4 years in this building what can I say. First off health and safety issues, elevators barely working or failing to stop at the right floors (Ive seen the elevator open with the cabin not there and just a fall down) Ive seen homeless people come and go freely inside the building, berating people who live there. Ive seen more bugs then I can count, even for my clean apartment. Ive seen EMS and EPS fail to get in the building during emergencies because of POOR management. Tina is the only worker there who has actually attempted to help me. After that you have the rent which when talking to neighbors the price varies from $1000-$2000 for small 1 bedroom apartments. Would like to move but because a ton of apartments in the area accept students from abroad they think they can charge everyone crazy fees for apartments that are piss poor. Also if you like construction 24/7 and unannounced fire alarms at 3am this is the place for you!

DO NOT RENT HERE!The building is old and full of problems. COCKROACHES in every suite. The building floods and there is mold inside of the walls. People smoke crack and cigarettes in their units. Managament doesn't help with anything either. You pay $150 for parking just for your window to get smashed and the building doesn't help cover nor give you a discount on parking for their insecure parkade. The foundation in the parkade doesn't look safe anymore building looks like it's going to collapse. The maintenance guy in the building is good stuff tho, other than that everyone else is useless..

My family and I used to stay here for a year.We found so many problems in this building. My friend's rooms had some issues with cockroaches. They reported, and the management was silent until they emailed the upper management level. They can move to another room with the same rental fee.Moreover, we found issues with smoke and cannabis from neighbours, and the floor is very thin.Regarding this problem (Thin floor), I have two kids. Sometimes, they play, walk, or run, but always before 9 p.m. and not all the time they'd played and stopped, somebody complained about my kids' noise. The building manager at that time is so rude and non-reasonable. We tried to let her know about the time. Still, she did not care about anything, and she told us and threatened us because somebody phoned to complain us but direct to her mobile at 7 a.m. (Honestly, on the day that manager told us, my kids slept until 8–9 a.m.: somebody call her and lie about kids' noise or accuse us as fake story). It was her duty to receive that call, but she blamed us, and she never said sorry for her rude verbal and impertinent actions. We want to move out from that day, but still in the contract that if we would like to move out, we should pay for some money.Other rooms can open music and hold a party until midnight, but kids cannot play anything at anytime. We complained about that party and noise at midnight, but nothing happen.We decided to move to another room, and when we moved, we found that manager not working until near the end of our contract; that manager returned.In the new room which we moved into, there were no complaints or problems. It was so good until we decided to move out of the building. They sent an email about the fee Move out cleaning checklist. There is a fee which we have never seen before. We let the building management know, but they cannot do anything. When we moved out, I signed for a steaming carpet fee, which is not in our contract. We'd just found it in the Move out cleaning checklist. However, I emailed upper-level management, not that building manager, and upper-level management waived me for that steaming carpet fee.In winter, some homeless people come into the building and hide themselves in laundry rooms. They try to solve this problem by locking laundry rooms between 10 p.m. and 8 a.m. Sometimes, the laundry room is still closed until 9 a.m..In conclusion, more transparency in management is needed. There are pest problems, smoking on the balcony, leadership is so bad, and the building manager is rude.One thing that is so good for this building is the other guys except that building manager. All of them are so nice and gentle to us, but they cannot say anything because their head or manager is so non-professional and rude. If that building manager is not on the team, it will be significant to this building; from one star, it will be two to three stars.My recommendation is that if you have kids, please stay away from this building or be aware of the building which this woman manages for this company. Save your kids and your family. Choose the other building will be better.

DO NOT MOVE HERE!!! This will be a bit of a long review, but after living in this building for 1 year, I don’t want others to go through the same thing.Firstly of all, the entire building has a big issue with pharaoh ants, which are extremely difficult to get rid of. While I was living there they tried to treat the whole building, but only did one round of treatment (at least in my unit) so the ants returned months later. These ants are HELL!!! Trust me and look up pharaoh ants, they’re the smallest little ants I’ve ever seen and living with them for a year ruined my mental health. Self treatment doesn’t work, as the ants sense repellants and will split into multiple colonies. The worst part of this is I was blatantly lied to when I asked during the tour if there were any pest problems in the building. I was told there never was. But based on reviews this has been an issue for YEARS!! And I honestly believe they are impossible to get rid of in such a large building, without doing multiple consistent rounds of treatment in every single suite. I also later learned the building has a cockroach problem. Luckily I didn’t deal with roaches in my unit. I only found out, when pest control arrived and I asked about the ants, they said we’re here for the roaches. They do not want the tenants to know exactly what the issue is. And they are not willing to spend the money to treat the entire building properly, they will simply send out pest control once to individual suites if they complain. It is a bandage solution to a massive problem. A problem that they know exists, but refuse to fully acknowledge.The building management also has an issue with communicating with tenants. Despite being a smoke free building, I had a neighbour smoking in their apartment almost daily for months. I have a pet with asthma, and the cigarette smoke was impacting her health. Plus it smelled awful, and all of my stuff was turning yellow!!!! The ventilation in the bathroom is also poor, and the smoke came through there too. My bathroom walls would get condensation and drip with yellow smoke stains. When I raised this concern to management multiple times (around 4 times if I remember correctly) I was told they will send a notice. I never saw any change in the smoking. The only way they stopped smoking was after I wrote my own note and left it at my neighbour’s door. It makes me wonder if management even did anything at all. When I complained about it, I was told “a woman lives in that apartment”…ok and??? Are we assuming women don’t smoke???? I don’t care who lives there, fix the issue, I can’t breathe in my own apartment and my eyes burn. It’s wild to me that I wasn’t taken seriously, when my apartment got so bad that I had to shove a towel under the front door to be able to breathe.The elevator situation is also bad. They make a variety of concerning sounds and you can feel them shaking. They’re definitely very old elevators, that need to be replaced and get stuck often. Originally you couldn’t use the staircase from the outside because it was locked, and it doesn’t even go to the lobby. Both staircases lead to the back of the building. They started letting us use the stairs in the back when the only elevator leading to the parkade broke down. (Only one of 4 elevators leads to the parkade, and you can only access it from the lobby).There are significant issues at Jasper OneEleven, this is just scratching the surface. I have heard that the renovated suites have less pest issues, but personally I wouldn’t risk it. Save yourself the hassle and just rent somewhere else.

Horrendous place to live. Ants , cockroaches and horrible management. I rented this place thinking I’d have a nice view of jasper avenue only for them to build a giant wall over it , completely ruining my view and the light in my suit with absolutely no warning. They will completely scam you in the lease signing process amongst everything else , had flooding in my suit with raw sewage and they did not fix the damage. Other tenants smoking cigarettes in the building and management does nothing about it. They will not tell you about homeless people in laundry rooms and in building until you’ve signed the lease and paid. This is not a premium or luxury place but they charge premium prices. Do not let the new front entrance fool you. I’m warning you, do not live here.

I was told I would be approved for a suite, to be denied and ignored by building management and upper management as well despite being well mannered in communication. We waited a full week and were lead to believe we would be approved and have been ignored completely since being denied. This is unprofessional and inconsiderate of the fact that this puts us in a position of near homelessness when we were told we would be approved originally, not to mention devastating as we were very excited to move in and would have still if emails weren't being ignored.

Nice older building with renovated suites. Building management is communicative and helpful. Great location but south facing suites do get hot in the summer.

Moved in last month and have faced multiple security issues. Homeless people just walk in with sharp tools. Spotted shady people roaming around the hallways way too many times. I would suggest not moving here regardless of what deals they give you. NOTHING IS MORE VALUABLE THAN YOUR SAFETY

I have lived here for 2 years now, one of the best place's I have ever been at. The office staff are great, Tina goes above and beyond to fix any problems. It is an older place, but I would not want to give it up for any other complex.The other people that complain about Jasper on eleven are just being drama queens, every building will always have some issues, with that being said, the staff here are excellent to fix it.

DO NOT RENT HERE! GWL RESIDENTIAL ARE CROOKS!!! THEY ARE CHARGING ME 450$ FOR CARPET CLEANING WHEN I PAID 90$!!!THEY ORIGINALLY STATED I WOULDNT BE CHARGED 225$ FOR A "RESIDENTIAL FEE" AND THEY STILL ADDED IT ON THE MOVE OUT REPORT.SECURITY ALWAYS RACIALLY PROFILING ME!IF I COULD GIVE THIS NEGATIVE STARS I WOULD!!!

I’m pretty glad I live here and I come home to Jasperoneleven, it rules. The staff are incredible, I have great neighbours and this building is maintained so well that I am very proud to live here. I love where I live! ?

Excellent service from front office and maintenance staff. They are prompt in responding to concerns and despite the challenges inherent to managing a large rental building, they go above and beyond to help whenever they can. They know their residents by name and are respectful that this is their workplace but it's our home. There have been some major renovations and upgrades over the past few years - it's an older building, but well-maintained. Great location, possibly the largest balconies anywhere downtown, and terrific value for a rental.
