moved in. It’s coming from building 5 bottom floor I don’t know which building number but these past few days have been terrible I have work in the morning and these people are blasting music so loudly that it keeps me up almost all night they keep the music blasting til 3 am. They need to realize there are literally people right next door and everywhere around them trying to sleep.

Hands down the best option to go with for wanting an apartment! The rooms/complex is extremely clean, the management is extremely easy to communicate with and are also extremely helpful with whatever you need, and it’s right across the street for those who go to UCA. I highly recommend The Edge for any students looking to live off campus, or anyone looking for an apartment in general.

the management crew and maintenance crew go above and beyond to help when in need! Emily, Kevin and Tyler are absolutely amazing and were so kind in helping me with my car! I’m so thankful for an amazing team at the edge, you couldn’t ask for better!

Warning: THE EDGE IS NOT THE PLACE TO STAY!!! They have roaches, Roommates are nasty, management is rude and comes up with new rules, fines every month and they change the rent very semester, I was charged $100 for being a day late for my rent!!!! They use to have a one time late fee pass but all off a sudden they don’t do that anymore, they barley repair or fix anything when you need it done, …..experience 3/10
