AZ Coast Properties is the property manager of a RV garage we own. They are unresponsive and very unprofessional.......Would not recommend them and would never voluntarily do business with them.

Ask around ask realtors ask other properties do not use Ed from Arizona Coast properties. I am on the board in Lake Havasu city and has been our property manager since effectively August 2021. Ed does not hold regular meetings. Ed does not communicate with the community. Ed does not send out the financials to either the board members or the owners. Ed spends money on things in a brand new community that should be covered under warranty including a $700 expense to fix a broken spa heater without board approval and should have been covered under warranty. Ed also charged our homeowners association over $1100 for a bill for another community. Ed has not paid some bills on time let our liability insurance lapse. not gotten Board of Directors insurance as directed by the board until December 2021. not gotten quotes as directed by the board for services will not hold meetings in the evening after his business hours after 5 PM or weekends. I had asked Ed to put a discussion on the agenda about charging electric vehicles in the garages that is on the community electric bill. Ed‘s nasty response was let’s takeoff the garage doors and turn off the electricity then will know what kind of car the people are driving. Ed has not sent the builder letters getting him in compliance with the CCRs as directed by the board. Ed has not renewed our pool permit from the county leading to a late fee. Our pool company is terrible and did not properly maintain the chemicals which caused us to fail a pool inspection from the county at an additional cost of $75 for re inspection. Our brand-new community does not have a fine schedule and has issued letters and removed Owners from activities such as voting unilaterally without checking with the board of directors. When I told Ed I was going to reach out to his other communities and post a review on yelp about how poorly he manages our property he initiated a recall election to have me removed from the board of directors. Ed does not respond to request from the owners or the Board of Directors. I have requested for months and months copies of bills which until very recently were not provided to me and numerous errors were found. Ed has not done one on-site inspection that I am aware of I’ve asked him for notes dates and times of on-site inspections he has provided me none.Update!!So there were not enough votes to remove me from the board. So now Ed wants the board to approve an attorney‘s interpretation of state law, CCR and bylaws. Ed doesn’t understand that I would also get a lawyer and a judge decides and interprets the law and makes a decision not a opinion from an attorney who he pays for that an opinion at the homeowners association expense. This guy is such a sore l***** I told him if he and the other board member resign Ill resign.Update!!!!Ed finally resigned along with the other 2 board members. Things are looking up for our community.

Ed consistently worked hard for our HOA even when he had deal with a VP board member who was completely immature and unprofessional. Ed consistently kept his cool even when facing the rantings and lunacy of this rouge board member. Ed is a smart man who developed a professional business that has consistently and successfully managed numerous properties for many years in the Lake Havasu area. Ed, I would also like to praise you for your 30 years in law enforcement, injured on the job and built Arizona Coast Properties to professional and prosperous level. I highly recommend Arizona Coast Properties, Ed and his staff!

This organization is un-organized and un-professional. Things did not add up and consistently make sense leading up to me signing the paperwork to rent. Right before I was scheduled to sign the paperwork, they tried renting me a casita without any functional blinds/curtains over the windows. The only window that had blinds was the bedroom. When I asked them to clarify why they would not provide them when this is standard of every rental I've ever rented, they would not clarify or move forward after I asked for clarification. I do not recommend doing business with this organization.
