The AC/chiller goes out every summer and they always delay to fix it. I do not recommend moving here for that reason alone

I’ve lived here for 2 years and am still currently residing here. I remember before I moved into this apartment complex, the reviews made me second-guess my decision on whether I should pick this apartment complex or find another one in the surrounding area. Personally, I find it’s not the most upscale place to live, but it’s still a very welcoming apartment complex with some good amenities. Additionally, you have to consider everything, including the area surrounding the apartment, which is very nice compared to other places in Tucson. Comparing prices with other apartment complexes is also a significant factor, but I would say that, considering the current inflation rates in the surrounding areas, The Agave Apartments offer reasonable prices. I've also noticed some people have had bad experiences with maintenance and A/C issues, but in my personal experience, I’ve had to have the maintenance team come out and fix multiple things in my apartment. However, they’ve always completed the work orders in a timely manner, and I haven’t had any uncomfortable situations where they’ve entered the apartment without a heads-up. Overall, I would say it’s a case-by-case situation, but don’t be scared off by the bad reviews of this apartment complex.

I moved here from another state from a condo I owned. I'm surprised at how quiet it is considering how many units are here. Much more quiet than my previous residence Every one is friendly and the maintenance workers are exceptional. They've always responded quickly to the few issues I've had. The only cons I have is the parking. There's a limited number of covered spaces. The open spaces are very close to each other. This might be because im not used to parking outside. The other issue for me is the laundry room. Being a senior I prefer a washer and dryer inside the unit. Otherwise the location is perfect. All of my necessities are literally right across the street.Overall my experience even though I've only been here 6 months has been a pleasant one.

I've been here for 8 years and seen improvements in maintenance and staffing. It's not the most kid friendly atmosphere but the neighbors are pretty well vetted from what I can tell. If you are concerned about your maintenance needs, this is a good place. However, last year was horrible with pet owners failing to pick up after their animals, and allowing them to pee on the concrete. Terrible smell. I HAVE seen improvements in this! I just hope that it's kept up and we all have a good summer. I've been pretty happy here. That's my honest review!

Do NOT move here! The office staff is extremely rude, and they will force their way into your apartment for "checks". They have to enter your apartment to switch from A/C to heat and you can have one or the other but not both at the same time which is AWFUL for Arizona days that swing so much in temperature. On top of that the A/C is always breaking. They have to then send for a tech and after he eventually gets there it still takes hours to get any cool air again. Ugh. I had black mold all over my bathroom which they told me was fine but as soon as we moved out our health dramatically improved so I'm pretty sure they lied to me about it. There were giant cockroaches, termites and other things always in my apartment. Someone decided it was a good idea to plant flowers all around the pool and jacuzzi and there are constant bees. The basketball court and tennis courts are so cracked they are unusable. People do not clean up after their dogs and the staff does not enforce the no smoking policy. Well... they did once that I remember because of the weed smell and they threatened that if it didn't stop they would enter each apartment and do "smell checks". But they didn't care at all about cigarette smoke which I complained about the neighbor because of my small children. And unless you are willing to pay extra for a parking space, the parking situation is pretty terrible. I lived here for 2 years and it was the absolute worst place I ever lived mostly due to poor management. I have told everybody who has asked me to STAY AWAY!

The entire staff has been very pleasant in all interactions. Always friendly, polite, and professional. The only issue I have had that needed attention was successfully addressed by maintenance within the hour. The grounds are very well-appointed and well-kept. Can not say enough good things about the place and the people. Overall the best living experience I have had in Tucson.

It was a nightmare ever since I moved there. TERRIBLE MANAGEMENT AND CORPORATION. I lived there for 13 months and my AC broke down 5 times. The first time was when I moved in, I didn't have AC for almost the whole month of July. It took them very long to fix because the company who was going to fix it was waiting for them to pay for the estimate. Management was so rude to me and they kept saying the part was back ordered, when in reality they needed to pay for it first. I got a hold of corporate, talked to Angela there, and they got the problem fixed, since management wasn't doing anything. A little after, they fired everybody in the front office, but nothing really changed. Long story short, a month before I moved out my AC broke down again, different people went to try to fix it, but it never worked. I spoke to Ana, the new manager, and she told me I was going to be compensated for all those days. Ana talked to her boss Erica, but Erica only agreed to compensate me for 8 days in August. My move out date was August 8, so the agreement was that I only had to pay for utilities and not rent for August. I really think I should have been compensated for all the days in July that I went without AC. When I got my August bill, it showed the full month of August and after contacting the front office it did get adjusted but it was showing the 8 days, they told me I didn't have to pay for as compensation. I called and they told me that Erica changed her mind about my compensation and that I had to pay for the 8 days, by this time I had two late fees, but she said those will get removed. I disagreed with paying for those days and Ana told me Erica was out of the country and I needed to wait until she came back, which was going to be that Friday. I still haven't heard anything back after almost a month. I was also told corporate was going to call me, I didn't receive a call from them and I tried calling them but they do not answer the phone and the voicemail is full. I have sent emails and I they are just ignoring me. I have called, and Ana is busy to take the call. I am still waiting to get my deposit back, which they did tell me they were going to mail it to my new address. I am very disappointment, I always paid on time and I really don't think I am being treated fairly, not worth the 1,100 a month.9/7/2023. I continue calling, but the assistant doesn't know anything and the manager still in meetings.

I lived at The Agave for 2 years. I don't write many reviews in general, but I felt it was important to share my experiences at The Agave. I strongly advise against renting here. Despite personally participating in the move-out inspection and receiving reassurances about the excellent condition of my unit, the subsequent experience was far from satisfactory. Following nearly a month without receiving my deposit or an itemized deduction sheet detailing the withheld amounts, I had to initiate contact. Moreover, the issued check I received far past the 14-day period, amounted to approximately $100 less than the originally communicated refund. I had never had issues with this in past apartments, so it prompted me to research the matter. According to the Arizona Residential Landlord and Tenant Act (ARS 33-1321), landlords are obligated to return security deposits and provide an itemized list of deductions within 14 business days. Regrettably, The Agave failed to adhere to these stipulations. Despite making numerous attempts to resolve the matter, I encountered consistent disregard and evasiveness. Eventually, I determined that pursuing further action against them was not a worthwhile endeavor. The lack of professionalism displayed by The Agave throughout this ordeal has been deeply disappointing. As many of the reviews have stated, just to name a few of the many issues here, the parking lot is riddled with potholes, the dumpsters consistently overflow, law enforcement frequents the complex, the windows leak during rainfall, there is no in-unit laundry, and the laundry facility itself is plagued with issues. Additionally, the cooling system within your unit is not conventional air conditioning (AC), but rather an evaporative system. Consequently, it struggles to adequately cool your apartment during extreme heat and doesn't remove moisture from the air like refrigeration air conditioning does. During monsoon rains, the interior of your unit becomes excessively humid, with visible water running down the walls at times. I also observed mold beginning to develop in the vicinity of the closet, where the "AC" fan tends to leak. While the complex initially offered reasonable value for the area, recent substantial price hikes have rendered it less attractive compared to superior alternatives available at similar or slightly higher rates within the vicinity. It is in your best interest to avoid choosing this apartment complex as your place to call home.

DO NOT RENT HERE!!These apartments have the worst office workers, they are rude with a nasty attitude, only Denise was nice. One of the maintenance workers hit my car with his maintenance cart and butchered the whole side and end of my car. They never took responsibility for this incident. This was almost a whole year ago and I have yet to hear from the corporate office who according to the leasing office was going to contact me about this situation. The ladies in the office, some Angela from a Texas office was less than willing to help, answered the phone once and never returned any of my calls after. They asked for two appraisals, which I gave to them and it is as if nothing ever happened. Anytime I asked about it they were rude and claimed they couldn't give me information because they didn't know... then who knows if not the manager at the office???! Cops are always here and people are always fighting too. Gate hardly worked.

Lived here for about 3 years and there are good and bad things about this place. I’ll start with the good, 1) the complex was always very quiet and never had issues with neighbors 2) convenient location to grocery store, restaurants, etc. 3) rent was decent for a time. Now for the bad. Move in was an absolute disaster. The leasing agent sent me the wrong floor plan for a unit that was bigger than my actual unit and had to end up donating a lot of furniture because it did not fit. All they did was comp $200 off next months rent, like that was comparable for the hundreds of dollars of furniture I had to donate. They did offer a bigger unit but would not be available until a week later, which was pointless. There are no in unit washer and dryers which would be fine if the laundry room actually has washer/dryers that worked, were clean, or were open. With the price they are charging for rent now, it’s ridiculous that they don’t have in unit machines. The A/C and hot water go out several times a month and maintenance has the reset the whole complex which is extremely annoying. One of the biggest issues I had with this complex was maintenance. I would say that 8/10 times I put in a request they would enter my apartment without notice. As a female leaving alone this is extremely inappropriate and scary. I had come home from the gym one day and maintenance was in my apartment without me knowing. I ended up installing cameras and avoided putting in requests because of this. I also work from home and needed to know when maintenance would be there because of my meetings during the day and the time they tell you is never accurate. I understand that there could be delays, but there is no communication. Lastly, this complex is just old. The parking lot is literally falling apart, the fact that they call these units “updated” is comical, the windows leak when it rains and your A/C is leaky and covered in mold. There are other complexes in the vicinity that are comparable with price and the units are better maintained. I highly suggest you look elsewhere.

DO NOT MOVE HEREThe AC stops working when the power goes out, even if just for a second, and requires a manual reset by a third party vendor before it's usable again, which can take literal days, and the powers gone out at least three times in the last two weeks. And that's for the entire complex. Their best response is "Please be patient", which is pretty easy to say when you're not the one in the 103° degree heat. How is that acceptable?Hey management, maybe post that in your ads and see how many people you get signing up for a lease! What a joke.
