This company is the worst property management company I have had to deal with. when I moved in the back yard was a mess, there were dead scorpions all over the floor inside. When I made them aware that it does not appear the home was cleaned before move in they did nothing to cure yet they took a cleaning fee non refundable yet they didn't bother cleaning from the previous cleaning fee from the prior tenants. I pay additional landscaping on top of rent they are now trying to charge me to pay to have the trees trimmed. They charge close to ~$100 a month for their fee on top of your rent. If you have maintenance request and something has to be fixed you have to pay the first $50 I'm in my 12th month of the lease, it had a start term and an end date I gave notice 4 business days into the final month which I was not renewing clearly they had not gotten the request to renew so they automatically put me in a month-to-month for me to stay an additional month. They made it so inconvenient to cancel a lease when there's already an end date! I have to walk in a handwritten letter signed and dated during their business hours they open late and close at 4 o'clock. That means I have to take time off of work because they will not accept an image of the handwritten signed and dated letter. Danielle star let me know she does not accept that and that she will put an eviction notice against me, and she highly recommends. I abide by their rules. She's on a power trip because she can ruin my credit for no reason they are literally holding a full month payment. Not only is she forcing another month but now Aug I have to pay the month to month rate! This is the worst property management company I have ever had to deal with.. if you see Opulent as a property management company you should choose a different house. These landlords need to take rescue who they are choosing and letting the fees come back to the renter. Horrible company

***DONOT RENT OR WORK WITH OPULENT*** Found opulent on Zillow, my family and I have been house hunting for over a month now and came across this group for a 4bd 3bth brand new build home. Contacted them on Tuesday March 26th about the home, got sent a text to contact Matthew Tarby. My fiancé & I texted him very detailed questions about credit etc. he told us requirements from owner we told him we were a few points shy of score which was 600 & that 1 person in home is way above required score (3adult family renting) WITH GREAT INCOME WELL OVER 3xs monthly rent! was asked if we were related which yes we are a Military family 3adults & 3kids. He said we were good to go. We asked if we apply that Tuesday would we have an answer and be able to move in Saturday the 30th we were told yes. So we applied and also scheduled to see home Friday(yesterday) @4. Mind you 3days has passed (now Friday) Which are the amount of days they claim they’ll get back to you with answers. I texted Matthew asking for updates I got rude responses or late after hours responses. Come Friday we called, we texted we left voicemails we asked the chat they have you talking to for answers and was getting no answers. Come time to go look at the house, we loved the home it had a few electrical issues but was a beautiful home brand new home perfect for our little family overall. We asked Matthew a couple questions he said he don’t know anything in that department all they do is have you fill out the application and they send it over to the owner and the owner contact them back on their time. We understood but was a little frustrated because it was now past 4pm the group close @4 so we knew we wouldn’t have an answer til Monday (so we thought). Fast forward to 2 1/2 hrs after we toured home we get an email from rent application saying “declined for credit” after we were told we were good to go. After hours of opulent being closed so we wouldn’t be able to contact them and ask questions and what a coincidence it was after we toured the home like as if they were waiting to see what we looked like before giving us an answer. WE WASTED 4 whole days of our time and money with no home to go to and still out searching for one for the time being. *****DO NOT WORK WITH THIS GROUP. Liars, unprofessional, inconsiderate & the R WORD IF YOU ASK ME!!! *****

I am a new tenant and as of my experiences with Opulent REG I have to say that I am not impressed at all. The unit itself was dirty when I moved in, the shower was broken (and currently still is) in the master bathroom and I'm still waiting for someone to come fix it.... And a shelf in door of the refrigerator is missing. I've been told that since I signed a lease taking the unit 'as is' that I will just have to deal with not having adequate shelving in the refrigerator. The point being is that it's quite clear that the tenant is the low person on the totem pole and they just don't care.

While the staff is incredibly helpful & kind, there needs to be a protocol or improved protocol in place prior to allowing property owners to utilize this management service. I am told there are cosmetic inspections done and nothing more. I lived in my unit for a month with an unfinished staircase and no closet rods. I’ve had to pay for my own pest control as well and I anticipate more expenses in the future as there is a towering amount of problems in the townhouse that have been fixed with a bandaid & expected by the tenant to fix. This is a unit priced over 2grand in the Scottsdale area. There are something’s a new kitchen can’t cover up. Do your research people and avoid this managements listings until changes have been made

As part of my efforts to shed light on the business practices of this property manager (PM) while managing a property for us, I filed a complaint with the Better Business Bureau (among others). My complaint included extensive photographic documentation showing the abysmal paint job done by a contractor hired by the PM. In the PM's response to the BBB, images of the property management agreement were included. Pages 8 and 9 of that agreement include personal information for my wife and me, including our social security numbers. NONE of the data was redacted, so our SSNs have been transmitted via email (probably not encrypted) which could lead to other issues for us down the road if the data falls into the wrong hands. The BBB does not need our SSNs to facilitate a resolution to my complaint. The attached photo shows the personal data redacted which is what this PM should have done. This exposure is due to 1) an unfathomable level of incompetence in this PM's office or 2) a complete lack of business acumen to retaliate against us in this manner. Either way, this is yet another data point regarding the heights of ineptitude that exists in this office. As was the case with my previous review, STAY AWAY FROM THESE STUMBLING, FUMBLING, BUMBLING IDIOTS!!!

I have been in the home rental business for over 30 years and I wish I would have been referred to Jim and his team 29 years ago. They are awesome! The record keeping, attention to all repairs and getting great renters is phenomenal! Anyone in Phoenix area needs to contact Jim!

The Opulent Real Estate Group have been managing two properties of mine for about 8 years now. I cannot say enough about their service and support! I live in CA and have not visited either of my properties in those 8 years. There has been no need to. They have been nothing short of excellent! If you are looking for a Property Managment Company you must give them a call!

update - they turn off the reply function so they can twist the story however they want. the last charge was added one month after they closed the account with me and without all the necessary upgrade they recommended the house was rented out in 3 weeks. some staff are very nice but this is the problem of the system. I have no intent to win any debate so i will leave it as this.originalI thought hard about it before I write this review cause I am not sure if my experience is special or representative but I feel it would benefit people who is interested in their service, or this kind of property management company to understand whether they are a good fit, what is the pro and cons, how they make money.full disclosure, opulent managed 2 of my properties in AZ for about 2 years while I live in california. for both property I had stable tenant who was renting the house before I transfer the properties to opulent real estate to manage.The main reason I selected them in the first place is cost. with 69 dollar flat fee it is much cheaper than most of property manager where the cost is typically 5 to 10%. However, there are several downside associated1. they actually provide only a platform for you and the tenant and nobody is really managing your house. ie. nobody knows about or care about your house. they were most time just blindly follow the system.2. their maitence cost is usually higher than you can find otherwise, which can really make the total cost very high if your house is old and do need regular maitenance.3. with very limited staff managing many properties, their response to tenants are slow, my tenants complained that they were never able to reach them over the phone, any maintenance request takes at least 3 days so the negative review from tenants here are probably true. The result is you will lose tenant. as a matter of fact, in one of the property ever since they start managing, I have to replace tenant every year.4 tenant replacing is the worst part. first they will recommend many unnecessary upgrade where they make lots of money. they really have no quality control of their contractors and their partner Vinny is a used car salesman, make sure you do not take his word for granted. they do not show house and only allow house touring with agent and their agent fee is over 500, way higher than the market price. this means you will have much less chance of getting a good tenant. they do minimum tenant candidate investigation as again nobody is managing or care about your house. one of the tenant they placed actually was running a half home at my property and they had no idea.5. what made things worse is the owner Jim is not a reliable businessman or leader. he will say anything to get him out of trouble. He is all just lip service and you will never find him admit any mistake or truely help you out of trouble. in a very hot housing market, they failed to rent my house out for almost 3 months after a bunch of riduculous upgrade recommendation. upon questioning, he claimed that I should cut my price to 25%lower than market price to be able to rent it out although in the beginning his staff recommended a much higher price following their market analysis. With all these conflicting and confusing message, 2 months passed and nothing happened. I eventually found a new property manager and she was able to rent my house out in half a month at market price. 2 months rental is much higher than the difference in management fee so you get what you paid for.looking back on my experience with opulent. if you have a very new house with minimum maitenance needs, you know your properties well and are willing to actually manage your own property and only want to pay minimum to use their platform, your house is in a good area that need minimum effort to rent out, their service might be good for you. otherwise, you might need to think twice.I also think all the 5 star reviews on google is very suspicous and does not fit my experience so do your research before you choose them. Positive experience. Their pricing was a huge reason why we initially chose them - no ridiculous smart home package, tenant care package, etc. Just up front pricing with the typical app fees and what not. We only had one maintenance request and they handled it within like a day and didn't charge us or anything. Would definitely recommend them.

Horrible. They will ignore all service calls and when you have no recourse but to contact the actual owner of the home. Then, Opulent blames you for their lack of response. They are a rude nasty outfit. Do not rent from these sleaze balls. I called and emailed so many times regarding the locks on the windows not working. When they finally came out, some pretend maintenance guy from Opulent, literally dropped off a few window locks and that was it. What a total joke these clowns are. They are a pure greedy outfit and will cut every corner to maximize every dollar. They are SLUM LORDS!

This company is horrible. I moved out of one of their properties. I paid $300 to have it cleaned and they turned around and charged me $400 for Janitorial. They also charged me for blinds that were broken when we moved in. They also charged me for removing a ladder that was the owners ladder. They kept $1885 of my $2800 deposit. This property management company is a BIG RIPOFF!
