We solicited the help from Leslie Guiley of Bloomtree Realty to sell our high priced Sedona condo shortly after my father passed away. This was a long distance situation as we live across the country, involving a Trust. Leslie quickly passed the listing to her associate Sean Baguley in Sedona, assuring us she would be managing him and on top of everything herself. Which proved not to be the case. Sean's failings are too numerous to mention here--from his reluctance to install a sign in front of our home without a week-plus of prodding, to thinking we were in possession of our keys and garage door openers and we had not even been in the State of AZ since the condo was listed and had left all those things in his possession. He admitted he "believed" they were in the kitchen drawer, where he left these valuable items unattended during the entire listing, accessible to anyone viewing our unoccupied home. We have no idea what kind of marketing was done/not done, but we know in a seller's market, most homes in our community were turning over in a matter of days. Ours sat, rarely even being shown, for over a month before receiving one low-ball offer. I was consumed with other estate matters in those early weeks after my father's death, that my error was trusting that they were handling the listing properly. I do not believe they were. At one point Leslie talked about creating a "virtual staging" to boost the property which was never done. Sean's work was both incompetent and sloppy, up to assuring me someone would be coming to our home in PA and guiding me through the closing. In reality, the Title company this team hooked us up with just sent me the entire closing packet, with no forewarning, with the only guidance being "call if you have any questions". I never received any explanation from Sean or Leslie, why his stated plan of someone coming to my home to assist me never materialized. By the time I received those documents, they had sat in the snow for two days outside of a home I was not at, as I had no forewarning to expect them. The entire packet was filled with errors I had to strike through and write in the margins. I had one day to get them notarized and returned. Neither Leslie nor Sean did anything to intervene in this debacle, although they were cc'd on all correspondence. I sent those documents back completely insecure about having filled them out properly. Even the notary caught errors I had not seen. The closing started to go south at that point, also with the buyer having trouble obtaining funding and requesting delays. We were left hoping the deal would fall through, so we could begin again with new agents and a new title company as we had lost all faith and trust in this team. This was communicated to both agents. Leslie, clearly not up to speed about how and when this had "escalated", although had been copied on all correpondence. She requested a Zoom meeting, after I had emailed her saying I was not interested in any communication that was not documented in writing. As a trained nurse I know the importance of documentation and this was feeling completely tenuous. To get her up to speed, I re-sent two emails detailing the chain of events (that she had clearly not read). I never heard one word back from her. Ever. They collected their checks after the closing and disappeared. We completed the difficult closing right up to the Title Company putting the wrong account number in the wire transfer paperwork, resulting in our over half a million dollars being delayed and the wiring bank being unable to find any record of the wire transfer when I called them hours after I was assured it would be completed. You can imagine the state of panic this put me in--already not trusting the Title company who communicated all day they were having their "accounting department" look in to it and get back with me (which they never did). I have watched him sell, buy, build, create, problem solve, explain and work through challenges others would not consider. We were and ARE disappointed with Bloomtree and our realtor, Kerri J. We bought two houses with her, referred clients to her and closed on our house and never even got a thank you or any follow up. We were supposed to have a 60 day and 90 day follow up with a walk thru. That's never happened and now they're saying its an 11 month walk thru. Even on our closing day, they were trying to track down 'authorized signors'' to close our deal. Nick and Tammi Maloof need to take more ownership in this company. Not happy.

I cannot guess what the other realtors associated with BloomTree are like, but I can tell you from experience that David Hall is either incompetent or criminal. I recently put an offer in on a home that Mr. Hall is the selling realtor for. It was a low offer, as a walkthru (and talking with the residing tenants) revealed potentially serious mold intrusion as well as flooding issues. My offer was declined, and was told that the seller intends to sell the home 'as-is'. That may be, but there was NO mention of that in the MLS listing. More importantly, there was NO mention of these issues on the disclosure document. Did you miss seeing the sandbags in the back of the house, Mr. Hall? Did you miss the mold growing within plain view in one of the rooms within the home? Did you even bother to do a walkthru before posting the listing? Granted, the seller is the one legally obligated to make the disclosures, but YOU Mr. Hall are morally obligated to notice obvious problems with the property and advise your client to disclose FULLY.

I vehemently can NOT recommend doing business with Bloom Tree Realty. In my husband's and my opinion, Sarah B., the agent we worked with and employed by Bloom Tree Realty, was extremely unprofessional and unprepared to practice in the Prescott, Arizona real estate market. First, of our approximate 6 appointments, she showed up at least 5-10 minutes LATE to all but 1 showing. At one showing she admittedly showed up hungover. We can say that Sarah was accessible and flexible in setting up showings when requested. Second, we told Sarah we were looking for a home with a little land, half acre or so, and neighbors that were a little more spread out. The ONLY properties she suggested were 2 PATIO homes which had zero land and neighbors nearly sitting on top of eachother. Therefore we relied upon our own research. Third, we attempted to use Sarah's "professional" opinion about what a property might be worth. Since Sarah NEVER presented comparable sales data, we stopped asking her opinion about property values since her guesses were unsubstantiated. We did our own research to determine what we would offer. Sarah was responsive in writing contracts for us once we found a home we wanted to make an offer on. Fourth, the final straw was after an offer and contract had been signed. The following sequence of events ultimately led to our complete distrust of Bloom Tree realty in regard to their business practices and negligence in protecting the privacy of their clients information. UNBEKNOWNST to us, Sarah emailed our financial documents, our email addresses, our phone number and our entire real estate contract through her own unsecured email address that had been HACKED. Sarah blamed the loss of this private information on OUR email address being hacked. When in fact it was discovered that Sarah's email had been compromised, our information had already been stolen. I called Bloom Tree realty and asked if this was their standard business practice to email private documents over an unencrypted email server. The managing broker said YES, all Bloom Tree agents use their own email addresses to send private information. The real estate industry is well aware that hackers are specifically targeting realtor emails, yet they have not changed their business model in protecting client information. My suggestion to anybody hiring a realtor is to seek out a real estate broker whose concern in protecting your private information is a high priority. Bloom Tree/Sarah B. then attempted to have me and my husband sign an additional document that would have exculpated them from any liability regarding any damages we may incur. It may take us years to discover how the hacker may damage our identities. We obviously waited too long and should have found another realtor/broker. Unfortunately we did not research Prescott realtors, Sarah came to us via a phone call to Bloom Tree and she happened to answer the phone. Shame on us for not doing our due diligence in seeking out an experienced realtor and trustworthy real estate brokerage firm. The way our real estate transaction was handled was extremely distressing and unprofessional.
